I asked for a quote and received a prompt call from someone. He asked where did we get recommended from and began to list where ...online? Friend? Used us before? .. I just said ChatGPT and abruptly got told , "sorry we can't help...em we are over capacity.."ok. Fair enough so why not start the call saying straight away and say sorry we are unable to take you on due to over capacity? The way it came across to me is for some reason they didn't want online recommendations. Especially from ChatGPT My advice do not tell these people online or ChatGPT recommended them. Pretty sure If I said an estate agent recommended them they would have taken the job.

This is our 6th transaction with Cunningtons. Highly recommended. Special thanks to Michelle who has always been very responsive, proactive, and kept the process going with constant communication with buyers solicitors and estate agents. I shall happily use their service again.

We are very grateful to the entire team at Cunningtons for making the process of buying our first home, completely seamless and straight forward. We have heard so many stories about how the process can be tedious and particularly have heard about how the solicitors may be the ones holding things up or taking time to complete things; needing to be chased. In our case, we had the complete opposite and had such a brilliant experience with Cunningtons. Sarah Tuck, who was our named conveyancer, was wonderful. She worked so hard and so well with us. She was very efficient and got things done to a great standard. Sarah and her team provided an extremely efficient service to us and were on the ball from the very start! They completed documents in a timely manner, always kept us updated and also explained things clearly throughout the process. We would highly recommend Cunningtons anytime. My sisters and I recently sold my mothers' house through Cunningtons Solicitors, Chelmsford office. Sarah and her team were very professional and when asked to pursue problems in what turned out to be a very long and complicated sale, were very helpful and responsive, providing feedback or offering advice quickly. The solicitor dealing with the buyer literally made this whole experience for the buyer and me a living nightmare! Inability to reach Mr ZAHID NIZAM the Conveyancing solicitor or his manager Mr JASON BRADSHAW made the process unbearable. Unreturned calls, unanswered emails, failing to address crucial details and the pure arrogance of having your move in their hands has made me realise how important it is to find a decent caring law firm that is happy to communicate with you. We started our purchase process with Cunningtons in May 2025 and the experience has been extremely frustrating.

Our seller was very cooperative and had agreed to wait until 31 January 2026 to allow us time to resolve earlier lender issues. By November 2025 we had secured the correct lender and were ready to proceed. We also arranged the required £5,000 UK deposit in good time.

However, this final deposit check was treated as a routine process with no urgency, despite the strict deadline we were working towards. The verification was handled very slowly and updates were only provided once a week (typically on Fridays), which gave the impression that there was no real progress being made.

Because of this lack of prioritisation and delay at such a critical stage, the seller lost confidence, accepted a parallel better offer, and withdrew from our sale.

After waiting from May 2025 to February 2026, losing the property due to avoidable delays at the final step was extremely upsetting. This process cost us time, money, and a lot of patience.

Based on our experience, I would strongly advise others to think carefully before choosing this firm, especially if your transaction is time-sensitive.

My house sale and purchase were handled by the Croydon branch.

Despite withdrawal from my first purchasers late in the transaction the issue was handled professional and with little fuss.

My second buyer/transaction also had a number of delays but again the Croydon office kept the pressure on for completion.

Overall a good experience and would recommend Cunningtons.
