Please do not rent with this company. A new property management company have recently taken over the building I live in (I assume Fresh got rid of it before they got in trouble), but the aftermath of their negligence remains. When I say I live there... I mean that I'm still paying to live there (and all the associated bills), but I've had to find another place to live for my wellbeing. Because of their ridiculous and uncommon 3 month notice period (who on earth even has anything over a month unless they're dodgy?!), I am paying double rent and bills until the notice period is over. The building has a bad leak, mould and now mushroom problem (yes... mushrooms)... the whole place needs to just be knocked down to be honest. Their service was poor and lazy... we were gaslit before we even moved in... the tenancy agreement was sorted out THE DAY before we moved in (causing significant stress)... the staff were largely incompetent and oftentimes rude. A member of staff is also clearly a creep asking me things like if I bring men back to my apartment (such a strange comment to make as an older male to a woman). There were also men in white shirts walking around everyday at some point as fire wardens but the communication around this was very poor. The place just had a weird, depressing, creepy, uncomfortable vibe and now smells like decay and spores. Honestly... I very rarely write reviews and if I do, they're usually positive. Luckily I can afford this costly expense but this could've put me in a very bad situation if my circumstances were different (either financially or health wise). Please save yourself the bother and don't rent with Fresh
AVOID Loxley Heights
Loxley Heights has been a terrible and stressful experience for me all through this last year! They cannot seem to get their app together and the new building that was just opened is has begun to fall apart. The automatic lights in the bathroom do not work, the flooring has started to lift near the windows, the flooring still has sticky stuff from construction that does not come off and not to mention the price is ridiculous for how rubbish this place has turned out to be!

To start of with, horrible website design and user experience. Second of all, terrible tone from the customer service on the line, no replies from the email. Felt bad for them working for such a low pay, but still, unacceptable attitudes.

If I could give 0 stars I would, where do I start with this accommodation? Firstly please take a look at my photos below before even considering having your child stay here. I arrived with my daughter on 11th September to have her moved in for her final year at uni. We picked up the keys from reception, went up to the room, had the shock of our lives. The room smelt like the tenant before my daughter had chain smoked 24/7, stank of urine, marks/stains all over the walls, broken mirror, the safety latch on window was broken, absolutely disgusting stained mattress. We took photos and went straight down to reception. We asked to speak to managers, but was told there were no managers in that day, we asked if there were any other rooms she could move into, we were told only one left (premium silver, more money for them) we asked if we could store her belongings somewhere until it was cleaned and repaired, we was told no, I then asked if they could let me know when it would be ready (1 day, 2 days ?) as I was not going to have my daughter live in such a disgusting state of a room .. and again we were told by the reception staff that they didn’t know !!!
After sitting in the reception area thinking what we should do, I handed the room key back to the reception and said we weren’t accepting the room the way it was and we decided we’d go and see if there were any other student accommodations available, we managed to find a room somewhere else, got paperwork and deposits paid and got my daughter moved in within 2-3 hours.
Onyx has a deposit of £150 of mine plus the first instalment which was paid on the 1st sept 22 of £1530, they are not refunding me this even though they are in breach of contract !! Now I’ve tried to contact onyx 100s of times but there is never any answer, I’ve sent a email, no reply, I’ve got in contact with citizens advice and wrote a letter(guaranteed to be delivered next day) which it was but they said they didn’t receive it (they did, as it was signed for)! For the first time since this all happened my call was answered and I was told that I would receive a refund only when someone else was found for the room!! .. that room was not fit for purpose .. it is not my problem or responsibility to find someone to stay in this disgusting room .. (AVOID C1004 ROOM D)
ONYX ARE EARNING INTEREST ON MY MONEY !! Next step will be small claims court !! AVOIDDDDD THIS ACCOMMODATION UNLESS YOU WANT WEEKS/MONTHS OF HASSLE TRYING TO GET MONEY THAT IS YOURS!!!
Shady Manager, faulty website & bad communication
I've been trying to get a room, I paid in the deposit, signed an agreement and created an account as requested to wait for more documentation to sign... worst experience from there:
- They emailed me from multiple accounts stating to sign documentation they did not send.
- Every time I called someone new was talking to me and had to idea what they were doing.
- It was shady that the manager kept on avoiding me, funny enough I've spoken to her once regarding this issue and then she ignored me completely when I called she was 'always in meetings' or she 'just popped out'.
- No one wanted to give me her direct email! I bet even if I got hold of it, I still wouldn't get a reply.
- the Pavilion Court email? not all workers have access to it, they can't keep track of your emails or records, when you call chances are you will have to contact them on a different email so there is no track records of your emails to one main account.
- I asked for a financial plan, they told me to 'borrow from family or friends' and stated I didn't even sign the documentation so how can they offer me a plan... seriously???
- I sent in documentation via email like passport photos to the account of one of the people dealing with this issue, they said they will upload it on the system... couple of days later I find out no one bothered to upload them and I still didn't receive the documentation because the software they were using had constant errors on their website.
- I finally got hold of documentation thanks to an amazing girl called Abi K. she was amazing help, the only one who was willing and consistent with my record and went out of her way to fix this, thanks Abi.
However... the story ends here before signing I looked at their payment instalments and asked for a financial plan this was then denied on no basis what so ever and even though I could afford the instalments I knew there was no point in doing this to myself and cancelled the application, I want to live in a place where I have competent working individuals not when there are so many problems before I even decide to move in... I cancelled the room and decided to go elsewhere.

