Avoid at all costs
I unfortunately do not have anything positive to say about this property or the host.
I stayed in studio c. When I arrived the fridge was not working and there was mold in the shower. The room was incredibly musty and the smell was overwhelming. The room is also the only room off of the communal kitchen. It was incredibly loud, even late at night. You can hear everything - it’s like there is barely a door. You can hear every sound, every dish clang, everything. In the communal kitchen, the garbage was overflowing like it hadn’t been taken out in weeks.
The facilities are poorly stocked. No paper towers were provided, no additional toilet paper was found (even in the communal toilets). They are cheap and do not care about guest experiences.
I contacted Madalena (the host from AMS coliving) and she was beyond unhelpful. She told me that it was a co-living space and there would be noise. Some noise I was expecting, but this was really next level. She would not move my room or compensate me, despite mold being a serious health issue. She sent someone to fix the mold and the fridge. I asked her to please tell me when someone would be in the property and she kept saying “afternoon.” I kept asking for a time, as I did not want someone in the room without me, but she did not inform me and simply said “good news! It’s fixed!” The mold in the shower came back a few days later.
At this point, I asked for compensation, Madalena stonewalled me and ignored my problems. I was luckily able to get support from Airbnb, but this host had terrible customer service, did not care about my issues and would just throw a smiley faces at the end of messages as if that was any help.
I also want to note that the only other review said there was mold in the shower, so either it is a recurring issue or the host did not take care of it.
It got worse as the week progressed. The must smell stayed the entire time and then there were bugs. There were flies everywhere (im sure from the garbage in the communal space - which by the way three days after I told her there was a bunch of garbage, it was overflowing again and not all of it had been taken out the first time). There were also several spiders.
The kitchen in this apartment was a nightmare. It was tiny, the sink is impossible to wash anything in and water gets everywhere. Again they were cheap and skimped on paper towels, cleaning supplies, etc. There wasn’t even hand soap. This place is the cheapest of the cheap.
Then, the area. At one in the morning there was drilling construction outside, I wish I was joking. Between that and the kitchen I did not get much sleep.
I have never had such a poor experience in an Airbnb or with an Airbnb host. I checked out early because of all of these issues. It was so unpleasant staying here and I truly hope you stay elsewhere.
The property is on the 6th floor. The elevator was broken for 99 percent of my stay. Again, Madalena was absolutely no help and did not provide compensation.
The room itself is small than it looks on Airbnb (I had to put a chair on the fridge just to be able to open my suitcase). It is insanely hot and stuff and in general just feels dirty.
I do not recommend this space or AMC Co-living to anyone.

The private bedroom I stayed in was spacious and well furnished. It gave me the privacy I needed while still being part of a friendly shared apartment.

Booked for 6 months ending leaving in 5. Paid way too much. The room was ok, only that the wall was super thin and I could hear the people in the other room talking at night etc noises from doors was insane. Internet connection worked but was very slow and impossible to download a large file or update a game without blocking traffic for others for the entire day. There was a vacuum cleaner but it did nothing. Useless. No way to throw away the garbage when bins were full. Terrible!!! Kitchen, pans are in horrible condition. Only one washing machine for 10 rooms and one small drying rack inside the corridor to dry your clothes, a joke!! Impossible to wash the machine is on 24/7. When I told them I was leaving they kept pushing emailing me to get there check out date so they can publish the room instead of showing in form of empathy or reason why or thanking me. I wanted to see if I could get the deposit back earlier since I left earlier but got this super lame response back. Overall don’t go here!! Very bad experience . You pay way too much admin and cleaning fee for what you get. From the second you book online you then need to pay thousands of euros in advance which is not stated anywhere. Then you receive an email with your payment plan which is completely different from what you actually need to post in the tenant portal. It’s on the 5th floor but the elevator doesn’t work and the bottom floor is -1. These people are the reason why prices are so high in the city. It’s extreme exploitation of space without giving any service or comfort.

The worst experience I’ve ever had
The worst experience I’ve ever had. First, there was a construction site right next to the apartment, making it extremely noisy at all times something that was never mentioned in the listing. The street itself was also very loud. The hallway was very small, had no windows, and felt poorly ventilated. Cleanliness was a major issue in fact, nothing in the apartment was properly clean. The shower clearly hadn’t been cleaned, the bathroom rugs were in poor condition, and overall hygiene standards were very low. Even basic equipment like the vacuum cleaner didn’t work, and despite raising these issues, nothing was repaired or addressed. There were also frequent power outages, which made basic things like cooking difficult. Additionally, not all rooms had reliable internet or proper heating, which made the stay quite uncomfortable. The beds were extremely hard and the pillows were of poor quality, making it difficult to rest properly. The only positive aspect was the location.
Overall, a very disappointing and frustrating experience.

