iTrip greatly underdelivered on our house and stiffed us on a refund

Our family booked a home in Crescent Beach, Florida, as we do every summer. We took a gamble booking from a company new to us called iTrip. If you're reading this, I am recommending you use VRBO, AirBnb, or anyone else, even if it means paying a little extra.

The house we booked, called Sunrise Point, was a 4BR/2BA which cost $6,800 for a week. This was perfect for us, especially since one of the bedrooms was a bunk room for our kids. When we checked in, the first thing we noticed was the bunk bedroom had mold/mildew across about 10 feet of the ceiling. We then noticed there were 3 unexplainable square (1 sq ft) holes in the ceiling, covered by return air vent covers. These holes were allowing unconditioned air to leak out into the air conditioned room, causing water to condensate and drip onto the floor and top bunks. It also clearly is what caused the mold/mildew issue.

We continued further into the main floor of the house and found 5 (FIVE) more unexplainable holes in the ceiling that should have been sheetrocked, all covered with air vent covers. These were all leaking out hot unconditioned air (it was 90 degrees outside) into the rest of the living area. We counted 10 different areas throughout the main floor that dripped water consistently from the ceiling. This is as unbelievable and uniquely stupid as it sounds.

My wife is a pediatrician, and upon seeing this bunk room with the mold/mildew, along with the water dripping in 3 different places, and feeling the hot air coming down that would have affected the kids on the top bunk, decided we were not using that room. If this were your family, you would have likely made the same decision. Instead, the kids slept on the floor in our bedrooms. This worked fine, but this was NOT what we paid for.

We called iTrip, and to their credit, their men on the ground were probably as helpful as they could be. Over the course of the next 3 days, they came out twice, once to check the AC unit (which didn't have an air filter, but was clearly working). They brought out towels to put on the ground until they came back days later to tape cut-out tarp to cover the holes. They cleaned off the mold/mildew with spray cleaner. And they all were flabbergasted with these 8 large holes. They said they've never seen anything like it, and apologized for not knowing about it ahead of time.

To make matters worse, this wasn't our only issue. In our bedroom upstairs, there was a portable AC unit, because the condo's AC unit didn't do very well upstairs. (Ironically, it probably would do perfectly fine if not for 8 random holes cut into the sheetrock throughout the house). Well, 2 nights into our stay, the vent from the portable AC unit came detached from the window it was venting out of, around 8PM. We tried to get it back in, as it was attached with duct tape, but it would not stay. We woke up 5 times throughout the night to a vent spraying hot air into our room, fighting against the cold air the unit was producing. It woke my wife and I up 5 times, and our kids up 3 times. It was a terrible night, all because the owner and/or iTrip not doing their job before we checked in. iTrip had a person come out the next day and re-duct-taped the window, which thankfully held through the rest of the week.

We've stayed in no shortage of vacation homes before, and understand things go wrong. But this house was a unique situation, and both the owner and iTrip dropped the ball with us. While we appreciated them showing up to put "band aids" on the immediate situations, this house was not even close to what we paid for.

The management company was aware of all of these issues because we sent detailed info and images to them. We were told by the customer service reps that management would call to discuss a fair refund, which we believed to be no less than $1,000. But days went by and nothing happened, so I kept trying to call but it always went to voicemail. After days of calling with no answer, we did finally get an email out of the blue iTrip was sending us a $100 refund. Still no discussion, and an insultingly low amount. After I continued to try to call and text, they did finally respond via text letting me know they thought $100 was fair and there would be no further reimbursement.

I considered trying to dispute a fraction of the charge with Amex, but I just got off the phone with Amex and they explained that iTrip would likely win any dispute because of their $100 refund. iTrip knows this game well.

iTrip did our family wrong with this house. Instead of calling to apologize, or refunding a truly fair amount, they sent us the smallest refund they could to shut us up. It speaks volumes to their character, and I strongly recommend you work with a more reputable company if possible.

