Avoid CmRENT at all costs

Avoid CmRENT at all costs – deeply unprofessional and unreliable
CmRENT have been an absolute nightmare to deal with. I strongly advise both landlords and tenants to avoid this company entirely.
They have withheld deposits from both landlord and tenant for over two months, despite both parties agreeing in writing on how the deposit should be handled. There is no dispute, yet the money is still being held with no resolution in sight. This is unacceptable and raises serious concerns about their processes and professionalism.
Communication is appalling. When properties were advertised, CmRENT failed to answer the phone for extended periods, not only to potential tenants but also to the landlord. This actively harmed viewings and interest and showed a complete lack of care or urgency.
The agent was given multiple opportunities to resolve the issues or take appropriate action. Each time, nothing meaningful happened. I was forced to put everything in writing just to get even basic responses, and even then every interaction was met with resistance, delays, or deflection.
What makes this even more disappointing is that CmRENT used to provide a perfectly acceptable service. That is no longer the case. The current operation is disorganised, obstructive, and unprofessional from start to finish.
If you value your time, your money, or your sanity, do not use CmRENT. There are far better agents out there. Avoid at all costs.

Honest Review from landlady...

I was a first time landlady and chose CM rent in Witham over other local letting agents to find tenants and manage the rent collection. During the contract process, they were unable to make specific amendments to the contract (which were legal and I had received legal advice on), which left me having to make manual hand written amendments to the contract myself with agreement from my tenants, which looked unprofessional and should have been managed as part of the fee I was paying.
The inventory was conducted without my knowledge and I had not yet removed all personal belongings from the property resulting in the inventory being incorrect and amendments needing to be made, which took months.
Failed to complete the standard property checks on time that were included in the contract, which resulted in me having to chase this and then not receiving any follow up or update on the visit.
They deducted money from me on more than 1 occasion, for things that I shouldn't have been charged for, luckily I always checked my statements. Waited weeks for email replies and failed to return my calls when voice messages were left.
I have since formally complained and other than trying to keep my business 3 days before it was due to end, despite having 3 months to contact me nothing was done about the lack of service that I received, despite acknowledging how poor it had been.

Would not advise any landlords to use this company unless you want to be ignored and not supported at all.

Do NOT rent with CHELMSFORD BRANCH!

The CHELMSFORD Branch are time wasters and extremely unhelpful. Samantha Beeson, Branch Manager, Dean Hinkins, Elissa Finlayson and Julianne Child’s the team leaders ALL IGNORE EMAILS when you have maintenance issues in the property. They’re all happy to collect the rent but don’t care how you actually live in the property.

I would NEVER recommend this estate agent to any friend or family. If you want a peaceful living experience then go elsewhere!

When there is an issue they make you call the maintenance team who don’t even answer the phone and when they do they don’t come out to sort the problem. For months on end we lived with problems and the house is falling apart!

Rude, Unprofessional and very unhelpful. Antony Turner apparently, The deposit specialist. Needs to specialize and have training in professionalism, customer service, Telephone communication and manners.

Constantly being mislead by using delaying tactics to release our deposit that have been signed off.

WITHAM branch are useless!!

Do not help with issues while living within the property for months and months on end. They were happy to have a child in a room with the shattered window for months. They allow landlords to charge you when leaving for wear and tear and do not reply to emails as they want to keep the business from the landlord so just gets them sorted. They work with landlord that are scammers and should not be within business! They do not care about tenants at all. Charge you extra days on the end of tenancy even though they have property of the keys and the property.

Avoid the Witham branch

Witham branch - AVOID AT ALL COSTS BEFORE LETTING

Before signing up for this flat we were told repeatedly that the landlord is lovely, wants long term let and tenant’s that will look after his property (we carried out all our own maintenance bar a few things). Fast forward and we were forced into near homelessness and to have to find the means to move out after CM rent told us a WEEK before our contract was up that the landlord has SUDDENLY decided to sell.. (baring in mind we chased for 3 months, contacting CM rent over 10 times asking if our contract was being renewed). Once the property was on the market they proceeded to instruct another team to call us ALL DAY every (from Bairstow eves) day to arrange viewings for new potential owners when we were packing up our lives and searching for somewhere else to live. Despite offering 2 dates for block bookings for viewings they messaged us about and called to the point of borderline harassment!!!

Deposit funds not released within 10 working days. CM rent continually told to stop using an old email address for contact but coincidentally STILL carried on and used the same email address that they were told not to use to keep contacting my partner when all other communication had been via me for 2 years.

Knowingly allows tenants to move into a property with no exit check, no in-date inventory and the keys being received by said letting agents the SAME moment they were handing them to us. Property filthy, had to argue to get cleaners in, broken oven, broken bathroom fan reported for 2 years causing severe damp (expected us to keep re-painting it) fought for 5 months to get a new carpet, walls used as a dart board by the previous tenant. Months of unprofessional arguments on the phone.

