DON'T BUY FROM AMBASSADOR HOME/ LIESURE, BUY FROM A REPUTABLE HOUSE BUILDER INSTEAD..

If you want to buy a new home then my advice is don't buy from Ambassador Homes/Leisure, go to a REPUTABLE builder, not a bunch of hooks, crooks and comic singers.
The build standard and quality of finish is way below that of their competitors.
The Premier Guarantee they offer is not worth the paper it is written on, it only covers "structural defects" and even then PG are impossible to deal with.

Our legal advice regarding the Missives are that they only cover "Snagging" on non structural items for the first year. If the Snagging is not reported and the issues fixed within the first year then Ambassador wash their hands of them. What they deliberately do is frustrate any attempt to do remedial work within the first twelve month, with excuse, after excuse, after excuse and false promises. So for those customer who are asking about any outstanding Snagging, if it has not already been done you can forget about getting anything done. We had agreed six pages of non structural items, Snagging, with their customer service staff, them knowing that they would never undertake the repairs because they had delayed them 12 months.

The house my daughter bought had major Building Standards issues like the Fire Doors, Watermain, Handrails, Roughcast and Roof.

After struggling with them for over three years and getting no where with what they euphamistically call "customer service" we decided to take them to court. We are currently sueing them for £60K worth of Structural issues covered under Premier Guarantees scope of defects. Our court case starts this month, we have probably spent in excess of this in legal cost so far.
The staff and workmen they employ are badly trained and ever changing in a revolving door, here today and gone tomorrow, you never speak to the same person twice, and even if you do, none of them give a damn in any case.
Their management are the most unprofessional and disingeneous bunch of people that has been my misfortune to deal with.

If you are reading this, I plead with you please, please, go elsewhere.

I would also question the veracity of the reviewers who are giving five stars in this review, I have not met any resident in Ferry Gait that has a good word to say about Ambassador Homes/Leisure.

Please think twice about buying from Ambassador, they are your very worst nightmare.

If you want to be lied to on daily…

If you want to be lied to on daily basis, buy from ambassador. Bought a house in South Queensferry more than 2 years ago.
Our house was delayed by a year, where every month we were being told it would be ready next month. We ended up having to take a new mortgage, resulting in the house being 25k more expensive.
We still have outstanding snagging since week one. One of our bathrooms on the top floor has leaked 3 times already, each time due to a different fault with the installation. The latest round of ‘fixes’ left us with multiple wholes in the ceiling in our kitchen that are being patched next week for the past 9 months. The latest leak was finally attended to by begging builders on site, not via proper channels as those were useless as always. Once the work was done we discovered that the leak is even bigger than before, thank god i bought a snake cam after the previous leaks.
Our bathroom doors don’t close properly which have caused our 2 children under 4 to injure themselves multiple times by going in there and climbing on the sink. After raising it to the then site manager, and the fact that new doors ‘have been on order for the past 2 years’ we were told South Queensferry is an expensive place, and the fact that houses are expensive means nothing. We get what we’ve paid for.
We’ve probably spoken with their customer support hundreds of times via phone calls or email. At best they pick up the phone and tell you it’s the first time they hear of your problem and would call you back asap, only, so they can ghost you again.
Not to mention the infrastructure around here, the roads can be described as a minefield at best… beyond the potholes, the mud and dust everywhere, there’s obviously construction materials scattered everywhere. We’ve had a nail in our tyres twice, forcing us to change them, with my sister blowing her tyre on the curb when parking(which was chipped all over due to the massive machinery passing all the time). Landscaping is beyond inexistent, we were being sold hedges, tree lines and grass with red mono block across the development, what we have is low quality asphalt and a mud pit in front of our house for a hedge.

Bought a property from Ambassador Homes…

Bought a property from Ambassador Homes early 2024. Since then we have had outstanding snagging issue circa 2 years. Between extremely poor workman ship from first build to their various sub contractors they use to carry out repairs on the very long list of snagging issues is abysmal. Other excuses I have received is they don’t have enough funds sitting there as it is purely through investors.

