From 3 units to a $1.7 million deal in Puerto Rico

For years I told myself I'd scale up. 3 to 4 units felt doable, but anything beyond that felt like a completely different game.

The real fear wasn't the deals themselves. It was juggling all the moving parts when you don't have the network, the knowledge, or the backing to take them on. Smaller residential I could handle. The jump to larger commercial? That was a different conversation.

What almost stopped me was not knowing if the support would actually be there, or whether I'd end up paying and still figuring it out alone. A lot of programs tell you what to do, but I needed people who would work through it with me.

Before working with Georgy, I was stuck with a property that was losing money every month. I tried everything I could think of (finding better tenants, cutting expenses, shopping for better insurance...) but it still wasn’t enough. On top of that, I was holding myself back because I didn’t think I had enough capital or strong enough credit to move forward, so fear of failure kept me waiting for the “perfect” time to act.

I didn't know where to start and now I…

I didn't know where to start and now I have $300k for my next deal.

I knew I wanted to be a real estate investor. That part I had figured out. What I didn't have was a single clue where to actually start.

Underwriting? I was guessing. Finding a good deal? I couldn't tell a real opportunity from a trap if it was sitting in front of me. I'd go back and forth on the same property, weighing options I wasn't qualified to weigh. I'm a developer and general contractor by trade. I know how to build. That doesn't automatically teach you how to invest.

Cost and time almost stopped me from signing up. I kept telling myself it wasn't the right moment.

I almost talked myself out of it. Glad I didn't.

I had rentals, I was doing fine - but I knew I was missing something bigger. The cost and timing almost stopped me from joining. Classic excuses. What I didn't expect was learning an entirely different language. Commercial real estate went from overwhelming to structured.

My mindset flipped from operator to dealmaker and I'm now negotiating a multi-million dollar transaction, I wouldn't have even known how to approach before. If you're on the fence: stop
overthinking it. It's worth it!

I felt stuck. Turns out I just needed the right guidance.

Before working with Georgy, I felt stuck and, honestly, a little unqualified. I had started investing through short-term rentals and wanted to move into multifamily and larger deals, but I didn’t really know how to evaluate them.

I’d browse listings, get excited about properties, and then freeze because I lacked the confidence to talk to brokers, sellers, or potential partners. Too many unknowns kept me in research mode instead of taking action.

Since working with Georgy, the biggest shift has been confidence and momentum. I’ve gone from having very few conversations in the space to regularly interacting with brokers, sellers, investors, and other stakeholders, and I’ve put in more offers than ever before and expect to close on a large property shortly.