Shame on iTrip. We hope they use the money they owe us to finish sheetrocking Sunrise Point.

As you noted, we took action immediately to make you and your family more comfortable. Our certified Air Conditioning Technician came out after-hours, and our iTrip employee and contractor worked tirelessly to meet your needs. We were happy to see that the repairs we did worked; we stopped the drip from the vent in the ceiling and closed off any spaces where hot air was allowed to enter so the air handler wouldn't need to work as hard (to counter the 90-degree temperatures outside). We are continually updating and improving the accommodations at the beach house to make it comfortable for future renters!

Stay away from ITRIP rentals!!

Terrible company that I have been fighting weeks to get a refund! Checked into the condo and it wreaked of cigarette and weed smoke so bad that it immediately gave me a headache. Sand covered the couch and beds were dirty and bathrooms covered in hair, even though the cleaning crew had just left. Called customer service and they sent a manager out and even though he himself was a smoker he said it was not livable and agreed to give us a refund. We had to scramble to find last minute accommodations, and have now been waiting over 20 days for a refund! VRBO refunded their portion in 3 days, I believe this company is trying to rip us off as they first said 7-10, then 7-14 days and now no response! Stay far away from any place this company manages!

Lack of Transparency

There was an apparent lack of transparency in regards to the beach AND pier being closed. I understand these things are out of their control, however, they did know about these things and did not inform us, nor did they have it in the description for the property. When renting a condo in part for the beach, if it will possibly be closed, that should be stated up front. We contacted iTrip and they refused to offer any sort of refund for the lack of transparency. We would not have booked this place had we known. In addition, we did not think the condo was clean.

This company is a SCAM

This company is a SCAM. DO NOT BOOK WITH THEM. I booked with them on Airbnb and a week later they sent me a long list of rules and policies. Long story short, they requested me to cancel because of my age. They told me Airbnb will decide if I get a full refund and not them. I only received a partial refund. Airbnb said the host would have to approve a full refund (which is the opposite of what the host said). I messaged the host day after day and they would leave my message on open and not respond. Airbnb then messaged me and tells me the host decided to not give me a full refund. When I messaged the host again they acted like they hadn’t kept my money but Airbnb had already told me they had decided to keep the money and not refund me. This was a FEW days prior to my scheduled trip so it was stressful not getting my money back and having to find a new place to stay. STAY AWAY FROM THIS COMPANY

I believe this company is a SCAM. I received a text inquiring about parking passes on a rental at Edgewater, in Panama City Beach, that I never had reservations for. We did make reservations at Edgewater with another rental company. Totally different unit than the one iTrip said I had. They then sent a link, which I knew not to open. I then received another text encouraging me to tap link that was sent via text. Also, during this time I called the number that was sending out text. Someone answered, which told me it was a personal phone, not a company work number. The conversation was very odd. A scatter brained lady said she would look into the reservation that I NEVER made, and would call me back. Two minutes later I received the text with a link. I never received the return call.

Stay away from this company

Stay away from this company. They sent us an email cancelling our reservation & stating our deposit funds would be refunded to our card. I called about the cancellation & they said they rebooked us but they never confirmed rebooking, then they send us an email with their cancellation policy & tell us we don’t get our money back because we cancelled with less than 30 days of travel when they cancelled & sent an email stating our funds would be returned. The right hand doesn’t know what the left hand is doing here. I wish I had read these reviews on Trustpilot before booking with them.

Edited to add: this was booked with ITrip in Panama City Beach. Itrip responded to this review before the time was up to submit my supporting documentation. They don’t seem to be able to appropriately follow through on anything they say.

Edited again - ITrip cancelled the trip before we ever stayed so how could we call saying there was mold in the unit. This company has no clue.

