Very professional.

We went for a house viewing with Mark. First of all he was very polite and professional. Secondly he was on time. He actually showed us around and talked to us.

Been with higson homes now for 8 plus years and could never fault them always get the jobs done to the houses like in the property I am in now EMMA DRUMMOND is so helpful and on with getting my repairs done

Shocking company

Shocking company. I was involved in my daughter's rental of a property they marketed and it was an unprofessional experience throughout.

Firstly, the application for the tenancy. The letting agents requested an unreasonable amount of information from us as guarantors which resulted in my spending a long time redacting copied of my wife's bank statements which would otherwise have disclosed ridiculous amounts of private information and I am not satisfied that the organisation will protect her data pursuant to GDPR. There was certainly no reference to GDPR and protecting data in any of the material I have seen from Higson Homes.

Secondly, my daughter moved into a house plagued by damp. This was notified to Higson Homes almost immediately after they moved in, and despite a six month tenancy was not even partially resolved by the time she moved out. Many, many photographs were taken and supplied to Higson Homes of the damp and receives mainly platitudes and excuses that no tradesmen could be procured to rectify the problem. Eventually, workmen were sent - in the dying days of the tenancy - to install a new bay window but the work was only completed the week the tenancy ended. In the meantime my daughter had to live in a property that was unhealthy due to the damp.

Finally, after the tenancy ended, Higson Homes had the temerity to claim that my daughter had caused the damp and claimed not only the deposit paid but also the cost of removing the damp that had blighted her time in the property. Today the adjudicator ruled in my daughter's favour and this blatant attempt to extort money from her was thwarted.

What a manipulative company. My advice is not to use their 'services'. Thank God my daughter bought a house and so didn't feel blackmailed to send this company money they were not entitled to in order to secure a reference for another tenancy.

Hopefully the new legislation around S21 notices will make it harder for companies like this to behave in this way.

Avoid at all costs if you value yours and your families safety whilst letting a property.

We have used letting agents for 6 years and never have I come across one so appalling. Avoid at all costs if you value yours and your families safety whilst letting a property.
We first raised an issue with a window that had rotten wood under the bay window which was letting tonnes of water in making the property damp in Oct 22, which HH acknowledged was the case. It ruined all of our clothes and furniture. The window was only replaced in March 2023, by which time we had found somewhere else to live because we just couldn’t bare it. There are over 30 emails from me and my partner to HH who regularly blamed us for not ventilating the property. We sent numerous pictures of mould covering the walls, so they were fully aware of our terrible living conditions, despite us getting a dehumidifier which was on constantly pulling pints of water out the air, not to mention the cost of the electric to run.
We are both asthmatic but again HH just didn’t care.
British damp proof came round and advised this could only be resolved by a course of extensive damp proof, which of course wasn’t done.
They arranged for 2 fans to be installed in the bathroom and kitchen- despite the riding damp coming from the bay window and poor insulation. When the contractors came to fit the fans they acknowledged this will do nothing to lessen the mould and is a cheap, common way to look proactive but doesn’t resolve the issue.
Now we have left the property, there is a claim on the deposit for 1.2k for mould on the walls… you just couldn’t write it!
Avoid avoid AVOID as they just plan to re paint over the mould for the next tenant.

Quick, efficient, great to deal with

Really bad experience

Really bad experience. Hope the next ones don't show this much lack of interest in renting the rooms!
Plus the price displayed on the internet differed from the price asked for when face to face. After being 16 minutes late. Lucky I called at 12, otherwise I would have waited forever and nobody would have turned up. No apologies for being late or any friendly vibe, just looked like I had bothered her terribly. I can't believe this is the way a viewing should go!

Disgusting attitude...

I moved into one of there shared flat properties in July 2022 and moved out in March 2023.

The initial sign up process was easy, booking a viewing was quick and had great communication. When I viewed the room, it looked okay, a little dusty but I didn't really go in and poke all the furniture up close.

When I got the keys to the property, I was absolutely gutted walking into my new room. There was a huge list of issues, with both my room and communal areas. My desk was broken and held up by a set of draws which wasn't visible in the viewing. The bottom draw of the chest of drawers was had no track runners attached. The sliding mirror doors was off its rails. The window sides were covered in cigarette burns despite it been listed as a no smoking property. There was boxes and items left from the last tenancy. The blinds where to short for the window so you couldn't get changed without the neighbours been able to see. What can only be described as yellow, possibly urine, marks covered over the sink. And white splash marks over the paint in the cupboards. Even though my bed had a new mattress protector on both the matress was covered in brown and yellow stains. I was completely distrusted and had to sleep at a friends house for a couple weeks until they eventually delivered new furniture because the room was just unhabitable

And as for the communal areas. Two of the three toilets had smashed toilet seats, the only remaining viable toilet was not usable as excrement from one of the other flatmates was left in the toilet. The showers had tiles falling off and a bike parked in one. In the kitchen, the dishwasher wasn't usable due to hygiene reasons. One of the hobs didn't work and the bins were overflowing attracting flies.

The majority of these issues should have been sorted before I moved in. The inventory document taken by one of their staff members does in fact outline some of the issues in my room. However there was no action plan until I complained. Once I complained it took two weeks to sort some of the problems. I believe if I hadn't complained constantly, they had no true intention of fixing anything.

Throughout the months I was there the washer broke down and wasn't replaced for 2 weeks. In which they didn't even offer to subsidise laundrette bills as it broke with no warning. The floor had a leak which they told us was been looked at however nothing was ever done. I meant we had to wear wellies and boots in the kitchen because the floorboards were bubbling black/brown liquid leaving pools everywhere.

The worst part about the whole experience, was having to speak to the staff. They are rude and belittling. They do not listen and do not take company responsibility for issues within the building. Disgusting, unprofessional attitudes.

All I can say is thank god, I don't live there anymore. I will not be renting with them or there company again.
