Elliot from hunter jones is a credit and a massive asset to the firm. He is nothing but patient professional and informative. I have been working with him for 2 years and his exceptional interpersonal skills relationship management is next to none. I have not experienced such a high standard of focus determination from anyone else nor any company.

HJ Collection Investment and Accounting Concerns
Four days ago I posted a review on HJ Collection Ltd. It was removed after HJ Collection objected to it. I had named the owner of HJ Collection Ltd and its accountant which does not comply with the Trustpilot guidelines. Therefore, I am putting this review back up with those names removed. Interestingly HJ Collection did not comment on the issues I raised in the review but chose to say that I hadn’t attended their roadshow. Well, I did and if they want to comment on this review I suggest they address the issues I have raised. I have also added some more information to this new review.
I attended one of the HJ Collection roadshows in Canary Wharf on 4th June this year, listened to the owner [name removed] and was given a highly professional brochure which I have reviewed. It all sounded very good, but then I started to look into it in more detail. Bearing in mind the owner [name removed] describes how he has taken in more than £100 million in investment over the last few years I expected the group would have a respected, well known accountancy firm and that the various HJ company accounts would be audited. After all, developers can say anything but the money doesn't lie.
I was surprised to find that the group accounts have never been audited and the accountancy "firm" (and I use that term very loosely) is called JM Cane Accountants. I looked this firm up on the ICAEW register which is a register of chartered accountants operating in the UK. There was no record of this firm. I also checked it for the name of the accountant in his personal capacity [name removed]. There was no record of this man operating as a chartered accountant. So the upshot is that the HJ Collection accountant is not registered with ICAEW which is ridiculous for such a large group.
I checked Companies House expecting to find information on JM Cane Accountants Ltd. There is no JM Cane Accountants Ltd. It therefore appears that JM Cane Accountants is a one-man operation without any evidence of actually being a qualified accountant. This enterprise is responsible for the accounts of all the HJ Collection companies handling millions of pounds.
I thought the accountant’s website might alleviate my concerns, but I was amazed to find that there is no website for JM Cane Accountants.
The problem I had is that I was told that if I wanted to invest I had to pay my money to the JM Cane Accountants bank account, not a bank account in the name of HJ Collection. Because of this I'm not even sure the HJ Collection companies have their own bank accounts. It is a very worrying situation and definitely not normal.
With my interest piqued I paid closer attention to the Investment Memorandum HJ Collection had given me. This investment brochure states that my money will not be fully invested in any project because HJ Collection is entitled to make deductions from it. Of course, I expected some small deductions but was shocked to read that HJ Collection can deduct up to 30% of my money to cover commissions and marketing costs, then another deduction of up to 25% to cover their working capital, and finally a deduction of “a small percentage to pay off previous loan note holders” ! My God, isn’t using fresh investor money to pay off earlier investors a classic description of a ponzi scheme ? Also, if HJ Collection is so successful why do they need to use new investor money to pay off old investors ? It doesn’t make sense.
The result is that they have the right to deduct 60% or more of investors’ money right at the outset. It’s scandalous.
This year 79th Group bonds were exposed as a fraud (£150m) and Godwin Capital bonds have gone bust (£150m+). Both of them had 5 star Trustpilot ratings until they were exposed.
On the basis of the weakest accounting history I have ever seen for an investment and the potentially huge deductions from investors’ money at the front end I won’t be investing and hope that the HJ Collection investors don't suffer the same fate as the 79th Group and Godwin investors. I urge others to read the Investment Memorandum very carefully and question everything. If anyone is happy to incur 60%+ deductions from their investment then they are a lot braver than me.

I have worked with HJ for a number of years and I recently completed an investment cycle and I’m pleased to say the entire process was seamless from start to finish. Not only did I receive my initial capital back, but the interest owed was also paid in full and on time.

The communication throughout was clear and professional, with regular updates that kept me informed of progress. I appreciated the transparency and the ease of tracking my investment. It gave me confidence that my money was being handled responsibly.

Was a bit hesitant at first but Elliot from their team gave a lot of reassurance and after I made the investment there was regular follow up and reports on how the investment was doing, company news on upcoming projects and progress in the same. Every payment was followed up with a phone call to ensure payment had been recieved.
Happy so far.

Update: As of 22 August 2025, HJ Collection 2 Ltd has repaid Loan Note Certificate No. 634 in full.

While the Estate acknowledges repayment has now been made, it must also be noted that this only occurred after nearly 70 days in default, the service of a Statutory Demand, and the publication of a public review.

Accordingly, no Winding-Up Petition will be pursued, and the Estate deems the Statutory Demand to be satisfied in full.

The details below remain published to provide an accurate record of the process that was required to obtain repayment.

I am the Executor of the Estate of Mr. Anthony Grindle, which invested in a Loan Note with HJ Collection 2 Ltd (Certificate No. 634). This Loan Note was originally believed to mature on 23 June 2025, but has since been confirmed by the company as having matured on 13 June 2025. It was not repaid until nearly 70 days later, following escalation.

HJ Collection 2 Ltd had been in possession of all required documentation for months, including the Will, Death Certificate, Grant of Probate, and Loan Note Certificate, together with full payment instructions. Despite this, repayment was not made on the due date.