From iTrip PCB: The guest called when she arrived on 5/24 saying that there was mold in the unit along with it not being very clean, so she and her husband were not staying in the unit. The next morning on 5/25, one of our Property Managers, the owner of the cleaning company, and our operations manager met at the unit and spent three hours performing a deep clean and various maintenance tasks. After we resolved all concerns, our property manager met them back at the unit. The guest was impressed with the work completed but said they were pursuing a refund.

During our assessment, we found no mold in the unit. The pictures the guest sent to us and VRBO on 5/24 were pictures of mildew on the outside of the building, which we do not oversee. We're only responsible for the inside of the rental. The pictures received of the master ceiling was shadow where some of the popcorn texture had fallen.

We're sorry that this guest had this experience. We worked to address all concerns within 24 hours and offered the guest some compensation for the situation. The guest did not agree to this resolution despite our efforts.

iTrip has served the Panama City Beach community for over 15 years, and we encourage others to read reviews on other websites for a more accurate view of the iTrip experience. Thank you.

I wanted a ZERO score.from.this husband…

I wanted a ZERO score.from.this husband and wife duo that lie and rip people off. There rentals are awful don't believe their pictures online and even when their maintenance people told us about them they lied again . Don't expect a.clean unit when you arrive they are filthy and they say there inspection of housekeeping. We'll there's no house keeping and there's bo inspection. Stove and refridge didn't work ice maker had duct tape that was peeling off and they tried to blame us but there maintenance guys backed us and they said they ordered a new refridge n stove. Vut the low life owners lied instead of giving a partial refund.and the POOL was never cleaned or chemicals added ..total.rip off

Is there an option for -10? Do not book with this company. I rented a unit via VRBO not knowing what I would find. Well what I found was black mold and dead bugs and hair in the fridge and a stained box spring and an overall dirty environment. They said they could fix
the problem by cleaning the unit, which they did. It still smelled awful, you can't paint over mold! They refuse to give me a refund. STAY AWAY FROM iTrip! It should be "iRip you off"!

Wow came here and found that this is apparently a very common problem with this company!! Just read the reviews below and it is shockingly similar to my story!!

I wish there was a way to give negative stars. This company contacted us seven days before vacation to let us know that the house had been pulled off the market transferred to a different company. Then they admitted that they had known about the situation for two weeks. They refused to give me the owner's name or the new company's name to try to resolve the situation. They refused to refund our trip insurance money. It was too late to cancel the golf cart and they refused to compensate us for our expenses there as well. Kathy's total lack of professionalism and uncaring attitude that she disrupted a trip that was planned for almost a year is beyond my comprehension. I would stay away from this company at all cost

We booked a house in watercor Florida

We booked a house in watercor Florida. Listing said 4 minute golf cart ride to beach it was more like 20 if you wanted to park and enjoy beach. Golf cart had two broken seat belts. Parking brake did not work. Brakes had to push all the way to the floor. Shower in up stairs bathroom leaked into living room. Ice maker made 6 pieces of ice every 3 hours. Grill would not light with using a lighter. Which is super unsafe with a gas grill sitting next to the drive way with cars. Sofas were dirty. Black marks all over the wood floor. Non matching paint everywhere. Coffee maker messed up. And sitting on porch smelt like dog waste. 47 Red Basil Drive. Do not rent. Hope owners know. This company sucks. Filled dispute with credit card company for a refund.

From iTrip 30A Beaches: We tried our best to work with this guest before and during their stay. We worked with her on payment installments before check-in and continued regular communication during the stay. Our local team provides a direct contact for all guests.

The golf cart is working correctly, as this is a more modern style that does not require a parking brake. The brakes have been tested and work well. When contacted about the shower leak, we sent a team member out to the home. They confirmed the leak was caused by the shower door being left open when last used, and we had to repair the ceiling damage caused.

When contacted about the ice maker, we sent 4 bags of ice over in 24 hours and had the ice maker fixed within the same time. The technician also confirmed it was working. The sofas had recently been cleaned along with the rest of the home by professional cleaners. The other issues were not reported to our team until we saw this review. We will check on these suggestions.