I didn’t even want to give this a one star! To say poor management would be a nice way of putting it! for the past 4 months my flat has had a black mould problem due to a leak and they have done absolutely nothing about it other than wiping the mould of and painting over it! Unfortunately the people who built this building decided to put all the pipe work in a 10 foot void that you cannot access with out tearing out all the walls etc so when it comes to an issue like a leak they can not do anything about it!, me and my flat mates became very distressed because the mould was beginning to grow in peoples bathrooms and under their beds because of the damp because the water pipes run over the bedrooms! To this date nothing has been done and our tenancy agreement states that if our flat is deemed as unliveable they must provide us with alternative accommodation and deduction on rent! all of our tenancy’s expired on the 23rd July and nothing has still been done! so do not book with these people in the slightest they have poor management and the poor receptionist are always stressed here two have quit so far and the building has only been open since September! it’s a real shame that the management is like this because it is a nice looking accommodation but they don’t care about your welfares at all and all they want is your money!.

New Orient House - Worst Accom Ever
It was bad living here even before today, when we were told that a member of staff has literally sold/leaked all the residents bank details and personal information. They have not offered any form of compensation.
Staff let themselves into your rooms unannounced. We've had incredibly loud building work for months, all through exam season, with no compensation. We had a drunk man break in multiple times, he would sleep in the laundry room and wander round the building. Management still refused to give us 24 hour security because it would be 'too expensive', even though the rent here is extortionate. Rooms and kitchens had not been cleaned when residents moved in, some still had people living in them and there are frequent plumbing problems which has made whole floors stink of sewage on multiple occasions. Just don't live here.

I could not imagine any accommodation being any worse. In addition, the previous receptionist asked people to leave good reviews so many are fake. DO NOT live here.

Terrible student accommodation at NEW ORIENT HOUSE, LONDON !!
They have broken all terms of their legal agreement’s both for my daughter and myself as the guarantee.
We were given the keys to her room to find an existing tenant still in the room ! This is completely unacceptable! How can you take money and enter into a legal agreement whilst an existing tenant is still in the room and does not move out for another week .
Complete chaos and the member of staff working kept blaming it on a computer error , but there are numerous email threads between us and them stating the room is available and booked for the date we arrived to move in on.
They also have not cleaned the kitchen , it is filthy !
They offered my daughter another room in a different area of which the window was broken ! It could not be closed and the safety latch was broken , which is breaching health and safety as you could easily fall out of it !
We spent 5 hours waiting for an email confirmation from the member of staff involved in the mess!
Whilst we were there, there were countless parents complaining about how filthy and in maintained the rooms are!
DO NOT USE THIS COMPANY!!