We are now going on 5 weeks with a faulty heating system and leak which has caused a ceiling to partially come down.

They don’t seem to have any compassion or aftercare for their customers and expect their employees to take the responsibility for wrong doings.

The more recent staff I have been dealing with over the last few weeks have been nothing but helpful and supportive but they are also in a very difficult position.

Avoid buying from this company if you can.

We’ve now been in our Ambassador home in South Queensferry for 2 and a half years and still have snags outstanding from our first week. We were sold a “luxury home” but the finishing is far from luxury. I understand that some things may be missed or not quite right but we reported 117 issues within the first month. Can’t understand how so many could pass through their inspections to handover.

We’ve been going through a formal complaint process with them for two years now and have been assured on multiple face-to-face visits that our snags will be dealt with but they have failed to live up to their promises and have now stopped replying to emails. The high turnover of staff means you have to deal with different people and have the same conversations over and over again with little to no progress being made.

One (quite hilarious) issue we’ve had is with the hedges around our garden borders they missed. We were told they had to wait to plant them as they’re seasonal. Some months passed with other houses being built and having their hedges planted with ours still missed. Again we were told we would have to continue to wait due to the seasonal nature of these hedges. Over two years in and we were still being told these are seasonal - not sure exactly what season they’re waiting on!?

The estate continues to be a building site and that’s quite clear looking around. You have to be very careful while driving not to damage your car due to the poor quality of road surfaces and narrow bends. Multiple attempts have been made to start landscaping but they’ve given up before making any significant progress, leaving the shared areas looking like wastelands. What a stark contrast to the other developments in South Queensferry being built by other developers. Roads and landscaping being completed as they progress building through their sites, with the houses being built much quicker than they are here. I haven’t met anyone in this estate who did not experience lengthy delays to their house being built, accompanied by significant personal costs.

If anyone told me they were considering buying here I would strongly advise against it and suggest they look at one of the other developments in the area. Ambassador have been such a stressful company to deal with and I would implore anyone to avoid putting themselves through it.

Do not trust this builder

I provided the below review on Ambassador’s previous trustpilot page. They have rebranded with a new page to move away from their poor reviews. After a further year - we still have a long snag list and are being completely ignored by customer care. Do not trust this builder.

We moved into our Forthview home in June 2023. 17 months later we still have pages of snagging issues, most dating back to our 7 day snag visit (which was conducted well past this date). Unresolved issues include a brick missing from the exterior, a faulty and damaged door frame, a hole in our garage floor, no landscaping and countless cosmetic issues. Where we have had some issues attended to, in some cases attempts to fix issues has led to them being made significantly worse. Jobs have also been abandoned mid way through.

These homes do not have luxury finishes and the customer service is almost non existent. We have been made countless promises of action to resolve issues with little or no follow up.

What we were sold in the market suite is not what we have. In addition to the poor quality home and customer service, the site is left in a constant of state of disrepair with potholes, uneven surfaces and wastelands of dirt and weeds. I appreciate the site is not yet complete but you only have to look at other nearby new-build sites to realise the level of disrepair is not normal.

If you don’t have an extra £10+k to redecorate, possibly fit insulation in walls or replace windows or doors… don’t buy an Ambassador home. Unless you are happy to pay higher prices for the promise of a higher standard of home that you won’t ever receive.

I’d also urge anyone looking at reviews of this builder to look at the positive reviews. They are almost exclusively from people visiting the show home - all of which were posted after poor reviews started to flood in. Clearly a desperate ploy by this builder to try to remain above the 1 star they barely deserve.

Ambassador just don't care

Review of Ambassador Homes (formerly Ambassador Living):

Was tempted to give one star but at least they were good at selling the house to begin with.

Ambassador Homes were fantastic at selling the dream – polished brochures, smooth-talking sales reps, and promises of a high-quality home. But the reality once you move in (however many months or years later) is a nightmare.