The staff made the experience smooth from the beginning.They communicated clearly and helped whenever something came up. It's reassuring to know you are dealing with a professional company.
As a digital nomad
As a digital nomad, I appreciated the fast internet and the comfortable workspace in the apartment. The environment is also very international, which made it easy to meet people and exchange experiences.

Je betaalt voor onderhoud en poetshulp, maar mijn kamer werd geen enkele keer gekuist in die 3 maanden en de stofzuiger werkte niet om zelf eens mijn kamer proper te maken. Na douchen liep de badkamer vol water. Er stond SCHIMMEL op mijn muur en na contactopname hierover duurde het nog 2 weken voor antwoord te krijgen. Het regende binnen, hier werd ook niets aan gedaan. Ik betaalde ook nog eens heel veel geld voor deze kamer om zo teleurgesteld te zijn en in de steek te zijn gelaten.
AVOID THIS COMPANY!!!
This is easily the worst company I have ever dealt with. There were constant power outages in the apartment, yet there was absolutely no rent reduction or compensation offered. For over two months, we experienced multiple power outages basically every single day. Instead of taking responsibility, the company usually just blamed us - the tenants.
The electricity problem was never fixed during my stay. (First power outage was in the beginning of October and I left 31st of December). I have multiple videos and pictures of these power outages and also emails that show how this company deals with problems. I’m also able to share those to anyone who wants to see how bad this company actually is. They didn't even gave the whole deposit back because we used too much "electricty". HOW THEY EVEN DARE?
The rent was nearly €800 per month and the apartment was practically unlivable. Food spoiled in the fridge and it was impossible to study, work, charge electronic devices or do laundry or even see anything indoors.
To make matters worse, if something breaks over the weekend, they simply say it will only be fixed during weekdays, regardless of how urgent the issue is (for example a leaking toilet or when the drain was clogged etc). So at the same time you are living in an AMS COLIVING apartment without fully functioning electricity, these managers are chilling at home and stealing every euro from tenants.
This is an arrogant company driven purely by greed. The lack of responsibility, customer care, basic knowledge of law and basic respect for tenants is shocking. I would not recommend this company to anyone. It doesn’t deserve even a single star. Problems can occur but then you either fix those or compensate it somehow. But this company doesn’t care about anything else than the money.
So please do not ruin your experience in Lisbon booking anything from this company.
Very bad experience with AMS Co Living…
Very bad experience with AMS Co Living in Lisbon.
During my stay I (01.feb. 20026-06.mar.2026) discovered a bed bug infestation in my room. I reported it immediately and the company carried out two fumigations. Unfortunately, instead of solving the problem, the infestation got worse and bed bugs started appearing in other rooms as well.
Because of the serious hygiene and health concerns, I informed them that I had to leave the accommodation. Despite the situation clearly being beyond my control, AMS Co Living refused to return my security deposit and also refused to refund the months that I had already paid in advance.
I consider this handling of a serious sanitary issue to be extremely unprofessional and unfair to tenants. I strongly recommend that anyone considering renting with AMS Co Living carefully review the conditions and think twice before signing.
Terrible stay
Hello, my name is Blanca and I rented a room in Lisbon with AMS Coliving. It has been one of the worst experiences I have ever had.
The photos in the listing are heavily edited and do not reflect how the place actually looks. In addition, the person responsible for the building, Francisco, treats tenants very poorly and spoke to me in a very disrespectful way on several occasions.
In my room, I had bedbugs for more than a month, even though it was supposedly cleaned before my arrival. The infestation was everywhere and it even affected my health, as I ended up with bites and rashes all over my body. I have evidence of this, including photos and videos.
To make matters worse, Francisco tried to blame me for what was happening in the room instead of taking responsibility or trying to solve the problem.
In my opinion, it was a very bad experience and I would not recommend it, especially with this type of management.
The biggest scam of my life
The biggest scam of my life. Exaggerated price, 0 quality. My room is in the kitchen, you can hear absolutely everything at all hours because the insulation is terrible. The wifi doesn't work, the room feels really uncomfortable to live in, there are many very deteriorated things. It is very difficult to rest and feel good in it, mainly because of the noise but also because of the mattress that is like sleeping on stones. I constantly feel that all they want is to take the money out of students and young workers without offering anything of real quality in return.
