Here is our experience renting a villa through Alex at Black Books. During this entire catalogue of errors Alex was absolutely useless, not once coming to our assistance or help. He was more interested in keeping on good terms with the owner.

AVOID!!! We rented a villa from Jan 2025 until Feb 2026. We moved in to water pouring through the roof. We had to rent another villa whilst the roof was being repaired. This took 2 weeks and the owner refused to compensate us. A few months later the lights at the villa stopped working. For 4 weeks we had no lights inside the villa. Eventually it was fixed, but the owner again refused to compensate us for the inconvenience. Many items in the villa are either not working (like the cooker extractor) or function badly (like the swimming pool). In the last few months of our rental the owner hit us with increasingly large utility bills. In the final month the bill for water and electricity was €5,000!! He deducted this amount from our security deposit and won’t enter into a sensible conversation about why. Finally, there is also a huge amount of construction going on around the villa. If you like paying a lot of money to live in this kind of environment, then villa Vivalto is the perfect villa for you. For everyone else, AVOID at ALL costs!!!

Horrendous! We rented a villa with this company ( Villa Vivalto) that was nothing but problems. We rented this long term (for 11 months) and arrived to a terrible leak in the kitchen with buckets on the floors and all over the kitchen, with water pouring through the ceiling, through all light fittings and electrics. The kitchen was unsafe and unusable. We had to move out and rent another villa and were offered no compensation. We eventually moved back in and then the lights stopped working in the whole house for 4 weeks and they brought us lamps! They eventually fixed this and this lasted a few weeks before they went off again at Christmas and again we had no lights. Renting this villa was a nightmare from start to finish. The icing on the cake was a €5k bill for water and electric for one month! Absolutely terrible experience from start to finish.

Whenever we’ve had issues with villa owners, they’ve always stepped in promptly, fixed the problem, and handled everything professionally. A Memorable Christmas in Ibiza

This year, we spent Christmas in a beautiful villa just a 5-minute walk from Cala Nova Beach, and it was everything we could have hoped for—an unforgettable escape with family, friends, and the kids. From the moment we arrived, it felt like the perfect place to create new traditions and make lasting memories.

The Villa

The villa was everything we needed—spacious, cozy, and full of thoughtful touches that made it feel like a home away from home. The living spaces were warm and inviting, with a lovely fireplace where we gathered every evening. The kitchen was well-equipped, making it easy to prepare our Christmas dinner, and the large dining area gave us plenty of space to share meals together. The bedrooms were comfortable and private, giving everyone their own little retreat to recharge.

The Location

The villa’s location was fantastic, just a short 5-minute walk to Cala Nova Beach. On Christmas morning, we all walked down for a refreshing dip in the sea—admittedly cold but such a fun and memorable way to start the day! The surrounding area was perfect for scenic walks, with trails through the natural beauty of Ibiza’s coastline and countryside. And if we wanted to explore a bit more, the main town of Santa Eulària was just a short drive away, offering shops, restaurants, and a lovely beach, making it easy to enjoy the best of both worlds—peaceful seclusion and vibrant local life.

Family-Friendly Features

With both adults and kids in our group, the villa couldn’t have been more perfect. The children loved having space to run and play in the garden, while we adults appreciated the terrace for long, relaxing conversations over coffee or wine. Everyone had room to do their own thing while still coming together for quality time.

This Christmas getaway gave us the chance to relax, connect, and enjoy Ibiza’s unique charm in winter. We’re already thinking of booking for next Christmas! A huge thank you to Blackbook Ibiza for making this holiday so special. It’s an experience we’ll always treasure, and one we’d love to repeat!

Alex went above and beyond to ensure we had the best time. He was really helpful during our check in and also jumped on a problem we had with the gate and central heating having it fixed that same day.

We stayed at a beautiful villa through Black Book Ibiza. Alina looked after us throughout the lead up to the summer. Welcome our group to the villa and was very responsive when we asked for more towels. An unexpected summer storm came through the island resulting in all pools needing a refresh. Team rush to resolve so we could enjoy the beautiful space.

Had a great experience with Alex and the team at Blackbook Ibiza. The team was super professional and always quick to respond. They really know their stuff and made everything so easy and stress-free. We rented two villas for our music retreat, and both were incredible. The properties were stunning and perfect for our needs. This must be the 7th or 8th villa I've had from Blackbook, and I continue to go back because the service is so good. I highly recommend them to anyone looking to rent beautiful villas in Ibiza.

We booked a beautiful villa in Roca Llisa for a week past summer and my experience with Alex was outstanding from the beginning to the end in all parts of communication - during spring months when we were looking for a house as later in summer before arriving to the island, check in to the house, during the week checking if everything is perfect, check out, after return with quick security deposit return...

Alex and his team at Black Book got us out of a huge pickle. The owner of the villa we had booked informed us a week before our stay that he had double booked the villa. Through no fault of, and without the knowledge of, Black Book. Alex and the team put in a huge effort to find us a replacement villa for 16 people with a week’s notice and the villa we ended up with was definitely an upgrade, and we had the most phenomenal week to celebrate my 40th birthday. Once we had arrived they were in constant contact to check we were happy, and having a good time, and whether there was anything they could do for us. Massive thank you for giving us the perfect week.

Great experience with Black Book thanks to Alina and Alex. Sometimes things happen out of a company´s control and this review is to say that Blackbook know how to problem solve and make things right! THIS is what makes a company great. It´s easy to say 5* when all runs smoothly, but sometimes harder when things are bumpy(again – out of their control! Impacts of the pandemic etc.).
Blacbook comms were timely, polite and proactive and for that I´d use them again and again. We finally made it to Ibiza (a year later than planned ) and the villa was AMAZING. Clean and with the most beautiful views and stunning amenities. The team was on hand all trip to support with bookings and orders on whatsapp. Keep it up Blackbook this is how is is done! Thank you for giving 10 of us the holiday of a lifetime.