As an established property management company in 30A since 2009, we prioritize guest service and safety. This home has 4.8 stars from other guests, and we encourage others to read other reviews before making a decision to book our 30A properties. Thank you.

Cancelled on me less than 3 days before my trip

They called me 3 days before my vacation to tell me the house I reserved 3+ weeks prior was sold and my reservation would have to be canceled. They offered me 2 other properties of theirs to choose from, both not even close to what I had reserved. To their credit, they did refund me but left me scrambling to find a new place to stay. Their “general manager” Debi was extremely unprofessional (couldn’t send me a PDF receipt of proof of refund, only a photo of her computer screen) and seemed like she could not have cared less about the situation they put me in. Avoid!

With this company you are rolling the dice on your trip

Got a call from itrip the evening before our morning flight to be told that they had double booked our rental in FL. No apology for their mistake just a comment of "they don't know how it happened". We flew to FL not knowing for sure we would have a place to stay. Got a text once we had already arrived that we could not have the unit we reserved but had been assigned another (lesser) unit. We were NOT happy with this unit but had little choice. Wish I could post photos here...lots of black mold in kitchen and bathroom and on air conditioning vents - concerns about air quality with so much black mold in vents, old broken furniture, on and on with issues. When I expressed our dissatisfaction with the relocation , again, no apology but I was told that I should be grateful because they had to move another renter completely off the property and I should "let it go". When I inquired about a refund for the difference in cost between the units I paid for and the one I was moved to... no reply, no refund. So.. if you want to pay good money up front for "maybe having a place to stay" and "maybe having a clean/safe place to stay", and "maybe " not being charged for a unit you don't get to stay in ... go ahead and roll the dice. Otherwise, I would recommend using a different property management company.

Very bad business practices

I tried to book a house through furnished finders and they changed the price at the last minute from 2500 to 6000 a month. Then I went to their website and found multiple other people already had this house booked for various dates during my stay.
If I had gone forward I guess they would have canceled everyone else's bookings.
These guys are not to be trusted.

After they left the reply I feel the need to mention that only after they tried to remove this review multiple times, first by saying I never tried to book and trustpilot found in my favor, then they tried to say the review was defamatory or had hate speech in it. Trustpilot again ruled in my favor. So even the reply to my review was misleading.

Despite attempts to reach this person about their review, we cannot confirm this person tried to book a vacation rental with our company. We also have no way of verifying which iTrip location is mentioned. This person has not included any information to iTrip that would allow us to confirm any of this information.
TrustPilot has decided to leave this review on our website even though 1. We cannot confirm any information and 2. The person did not move forward and book the property.
If there are listings on furnished finders, we will review those to make sure there are accurate prices.

Life happens but ITrip is inflexible - be warned

Let me start by saying - yes they were right, it’s in the contract BUT I didn’t want to cancel my booking just change dates due to my companions vacation request being revoked. Daytona Beach - Same room, less popular time (january 2025 from December 2024 - both long ways off). But nope it’s in the contract - no changes allowed, so I lost my deposit of $100 ($140 Canadian). So they got my $100 but they won’t get my rebook and get another $900.00. I’m going elsewhere. So before you book - make 100% sure life isn’t going to happen or buy their overpriced cancellation insurance

DO NOT USE iTRIP, EVER!

