Consistently Poor Service at Spaces Vijzelstraat 68

We rented multiple units at Spaces Vijzelstraat 68, and our experience has unfortunately been very poor. In our view, several key commitments and basic facilities have not been delivered as promised.

There have been repeated failures to honor agreed arrangements. For example, we received a credit note for an agreed rent-free month, but the credited amount was never actually refunded. In addition, invoicing has often been unclear and lacking in transparency, requiring unnecessary time and effort on our side to understand the charges.

The level of service on site has been far below what one would expect from a professional office provider. The sanitary facilities are cleaned inadequately and are frequently left in an unacceptable condition. The office spaces themselves are also hardly ever cleaned. In practice, we have had to take care of this ourselves from the beginning, including taking a vacuum cleaner from the cleaning closet to clean our own workspace. That, in itself, says a great deal.

The indoor climate is another major issue. Since the third floor was renovated and divided into multiple units, ventilation and air quality have been insufficient. On normal sunny days, temperatures in the office already rise to around 27 to 28 degrees Celsius, making the workspace uncomfortable. During the summer period, this becomes even more problematic. For a professional working environment, this is simply unacceptable.

In addition, a printer room used by a neighboring tenant was put into operation without clear approval and without adequate extraction or ventilation. This has resulted in odor nuisance and exposure to fine particles in our own unit. In our view, emissions of this kind are not permitted under Dutch regulations. We have raised this issue repeatedly, yet no adequate action has been taken. If necessary, we will consider legal steps in this matter.

As an online marketing agency, we are fully dependent on stable and reliable internet. Unfortunately, this has also been a persistent problem. The connection regularly drops, including during client calls, directly affecting our operations and reflecting poorly on our own service delivery.

Overall, this location combines high costs with an unacceptably low level of service. It therefore does not surprise us that occupancy appears to have declined so sharply in a relatively short period of time. Overpriced and severely lacking in service quality. We would strongly advise others not to choose this location.

I’m very sorry to hear of your disappointment.
You are right: the credit note you received for the monthly fee should've been refunded to your payment card and I extend my apologies for this oversight.
The refund has now been processed and will be reflected on your card balance in the coming days.
The only billing query you have raised is about the annual indexation applied to your account. It was clarified to you by your centre team.
Your comments about the cleaning levels have been shared with the senior management team responsible for your centre.
They will discuss the cleaning standards in partnership with our contracted cleaning provider, and if any improvements are necessary, they will be implemented immediately. We appreciate your feedback.
We understand there were issues with the air-conditioning system last year after remodelling the third floor, but it is now fully functional.
You were previously offered different office space and the use of a portable air-conditioning unit, but you rejected both options.
The printer you refer to has now been moved elsewhere and whilst it was only located near your office temporarily, we apologise it had a negative impact on your overall experience.
We're conscious of the ever-changing needs of our customers and understand that some businesses need more than what our standard broadband offers.

contract opgezegd maar fakturen blijven ontvangen, 0 reaktie op mijn mails en nu dreigen met incasso....

Not transparent with their prices

I visited many co working spaces and chose them according to the prices they communicated. The receptionist in Vijzelgracht showed me arround and explained the structure. She said she will send an email explaining the different memberships and prices. I became a member aggreing to the prices I saw.
I tought Spaces was a legit respectful company so I didnt check my card or invoices. Then after 3 months I saw that they are charging me 20% more. I went to the same receptionist and asked. She first said, opps sorry because all our clients are companies I may have forgotten to mention that. She asked me to write it down through email. I did. Then she responded me with a screenshot showing a small disclaimer on the bottom of the contract which says Prices do not include tax, so its my bad and they can not give me back the difference or stop my membership without a fee. If this is not scamming “legally” I dont know what it is.

I’m sorry for your dissatisfaction.
The prices listed in our agreement exclude tax because tax requirements differ internationally, and our services are offered to customers worldwide. It is mentioned clearly in our agreement.
Our invoices are issued with tax in line with the specific country’s tax requirements. The same has been billed to you, and it is payable.
All our agreements should be ended online according to their notice period. I noticed that you have ended your agreement with an end date of 31 January 2026.

Totaal inflexibele organisatie.

Jaren geleden begon Spaces als een hele prettige co-working locatie. Nadat Amerikaans private equity de boel heeft gekocht, is Spaces veranderd in een zielloze, totaal rigide organisatie.

De druppel die ervoor gezorgd heeft dit wij zijn vertrokken: men bedacht dat een KYC proces nodig was en om hier druk achter te zetten heeft Spaces besloten onze post niet te geven zolang dit proces niet was afgerond. Direct de benodigde spullen aangeleverd, maar nee: onze post kregen we pas als dit proces was afgerond. Na 2 weken (!!!!!) maar eens gevraagd hoe het ervoor stond: "nee, helaas, men is er nog mee bezig". Uiteindelijk na 1 maand zonder onze post te mogen ontvangen, de stekker eruit getrokken. Post nooit meer gekregen. Wat een hardcore waardeloos bedrijf is Spaces geworden.

UPDATE: Spaces schrijft in een reactie op deze review

Itt tot wat je zou denken: dit betreft geen NIEUW virtual office, maar een contract wat al jaren loopt. Daarnaast: de overheid kan KYC verplichten. Snap ik ook. Echter, Spaces kiest er zelf voor om extra druk op het aanleveren van deze documenten te zetten, dat men doodleuk 6 weken je post niet geeft. Zelfs als je de benodigde documenten hebt aangeleverd en de afhandeling van het KYC proces puur en alleen bij Spaces ligt. Totaal onacceptabel.

Ik wil je persoonlijk mijn excuses aanbieden voor de vertraging die je hebt ondervonden.
We zijn wettelijk verplicht om antiwitwasregels te volgen bij het opzetten van een virtueel kantoor en dit proces kan enige tijd in beslag nemen. Aangezien we een overheidsprocedure volgen, zou het voor ons illegaal zijn om je virtuele kantoordiensten aan te bieden totdat het proces volledig is afgerond.
Je gegevens zijn al geverifieerd en alle diensten zijn volledig hersteld.
Je kunt erop vertrouwen dat je lokale team je graag helpt bij het nalevingsproces en klaar staat om al je vragen te beantwoorden.

I haven't even enter the office and the…

I haven't even enter the office and the experience so far is a nightmare:
1. After the contract was e-signed, they call me to tell me that the offer was not valid and I had to sign another contract to start the week after. No compensation provided.
2. The sale person called me every 2 hours to ensure I pay the invoice and even called me at 10pm at night.
3. After the new contract was e-signed, there were a HIDDEN COSTS that more than double the initial price that was shared on the phone
4. The sale person ensured that it was my fault not to have read carefully the contract. The contract balance did not contain the hidden costs and you had to read the small prints and compute the total yourself.
5. The contract starts on a holiday and I have no way to enter the facilities, nor any instruction. The sale person never mentioned it.
6. Even before I enter the office for the first time, they attempted to CHARGE ME FOR ANOTHER MONTH without notice.

At Spaces, we work hard to ensure full transparency in our invoicing process and we always ensure that any concerns have been clarified before an agreement is signed.
Our invoices are made up of two different types of charges:
1. Recurring charges like your monthly office fee, parking, signage… These are billed in advance.
2. One-time charges like meeting rooms, photocopies, admin support… These are billed in arrears.
All your invoices are available in your online account (Account section) and payable upon receipt but no later than the 15th day of each month.
Please note that you can review your agreement, invoices, check and amend your services at any time using your online account by logging on to myspacesworks.com.
