My name is Noah, and I'm the Customer Experience Manager at Abode Money. I'm sorry you were disappointed with your experience. I'd like to correct a few misconceptions in your review for the benefit of prospective customers.

First, you purchased our "File Yourself with Expert Help" plan. As explained during signup, this service includes a comprehensive property analysis, an evidence package prepared for your home, and step-by-step instructions for filing your own appeal. It is not our Full Service offering, where our team handles the filing on your behalf.

Second, the savings estimate you saw when signing up was a preliminary estimate, not a guarantee. This initial scan uses available property data, recent comparable sales, and broader neighborhood market trends to identify potential savings opportunities.

The Comparative Market Analysis (CMA) you receive after signing up is a substantially more comprehensive process. Rather than relying solely on an automated estimate, your CMA is assembled and reviewed by a property tax expert who examines your home's valuation, relevant comparable properties, and the evidence available to support an appeal. Once your county releases its official Notice of Value, that information is also incorporated into the analysis.

In other words, the initial estimate identifies a potential savings opportunity, while the expert-reviewed CMA determines whether the available evidence actually supports pursuing it. These are two very different levels of analysis, and the latter is a core part of the service you purchased. It's considerably more involved than simply providing a list of recent home sales.

Sometimes, that analysis reveals that the evidence isn't strong enough to justify an appeal. We would much rather tell a customer that we don't believe they can save money than encourage them to waste their time and money pursuing an appeal that is unlikely to succeed.

I'd also clarify that the savings opportunities we identify extend beyond property tax appeals. Your initial estimate considers potential savings from homeowners insurance, exemptions, and mortgage-related opportunities. Those tools remain available in your account, although our records indicate that you have not yet taken advantage of them.

Finally, and most importantly, you were issued a refund as soon as you requested one under our Savings Guarantee.

I completely understand your disappointment that the initial savings estimate didn't materialize. What I cannot agree with is the characterization that Abode Money is a "pure scam." We provided the expert-reviewed property analysis included in the plan you purchased and returned your money when you were dissatisfied.

You did not receive the savings you hoped for, but you also did not lose any money.

My name is Noah, and I'm the Customer Experience Manager at Abode Money. I take concerns about the accuracy of our property tax appeal guidance seriously, and after personally reviewing your account, I want to address the issues you've raised.

First, our filing deadline for Kendall County is correct. The deadline for 2026 property tax assessment appeals is October 19, 2026, exactly as stated in our filing guide. This date is confirmed on the county's official website, which you can verify here:

Second, after reviewing your Comparative Market Analysis (CMA), I agree that the evidence we provided should have been better. Due to an oversight, my team failed to flag that some of your comparable properties were outside the acceptable lookback window.

I would note that using a comparable sale that has sold more recently is acceptable provided that the sale took place after the relevant lookback window closed. Nevertheless, the old sales should not have been included, and our analysis should have prioritized more recent, relevant transactions. In your case, we fell short of that standard, and I sincerely apologize.

Our CMAs are assembled and reviewed by property tax experts, and customers should be able to trust that the evidence we provide has been thoroughly evaluated. This report did not meet the standard of quality we expect from our team, and I take responsibility for that.

I do want to address your final point regarding customer service. We've reviewed our records and cannot find any emails or text messages from you raising these concerns or requesting assistance. Had you contacted us, we would have been happy to review the comparable sales, correct the issues, and provide you with an updated analysis. Our team is always available to help customers who have questions about their reports.

Your criticism of the evidence packet is fair, and I appreciate you bringing these shortcomings to our attention. However, we were never given an opportunity to address your concerns before this review was posted.

I'd welcome the opportunity to personally work with you to correct your analysis and ensure you have the evidence you need to pursue your appeal before the October 19 deadline.

My name is Noah, and I'm the Customer Experience Manager at Abode Money. I'm sorry we weren't able to move forward with your appeal this year, but I'd like to clarify what happened with your account for the benefit of anyone reading your review.

As we discussed on the phone, when you signed up a few weeks ago, you received an initial savings estimate indicating that we believed there could be an opportunity to save approximately $800 on your property taxes. This preliminary estimate is based on available real estate sales and broader market trends. Because it is generated before your county releases its final TRIM notice and before an expert can complete a full review of your property, it is an estimate, not a guaranteed result.

Once your TRIM notice was released, your property's valuation came in higher than initially anticipated. We then assembled your evidence package and had it reviewed by your local property tax expert. While there was some evidence on paper that could support a reduction, our expert determined that the county had stronger rebuttal evidence and that proceeding with the appeal was unlikely to result in a reduction.

At that point, we had a choice: collect the county filing fee and proceed with an appeal we didn't believe we could win, or be honest with you about what our analysis found. We chose the latter.

We emailed you with our findings and gave you several options for how you wanted to proceed. You chose a full refund, and your $99 was refunded immediately.

That's an important distinction given the claims in this review. You did not pay $99 and receive nothing, nor did we keep your money after determining we couldn't save you money. You received a complete property analysis and expert review, and when that analysis determined that we could not confidently recommend an appeal, we returned 100% of what you paid.

I completely understand being disappointed that the initial $800 estimate didn't materialize. We would have much rather delivered those savings for you. But characterizing the experience as a "complete ripoff" while stating that your $99 is gone simply does not reflect what happened. You were refunded in full precisely because we weren't able to deliver the savings opportunity you expected.

After investigating, we discovered that your messages were being incorrectly blocked by our customer support provider and therefore never reached our support inbox. That's obviously not the experience you should have had, and as soon as I located your messages and identified what had happened, I processed your refund in full.
I also want to clarify an important distinction for anyone reading this review. Your requests were not being ignored by our team. Due to a technical issue outside of your control, we simply were not receiving them. Once we became aware of your request, we honored it immediately.
You subsequently confirmed to me over email that the issue had been resolved and that, now that you were able to get through to us, you intended to remove this review. I can see you haven't had a chance to do so yet, so I wanted to make sure the resolution was reflected here in the meantime.
To be very clear, you were not scammed and we did not keep your money. You received a full refund as soon as we became aware of your request.
We absolutely take responsibility for the fact that you had such a difficult time reaching us in the first place, and I'm sorry for the frustration that caused. But I also want prospective customers to have the complete picture now that we've identified the issue, resolved it, and returned your payment in full.