Unfortunately, this trip was less than ideal. Check in was Friday at 4pm, but we had not booked the reservation until after that, at about 6pm. We arrived at the unit on Saturday around 1am. When we got in bed, we were greeted by small black hairs all over the sheets, pillows and floor. It was obvious that this unit was not cleaned thoroughly, if at all. When we woke up, we went about our day enjoying the beach. When we arrived back to the unit around 5:46pm, I went to bathe my kids and realized there was red mold in the bathtub. I had a missed call from 3:20pm, a voicemail and an email from 4:14pm from iTrip’s office (which seems to be run by Price Morgan), the host of the unit. I saw the email, immediately called the unit manager, Mary, who did not answer. I listened to my voicemail, and to my surprise, they were planning to show the unit in the middle of our trip on Sunday at 1pm. On the voicemail, Mary said it was completely up to me and should only take about 5 minutes. I brought up via text that this was inconvenient as we had 2 toddlers who need naps, the tub was moldy and the hairs all over the bed. There was no response from iTrip until Sunday, the day of the showing. I had multiple calls with iTrip on Sunday to let them know that this was absurd. If they had a showing, this unit should have been blocked off. Emily from iTrip told me “Per the agreement you signed, we only have to give you a 24 hour notice.” It was less than 24 hours, FYI, if you want to play these games. She made it clear at that time that I could not decline, and it was not up to us, and now it was going to take 20 minutes. She went on to say they had been trying to reach me about this since Friday afternoon (keep in mind, I booked at 6pm on Friday and there was NO discussion about a real estate showing.) I called them out, said that was not true and we do not consent. She went on to tell me the only way it can be resolved is by allowing the showing and then someone can discuss my concerns with me. We begrudgingly agreed. I decided that all of this sounded like BS and there is no way this is Airbnb’s policy. I called Airbnb who informed me that this was a complete violation of their privacy policy and hosts are NOT allowed to schedule showings while the room is booked through Airbnb. I called iTrip back to inform them of this, and Emily apparently did not know how to work a mute button, because I heard her when she put the phone down to say “she is now rejecting the showing and says this is against Airbnb’s privacy policy.” I told her that I could hear what she was saying, the call disconnected. After multiple calls, iTrip and I ended up landing on the agreement that the host would refund $100 back to us for the inconvenience of the showing, having to rearrange our day, clean up the unit and having to vacate the unit, as well as $245 refunded for the cleaning fee since the unit was 100% NOT clean in any way. We agreed we would be out of the unit at 12:45 and would return after an hour. At 12:41, 4 minutes before we were to be out, after we had rearranged nap times, cleaned the unit, vacuumed, did the dishes, etc., Emily at iTrip called to let me know the showing had been cancelled. If you have toddlers, you know how difficult being ready on time is, changing naps, etc. Additionally, they would only refund $245 for the cleaning fee, have not seen that refund yet. Our entire trip was ruined dealing with their disaster. Price Morgan/iTrip is a liar. They wanted to cover themselves since they had made a mistake with scheduling a showing and renting out the unit on Airbnb. They had flyers all over the unit stating this unit costs over $500,000, which i am sure is why they were so pushy about us letting them do it. Airbnb should be ashamed to have these kinds of hosts on their site. If they attempted to bully us into it, I can assure you there have been more and they have gotten away with it as they were FAR too confident. To reiterate, there was no mention of the possibility of real estate showings on the Airbnb listing, since this is against Airbnb’s privacy policy. And as I see they’re trying to claim some of these are not “genuine experiences” - Cierra Wheeler, The Commodore #903 confirmation 4114769

I am deeply saddened to hear about the challenges you encountered during your recent stay with us. Your experience certainly does not reflect the level of service we strive to provide to our guests, and for that, I sincerely apologize.

It's clear that there were many issues during your stay that inconvenienced you and your family. I want to assure you that we take your feedback seriously and are actively addressing these concerns with our team to prevent similar occurrences in the future.

Regarding the scheduling of the showing, I understand how disruptive and frustrating it must have been, especially with young children and the need for privacy during your stay. I apologize for any miscommunication or inconvenience this caused. We do ask in our agreements with guests the ability with 24-hour's notice to show our managed properties. I apologize that this was not reflected in your agreement with AIRBNB. We appreciated your willingness after conversations with us to accommodate the showing. You had asked for return of the cleaning fee and an additional $100, which we felt was certainly reasonable considering the circumstances. Obviously, we did not anticipate that the showing would be cancelled 20 minutes prior to our agreed upon time. We communicated this as soon as we were made aware to not further disrupt your stay. I do however understand how this would be frustrating.