Office staff will put down the phone on you if you chase anything up or shout at you if you challenge them. If you are a tradesman they will delay to any maintenance or they sent a plumber to do a locksmiths job. You will get no thanks for any repairs you carry out making their properties look better and no reduction in rent, they just expect you to live in poor conditions.

Disorganised, uncommunicative, and negligent - listed an uninhabitable property

After being pushed back for a viewing and subsequent move in, we were presented with a property legally unfit for habitation - requiring us to cancel our move and spend a week getting a refund.

No communication between landlord, letting agent and us.

Property presented without cleaning.

"Temperamental" boiler - as it was told to us on the day even though they are known for half a week.

Rooms left undecorated and unusable which they intended to continue work on after we were to move in and "work around".

Toilets left unclean and nonfunctional.

All these issues and more (including those promised to be fixed prior to move in) were discovered by us on the day of attempting to move in - not sure what they classify as a rental inventory...
We had to cancel the rental and get a refund (for what we paid them). Even now, we are still out of pocket by nearly £2k, and a copious amount of stress, due to the efforts spent trying to move in.

One of the few letting agents now on our blacklist.

AVOID AT ALL COSTS
This company is absolutely diabolical , from the very first day of moving in we found mould hidden by canvases , water running down the wall in the living room and the electricity kept blowing due to the water entering the sockets. These issues amongst lots , lots more went unresolved for 13 months . The manager was shameful, they never took ownership of the state of the property and no documentation seemed to have taken place for the repairs . This is an HMO for students who had to endure all the terrible living conditions , with sometimes no heating , no electricity sockets and no washing facilities for 4/5 people , this is 2022 and people should not have to live like this.

If I could give zero I would - avoid

Awful company, have had a leak and heating issue since I have moved in which remains unfixed. They delay and deny constantly leaving my 3 year old and I with no effective heating and a property full of damp. The agents are inhumane, making you feel like you are the problem for complaining. They lie constantly and you have to repeatedly report the same issues. They get opinions from contractors and chose the one that suits them without fully investigating issues. I had a power flush done in Jan and I have been desperately trying to get them to look at it again, two British Gas engineers said it failed when attending on the other issue and yet they only took the view of the people who did it and categorically told me it was fine. Now the boiler has broken as it is so full of sludge.

I complained to head office and they said they weren’t aware of issues I had reported repeatedly and even had their replies! Then went on to say whilst they accepted there were delays there’s no evidence this would have made things worse… leaving a leak and not fixing it won’t make it worse?!? They will not accept any fault. These people should be ashamed of themselves

Was in bit of a tight squeeze. Staff really helped with negotiations with landlord to secure rental. All went well so happy to endorse. Staff I dealt with all helpful and professional.

CmRent & sales CHELMSFORD

I honestly don't know how the Chelmsford team can receive any negative feedback?
I used cmRENT&SALES to rent my property in Chelmsford and can't thank them enough. The team were professional, knowledgeable, friendly and to top it off found me a fantastic tenant. I have used other agents in the town but felt everyone really took a interest in providing me with a personal service, with none of the usual pressure selling associated with other 'typical' agents - you can tell it's more than just a job for them, it's a passion.

We were the first people, but few hours later still no response back from them turns out they had 13 other offers after me (never even thought to phone me or email me to let me know) We didn’t get the property but someone else did.

No communication, absolutely disgusting how they run things. We decided to go with
William H Brown as soon as we said we would put a holding deposit down we was accepted.
Do not go with CM RENT AND SALES you won’t be treated fairly.

Very angry Landlord using CM RENT full…

Very angry Landlord using CM RENT full property management service. Disappointed and let down by poor management of the tenant and property. The service from the Sales team was fantastic but the overall experience of using CM Rent was spoiled by inexperienced unprofessional individuals who think that its ok to pass the cost of their mistakes to the Landlord.

Cmrent and Sales Chelmsford

When I decided to look for a place to move into, I went to most of the estate agents in Chelmsford sadly non of them were interested in helping me. But things changed when I contacted the ladies at CMRENT. The ladies took it upon themselves to find me a home. Believe you me the ladies at CMRENT 23 Duke Street Chelmsford treated me like I am a member of their family. They didn't rest until they found me a place. I am now in my new place and now I can't help it but be thankful and recommend anyone to contact my winning time of ladies at CMRENT in Chelmsford and you will understand what I am talking about. What are you waiting for? Contact them. They are not miracle workers but they are good at what they do and are the best in Estate business.

Friendly organised staff who have been great right from the start. This is a company who go out of there way to get things done quickly for you, unlike other estate agents I have dealt with. Thanks Cm rent and sales Witham. Keep up the good work.