Timeline of Events

28 April 2025 – Will, Death Certificate, Grant of Probate sent to HJ Collection with payment instructions.

13 June 2025 – Loan Note matured (company-confirmed date). No repayment received. No notice of any delay or rollover was ever issued, despite this being a requirement under their own contractual terms.

1 August 2025 – Final Notice of Default served by email (with all documents attached) and by recorded delivery (Royal Mail refs JS117202910GB & JS117202923GB).

7 August 2025 – Read receipt from HJ Collection confirms the Final Demand was opened.

11 August 2025 – Deadline under Final Demand expired with no payment.

18 August 2025 – Statutory Demand formally served by process server at the company’s registered office.

22 August 2025 – Repayment of £17,419.20 received. Capital and all interest, both contractual and default, has been satisfied in full, subject to the standard 20% withholding tax.

Throughout this process, there was no meaningful communication from HJ Collection until after the Statutory Demand was served and a public review was published. Repayment was ultimately made only after legal enforcement and escalation.

2 years ago I made enquiries into several different methods of investing in property, with a hands off approach.
I was a landlord and the whole experience of being a landlord turned into a nightmare.

I came across HJ Collection, and compared to all the similar companies I’d spoken to, theirs was a calm, informative, non pressured approach, which made me feel more confident and comfortable.

I invested in HJ2 and HJ 4.
I also visited 3 sites at different stages of development. Braintree, Lowestoft
As I’m in the building trade, I wanted to see as much of the process as I could and judge for myself the quality of the conversions.
I was convinced and proud to be involved.

I was regularly contacted by my allocated members of the investment team, in my case, Elliot, to update me on progress, upcoming seminar dates, roadshows, other investment opportunities and social events.

The whole experience is very personal.
Birthdays cards and Christmas hampers were an unexpected, but very welcome surprise.
The annual celebrations, the most recent being last weekend (09/08/25) & 10th anniversary gathering were great opportunities to meet other investors, network and have a brilliant day out with musicians, magicians, entertainers for the whole family, gorgeous food & drink, all laid on courtesy of Reece & HJ Collection.

As a young investor, investing for the first time, HJ Collections was the company I decided to invest with. These days, there are many scams out there, and even distinguishing a genuine company can be hard to trust. However, HJ Collections have account managers who are there for you in every step of the investment and beyond. My personal account manager, Mary, was 90% of the reason why I decided to invest. Of course, the investment proposal seemed quite appealing and trustworthy, but it was Mary who reassured me and made me feel very welcome into the HJ family. My expectations were exceeded when, even after I invested, the company continued to invite me to events and take me out for a site tour, which were all very unique aspects for me.

Trustworthy and Reliable
Dealt with HJ over 4 years, investing in Bonds and Property Development. All the investments reached the appropriate financial conclusions, and the return percentages were accurate to what was agreed. Some hiccups (mainly with the property development) caused the property purchase to be delayed way past the original timescale, with very little communication. My account manager was changed quite a few times (due to staff turnover mainly), although every individual I dealt with was professional and friendly. Recommend their services overall.

Good percentage return on my investment which came in handy when l bought a new car!

At first, I made the investment with a "give it a try" mindset, but the whole experience turned out to be very reassuring and satisfying. After the purchase, the customer service team was incredibly attentive — they called me regularly to explain the details of the investment plan and its progress, and they even sent me magazines from time to time with updates and future development plans.

Every time interest was due, it was automatically paid into my account right on time, which made things very easy. What impressed me the most was that when the investment matured, both the principal and the interest were transferred to my account on schedule, without me needing to do anything at all.

The whole process made me feel that this company is truly reliable and trustworthy. It gave me great peace of mind. I've already recommended it to my friends, and I’m happy to share this great experience with more people.

In amongst a myriad of investment offers, many of which are scams, cannot be trusted or at best lack transparency, HJ Collection through Dan Sakyi, stood out as a well managed business with clear strategy for value generation and connection to market demands. I felt immediately comfortable with their approach and transparency and Dan’s support was excellent. I will reinvest when funds permit.

Very happy with the HJ Collection service since getting involved 2 years ago. Luke & Reece have been on hand to help at all times, and good to see them at their events and sites when I am local. An update on my previous review, I have had a further 2 investments mature since then I made on behalf of my grandchildren, to which I have received income payments and one maturity so far. Next one is in September to which I will update. Well done again to the team!

I had a great experience with HJ Collection and especially with Elliot! My interest payments were always receiving hustle free and on time and I also received the full capital on the pre-agreed date. I was regularly kept up to date by Elliot about new developments and investments and I felt 100% confident that my money was in good hands. My account manager was a scam artist wholly backed by the organization in said scamming and arbitrary deceit who abjectly refuse to deal with the issues by the former. Everyone has heard of such scam artists and here it is on a platter "legalized" in the UK. Ergo, proving it is a fraud. They are ultra deceitful liars who should not be trusted.

I had a contractural promise that the 2 year bonds could be returned in 1 year upon 30 days notice. Of the 2 bonds, 4 months apart, suddenly the second one could not be done so. Beware of them.

Further they have not idea about the incoming or outgoing. It's a dice game if you benefit or lost after being ignored before escalating it.