- Constant delays: Every stage of the build dragged on endlessly, with excuse after excuse.
- Changing plot boundaries: What was agreed at the start mysteriously shifted, leaving ourselves frustrated and short-changed.
- Snagging work: The so-called “finishing touches” are appalling. Issues are brushed aside or patched up poorly, only to reappear weeks later. We even found Irn Bru bottles under our bath.
- Security concerns: There have even been police incidents connected to the site and lack of maintence/fencing, highlighting how badly managed and unsafe things have become.
- Zero communication: Now that the site office has disappeared, no one answers calls or emails. I'm now feeling completely abandoned.
- Infrastructure ignored: Roads remain unfinished and in a disgraceful state, despite repeated assurances they would be fixed.

Ambassador Homes excel at selling you the dream, but once you’ve handed over your money, they vanish. The lack of accountability, professionalism, and basic customer care is shocking. Buying from them has been one of the worst decisions I’ve ever made.

Quite simply, they just don't care about you.

Previously posted for Ambassador Living but reposting as company has rebranded to Ambassador Homes and created a new Trustpilot. We have been living on the Ambassador Development for 2 years. In this time very little progress has been made to the unfinished home and the state of the road is a disgrace. There has been a high turn over of site managers and sales staff and customer service have been extremely unresponsive to emails.

Visited the showhome in Jan 2023 and couldn't have been made to feel more welcome and left feeling super impressed and subsequently purchased off plan. Was told expected completion was May/June, it was delayed until end of Oct, with at least 4 completion dates given in the time, some moved with less than a weeks notice! We saw the house in Aug and there was not even close to finished so I don't know why they insisted they had no idea it wasn't going to be ready for the June, July and August promised completion dates. Actual build of the house is pretty good but the finish is poor, some extras incorrect, didn't arrive, installed incorrectly, were promised refunds in Aug which we're still waiting on and all emails are being ignored. We completed our '7 day snagging' and over a month later no one has come to rectify anything. We've also found out that the whole development is like to move primary school catchment area from an 8min walk to South Queensferry Primary to a 23 min walk to Echline Primary and since this was kept from us we have missed the consultation period. The whole process has been a series of false promises, overselling, internal communication breakdowns and downright lies which they fail to acknowledge or take ownership for. They sell themselves as a premiere developer but they are anything but. Luckily we quite like the house but I would encourage anyone else to actively avoid and choose another developer.

Top class service

I purchased my Ambassador home in Pollockshaws Glasgow almost three years ago and it was the best decision I ever made.

The quality of the build and specification in my home compared to other builders I looked at in the area was far superior and the the customer service I have received since being in my property has been has been top class.

I would be recommended Ambassador to anyone that is looking buy a new build home.

Honesty is key!

We have made enquiries about homes at Bangour Village, and what stood out was the knowledge and passion for the village. What was also refreshing was the honesty and professional humility shown by Jenny.

With almost 1,000 properties planned for the entire site, ensuring this is built as promised will no doubt come with its own stress and excitement. As locals, we’ve seen many new-build estates constructed over the last 10+ years, each promising not just quality homes but also amenities. However, once the public gets behind them, those promised amenities are often pushed aside, placing even more pressure on already stretched local services.

We were very strong in our opinion that if Bangour Village Estate promises amenities but fails to deliver, we will be extremely disappointed — especially as this has become an all-too-common pattern in West Lothian. Jenny didn’t shy away from that challenge. She assured us that not delivering amenities would be a failure not only to the village but to the wider community, and she was clear that Ambassador Homes are determined to learn from the mistakes made by other developers.

We know getting the original plan over the line took longer than expected, and COVID added to the delays, but Jenny didn’t rely on that as an excuse. Her transparency and straight-talking approach gave us real confidence.

Because Jenny was honest with us, we have no problem waiting. We welcome the regular email updates and look forward to seeing what amenities are delivered as part of the wider vision for Bangour. We’re hopeful that this won’t just be another housing development, but a true community — and so far, Jenny and the team at Ambassador have helped us believe that’s genuinely possible.
