A very poor experience with FAM properties at Villanova. I would advise future buyers to independently verify any assurances provided about surrounding developments or facilities before committing.
Our experience with Fam Living was disappointing.
During the peak season, our unit achieved only 16% occupancy, while the broader Dubai market was significantly higher(82% on December). This reflects ineffective management rather than market conditions.
We also experienced a 10-day delay related to key handover, during which the apartment remained unrented. The unit was returned without proper deep cleaning and without a formal inventory check, despite contractual requirements.
Overall, the management performance did not meet professional expectations.
Huge thanks to Emirhan and Wyona at FAM Properties for helping me sell my apartment. They were efficient, transparent, and genuinely cared about getting the best result. Couldn’t have asked for a better experience — highly recommend!

"I want to express my serious disappointment with broker Tolgahan Aidemir from FAM. He provided incorrect information regarding the prices for the SAMANA RESORTS 2 project. Although I decided not to sign the reservation form, Mr. Tolgahan Aidemir offered no support in recovering my EOI (Expression of Interest) deposit of 50,000 AED, despite my persistent requests. To date, four months later, the funds have still not been refunded to me."