I am truly sorry for the distress this situation has caused you and your family. Your satisfaction and comfort are of the utmost importance to us, and we are committed to making things right for you. We have already initiated the steps to ensure the previously agreed refund of the cleaning fee and additional $100 is processed promptly. In addition, we will add another $100 to the refund for the inconvenience experienced by the cancellation of the showing. While we realize this cannot change the experience, we hope that it shows that we value your feedback and will continue to work to improve our processes for future guests.

Please know that your feedback is invaluable to us, and we will use it to improve our services and ensure a more positive experience for all our guests in the future.

Once again, I apologize for the shortcomings you experienced, and I hope we have the opportunity to welcome you back in the future.

Beware of iTrip hidden in VRBO or AirBNB bookings

Completely untrustworthy. I reserved and put down a deposit on a property in November. Two months later, iTrip informed me the property was "no longer available" without further explanation. To accommodate them, we agreed on another property for the same dates. Then, two months later, was informed iTrip would not honor those dates. Their "reason" was that I had not "fully confirmed" the second substitute option they provided. When you have over $1400 in my deposit, and send me a text message confirming the substitute rental, that rental is confirmed. The "fix" they offered was for me to consider a third property. Nope. Be careful when using VRBO or AirBNB that they aren't funneling you to iTrip. They're the worst.

We stayed at 405 Kima at Madeira Beach…

We stayed at 405 Kima at Madeira Beach and were very disappointed. The pictures looked great, but in fact the place was badly in need of a total redo. The furniture was broken, very worn and mostly unusable. The couch was so lumpy you couldn't find a place to sit. One chair is so worn it is hard to see the original color. The recliner doesn't recline, with handle broken off. The whole place was filthy. The shower floor is black with filth! Ice maker is broken, blanket had holes and had spaghetti sauce? on it. No common amenities like a hook for robes, etc. I contacted the owner about the gate code and told him the place was dirty. He said he has nothing to do with that, but in fact, he manages his own condos. So yes he does have something to do with that! Overall, the condo was misrepresented and we feel cheated. Called the emergency management # when we got there and no one answered. Needed the wifi password and didn't get it until the next day; it should have been there with all the other notes. Won't be back!

Stayed in a property in Beaverton and…

Stayed in a property in Beaverton and the house was full of ants. Contacted the rental company and they refused to move us and instead did a "treatment" that made no difference and they knew would not have an affect for another 3 weeks. Would constantly wake up covered in ant's and several of us ended up with rashes. The only resolution was to offer a discount on a future booking which was woefully inadequate as we would never stay at one of their properties again after our experience. Definitely stay away

Our team received a request the morning after check-in to be relocated due to ants in the kitchen. We explained that we were unable to relocate their stay, but we could dispatch a team member asap to treat the ants. Our team member was able to treat the few ants she saw in the kitchen and provided traps, and did not see any other issues.

We did not hear from the guest again until they checked out, and we have tried to resolve this inconvenience to the best of our ability.

I used itrip for 3 weeks in South…

I used itrip for 3 weeks in South Africa, Jhb and I had a driver by the name of Wonga. Very professional, insightful, informative and interesting conversations.

Would recommend him at any given time for any trip

Thank you for taking the time to share your positive experience. However, our iTrip only manages short-term and vacation rentals in the United States and Canada. It seems you have reviewed the other iTrip (online reservation system) that provides travel arrangements.

Anna Maria Island Florida - no response from iTrip

Anna Maria Island Florida. Tried to reserve a condo on their site. Site told me that "online reservations were not available for this property". I called iTrip. No answer. Left a VM. The next day I sent them an email. No response from either for a couple days.

We have moved on to another condo/rental management firm. If they can't respond to a question like that, I am concerned that they would not respond if we manage to rent a place from them and have issues.

Do not recommend using iTrip for Anna Maria Island rentals.
