With current Covid19 obstacles in place Charlecote Estates were very considerate and professional whilst undertaking house survey. Communication throughout process of booking survey, undertaking and reporting survey were exceptional. Would not hesitate to contact for future work.

Fast and excellent survey but wanted more money.
Fast and excellent survey. Telephoned on the day and emailed same evening.
Wanted £100 more for valuation and £30 admin fee (despite own company) as I wanted valuation after survey sent. Even mentioned on phone that he would have charged more if he had known the issues found. For this reason have not gone back for survey on second house purchase.

Hi, many thanks for your review and whilst I do appreciate your positive comments on the quality of our survey, it is important to present all of the facts correctly.
Prior to you instructing us I advised you in detail of the importance of having a valuation with the survey as this places a capital value on the property taking account of the defects that were identified within the report. We provided you with a quotation for this additional service of £100 inc VAT prior to the survey and despite our advice and guidance you chose not to proceed with the valuation, which was your prerogative. During the course of the survey we did identify a number of problems and you requested that a valuation was subsequently provided, to which we advised that as this was now post survey and instruction we would have to charge an admin fee of £30 inc VAT. This is because all of the original letters and invoice have to be reissued to show the survey and valuation product, doubling up on work already undertaken, further more the instruction and report format has to be adjusted on the systems we use. All of this takes some considerable time and as a result costs are incurred and we don't feel that it is unreasonable to charge for this.
In respect of our comments to you post survey, we advised that when we provided the quote for the survey based on our inspection of the particulars, the property appeared to be in a good state of repair and we quoted a fee that we felt would cover a property of this nature. Once on site it was evident that there were a number of issues and as a result the survey took considerably more time that we had originally allowed for and I commented to you in jest that had this been more apparent prior to the survey we would have charged a higher fee. I under no circumstances suggested that any additional fees would be charged.
In respect of the valuation fee, this was provided prior to the survey and therefor the time it took do the survey had no bearing on this fee, we were also completely transparent in respect of the admin fees.
I am sorry that you chose not you use our company for your subsequent survey and I do hope that the above has provided some additional context to our position and reasoning behind the necessary admin fees.

James was a delight
James was a delight - easy to engage with, quick to respond and very open throughout the process. The pictures and guidance in the report was very informative allowing the vendors and ourselves to understand any issues without any misinterpretation as to the nature of any issues. The verbal feedback prior to the report issue was also invaluable as it allowed to have some truly independent thoughts added to the discussion which in turn allowed us to make informed decisions. In short - he is most highly recommended.

super quick and painless
me and my partner are in the process of buying a house. After reading the reviews we decided to go with Charlecote Estates, and i can not say that we were disappointed. They were very responsive to our queries and offered us a sample of thier work to look through before we decided to go with them. They kept us informed of what was happening. Nothing was too much trouble. Very quick and professional service.

Excellent service
This building survey was only my third and first with Charlecote Estates. In comparison James provided an excellent service! I especially appreciated receiving a phone call once the survey had been conducted to go over critical points of the survey. The electronic copy followed shortly afterwards and in a first for me it included colour photos!
Would certainly recommend and use again.
