But it seems that work one way
You took someone who didn't pay the rent so how that happened
I read your feedback and I noticed that the photos on the website are not the right for the room Available.
So as I can see you had suspicions for me and I have suspicions for you too.
You never responded for any questions and you only sent automatic response with all questions.
You can block me or my email I don't care that political what are doing is unfair

Fake reviews, gaslighting and dodgy behaviour. Avoid.

Be very, very wary when considering this company as a potential letting agent. They use old photos of properties and will omit information about properties. In my case, they failed to tell me about a leak, mould and the mattress having stains from former tenants, which is a serious health risk.

If you make a complaint, they will engage in gaslighting or fail to address your issues properly. Effectively, you will be made to feel as though the problem is you, when it is not - it is them, and it is intentional. In my case, they even posted videos on Facebook about me which was extremely unprofessional. If you leave an overly negative review, they will flag it as "Defamation". In an email to me on 07/04/2024, they said "We would highly advise you not to make slanderous comments on our review pages nor try to tarnish our name to the landlord". Not only does this come across somewhat threatening, but it suggests they are using false defamation claims as a tactic to censor critics.

When you leave, they will also try to claim your deposit, regardless of how much of a good tenant you have been. They attempted to deduct "cleaning fees" from a friends deposit, despite the room being left spotless - as shown by photos and video sent to the DPS. In my case, they are trying to claim £800 for rent that is not owed, and have not addressed the pre-legal letter sent to them.

Beware that this company and Higson Homes Ltd are linked via the directors. Jason Kay has left a fake review for Higson Homes which is an associated company via the directors, which leaves the assortment of 1 review positive users questionable.

Edward this is the second time you have posted a fake review, the first having been removed from Trustpilot. You failed to pay any rent after moving in, and instead tried to bully your way through our attempts to legally obtain the rent for our landlord.
The Police threw your complaints out, and you have had every chance to obtain your deposit through the DPS but you refused their mediation because you know you owe the landlord a significant amount of rent and would lose your appeal.
In terms of your ridiculous accusations of false reviews, Jason Kay employed the services of Higson Homes in 2023 and after being so impressed with the service he received he then purchased part of that business and left a review relating to that experience.

Great Place Great People

Last October, I stayed at a wonderful accommodation on Anlaby Road in Hull. It was the perfect choice for my needs, especially due to its proximity to my workplace. The location was ideal as it was near my workplace, making commuting very easy. The accommodation was also conveniently close to various amenities and public transport options, making it easy to get around. The rooms were very comfortable and modern, with all the necessary facilities. The accommodation was always clean and well-maintained, providing a cozy and pleasant environment after a long day.

The landlords were exceptional, always attentive and responsive to any needs or requests. They ensured that everything was in order and went out of their way to make my stay as comfortable as possible. One of the highlights of my stay was the modern amenities provided, which included high-speed Wi-Fi and well-equipped kitchen facilities. The overall ambiance of the place was very welcoming and homely.

Overall, my stay on Anlaby Road was fantastic. I highly recommend this accommodation to anyone looking for a comfortable and convenient place to stay in Hull. The excellent service from the landlords and the modern facilities made it a delightful experience.

Though moving out is a hectic work but due to letting manager Malissa Kay my moving out was complete hassle free. She has with her diligence sorted every issue from deposit to contacting third party referencing like Homelet on time. Most amazing thing that she was responsive and prompt to take action. I highly appreciate her and her team.

I would even take the one star rate if I can. Very poor customer service. I've never experienced this before, it's over week and still haven't received a decision on my application. They can make before you even know it. I wouldn't recommend their services to anyone!

We have both a legal responsibility and a responsibility to our landlords to ensure all tenants are legally able to rent a property.
Had you provided this information to the referencing company your application would have progressed as was explained to you.
