Totally disorganised
Abode were the estate agents for the house we were purchasing and we count ourselves very lucky that they weren't acting on our behalf.
On moving day, they royally screwed up our key collection, which meant we were delayed in accessing our new home once the previous owner had moved out and our removals team were sitting on the driveway unable to unload the vans for over an hour.
We had agreed to collect the key from the office the next town over from our new house, however, when we arrived, the office was locked. When we phoned, they explained that the office was unmanned and someone should have left the key in a locker that we could access with a code, but that this person was currently busy at an appointment and couldn't be reached. After a lot of back and forth and a stressful wait, another Abode representative had to drive out of their way to come to the office, and retrieve the key from inside the office since it had not been left in the designated locker.
Whilst they were somewhat apologetic, one of their excuses for the mistake was that 'completions normally happen on a Friday and not a Thursday'. When we asked if the representative could bring the key to our new house instead of us losing more time waiting at the office to have to then drive to the house, we were tersely reminded that the agreement had always been for us to collect the keys from the office. That was of course before they created unecessary delays due to their total lack of organisation.

Amazing Service
My husband and I brought a property from Adobe. From putting our offer in to completion, the team at Abode have been amazing. They made the process stress-free for us. I would highly like to shout out to Shell Dixon who helped us reach completion before Christmas. The Sales Progression team/Shell Dixon have been amazing with the constant chases to various people to see this through.

Absolutely excellent! I went to view a property they were selling. Well it was amazing. Louise negotiated my offer which was accepted. My home at this point wasn't even on the market. George came and met with Bailey my dog who insisted on being within the photos of our home and it sold within the first week. Communication is their key they are outstanding, the best experience I have ever had. Highly recommended and my sale and purchase is going through. Exceptional professional service. Thank you. Ignored sales enquiries, poor communication
Sent a sales enquiry via Rightmove and followed up with an email a day and a half later. Received an auto response saying they will reply to the enquiry as quick as they can…… well all I can say they must be extremely busy to not be able to answer a quick email within 3 days especially in a depressed/ stagnant market.
From experience with other agents, I’d say they are most likely bone idle and would prefer everyone else to do the work for them including potential buyers!

Worst agent in the Midlands
What an absolute disaster of an experience. Broken promises, no reply to emails. Complete ‘don’t care’ attitude. Have since gone with another agent who are lovely and keep me informed all the way.

It’s like trying to get blood out of a stone dealing with them. They give false information and swear what they’re saying is correct, then after 2 weeks of trying to get an answer from them to comfirm they act all snappy and rude about being completely wrong.

I had this company for my recent house purchase. The service was poor, the sales progressor never replied to emails, I mean never like after 2 months! It was a nightmare having to communicate with them between me and the seller. The seller once asked to get my email to speak directly but they refused to even ask me due to data protection! It makes no sense as I would have given my consent to avoid using them. If in the Derbyshire area I would try elsewhere if you are wanting a good service that is contactable. The only saving grace was the branch manager was helpful a couple of times when I would complain about the awful service but this didn't seem to prevent it happening again.

Simply outstanding
From the first telephone contact, the home valuation visit, the interaction with the team to agree the sales presentation, arranging viewings, carrying out block viewings, advising on best process to maximise sales value, to communicating with us at every stage….. we really couldn’t ask for better. The whole team are a well oiled customer service focused operation.
We really would recommend buying or selling through abode. Thank you mhairi, Anne and Jennifer for making a potentially stressful process extremely enjoyable and we have as much money as possible to put towards our new home