Fresh Student Living is awful accomodation
This company are basically scammers and chancers disguised as a legitimate letting agency. It's been very distressing to stay in their flat and deal with constant harassment from their staff, who will for example merrily barge into your room without knocking (using a master key to barge into the flat first)... Four of their staff barged in while I was asleep naked, minding my own business on a hot day. It's ridiculous!
They have trashy rooms with crap cheap furniture , lumpy cheap mattresses, extremely crappy appliances in the kitchen which break constantly, broken door bell, broken plumbing, communal laundry with 2 machines for 151 people and at least one is often broken. You have to do laundry at 4am often! And they pretend to fix stuff when it's obviously still broken then harass you for complaining. Pretending nobody else is complaining about it is common and often a lie. The manager was a pervert too, he had weird fantasies about me shagging on the communal sofa and locked me in his office to "talk about multiple complaints against me" ... It turned out to be about that. None of my flatmates had (1) complained or (2) thought I'd ever do such a thing. They all think he sounds like a creep.
The views are usually of bins or scaffolding , and weirdoes are often roaming around the building as the front door security is not sufficient to keep them out.
Occasionally the water gets cut off or the fire alarm goes off constantly for a whole day. The lift breaks often. Everything feels cheap and a bit tacky.
For £180/week I'd expect better. But at least it was built. They sold a whole load of £220 studio flats next door and hadn't actually bothered to built the place before moving in date. Then, it immediately flooded due to their employee incompetence once they had finished.
Please look somewhere else, save your money and mental health
Lived at Onyx, their student accommodation in Birmingham, for my last year of the undergraduate degree. The people are working there are nice and approachable. However, everything else is 0/10. The building is not fully completed more than 7 months after its opening. All facilities are closed and the restrictions are tougher than the government guidelines. At the same time, nobody cares about other tenants inviting lots of people from the outside and not wearing any masks. Rooms are of very poor quality, I tried to clean the walls in my room and the white paint came off. And you are paying one of the highest accommodation fees in the city.

Please avoid this accommodation like the plague!!!
You’ll pay up to 1K for a tiny studio, which they won’t let you leave even during a pandemic. The place is clean but damn, it looks like s**t. No taste has been put into the design of the rooms, dirty walls, super cheap furniture that breaks halfway through your stay, you’re unable to open your windows more than 2 inches. You’ll also get to spend 10£ weekly for washing and drying your clothes.
I’m hoping this will get the attention of REBECCA HOPEWELL, CEO of Fresh Living.
Mrs. Hopewell, I wish you’d understand the struggles that some of us are facing in the midst of COVID-19, but as your lizard cerebellum will not allow you to feel even the slightest drop of empathy, what's the point of us even explaining? While many of us wish to return home to continue our studies, we are stuck here paying for your overpriced shoeboxes. For this reason, multiple students are in a depressive, suicidal mood, stuck in their dorms and you are making things more unpleasant for us, as we cannot see our families, nor invite anyone over (even though there are literally no shared areas - except for corridors - where visitors could come into contact with residents).
Your business practices are unethical and outdated. You can do much better given the fact that you are ripping off the students who are staying there. Until Fresh students will be able to terminate their contracts, these reviews will be up on Google for everyone to see 😊
The worst experience I’ve ever had
The worst experience I’ve ever had. Ended up transferring universities and they made me continue to pay rent in their property when I wasn’t even living there. They also refused any kind of refund when I was kicked out due to coronavirus restrictions.
I’ve sent numerous emails and made calls to them. All of them have gone ignored. They don’t care about students. They care about money.
Their advertisements are full of lies
NEVER BELIEVE ANY ADS. Thanks to them, I lost about $400. The staff there should know that not all students are rich and some and their parents work days and nights to afford living as a student.
So incompetent
So incompetent. Stubborn to a counterproductive degree, will most likely come back to bite their business severely, if it isn't already. Other than their stupid tenancy agreement, it's just the plain disorganisation and lack of respect/ communication that drives people as far away as possible and compels them to warn others not to get involved with the company.
I had the managers get my rent payment so wrong, that some other tenant's rent payments ended up being placed on my account so on the system it stated that both our rents had been paid, when only the other tenant had paid. I had went through the procedure of paying but no money was extracted from my bank account. This happened for two terms -that's thousands of pounds. They also breached this person's confidentiality to me and probably my own during this situation..... are they serious?
From what I gathered they just let their staff wing it with no formal training at all...the staff were utterly lost most of the time, I actually felt bad for them I don't think a lot of the mistakes made were completely their fault, they got the job and were left to figure things out for themselves, with no guidance as to what the right company procedures were, probably because I doubt the company has any...
After I spoke up they said no it was fine, no problem, that I had paid my rent; it took me actually having to seek them out a second time to try and flag the problem up again.They had no idea, literally had to explain the issue to them myself. If i hadn't been honest and spoken up about it they could've lost a whole year of rent. Would've been good for my bank account, but not my conscience, even if they wouldn't have done the same for a tenant.
However, when the incompetencies and apathy work markedly against a tenant, which is more often than not the case, then getting involved with them is regrettable to say the least.
