I had an offer accepted on a property
I had an offer accepted on a property, only for the sale to fall through because of the way this estate agent handled the process.
After my offer was accepted, I was told I had to pay a £60 fee for AML (Anti-Money Laundering) checks. I queried this because other estate agents had confirmed that this cost is normally covered by the agent, not the buyer.
Instead of discussing the matter with me, Rebecca allegedly told the vendor that I was refusing to complete the AML checks. That was simply untrue. My concern was about being asked to pay the fee, not about completing the required checks.
As a result, I lost the opportunity to purchase the property. I found the communication misleading and the handling of the situation extremely disappointing. I would have expected accurate information to be passed to the vendor and a willingness to resolve the issue professionally rather than misrepresenting my position.
Based on my experience, I cannot recommend this estate agent

Second time lucky! After some shocking behaviour and flawed negotiation tactics from a buyer in 2025 that led to my sale falling though, the property was re-marketed 12 months later. Julian Wadden did a great job securing me a high quality credible buyer at the second attempt.
