It is unfortunate that Pacitti Jones is conniving with landlords who leave old items in their house and will rather dupe tenants through frivolous claims after tenancy, to ensure that tenants' deposits are delayed from being returned, making claims for cleaning a house that was cleaner than handed and claim for damages that pre-exit the tenants stay in the house.

The house handed to us was very dirty, with lots of broken items. My family fixed the toilet that was not flushing and fixed the washing machine that was left in a total mess. My wife spend days cleaning every bit of the flat to avoid infections to our young children. In actual fact, the house was not and is still not fit for children to live in until all the windows are replaced. We spent 13 months of total torture in the house as we all usually woke up with stuffy noses due to the inflow of air to the flat through the windows despite that those windows could not be opened. A single-glazed flat with windows that have probably never been replaced, leaking air into the flat uncontrollably. Indeed, my wife had to buy a non-sticking cello tape to block the air before we had a little respite.

The inflow of air was through all the windows and the entrance door into the flat. No matter how we kept the heater on, the flat was always cold. That we keep quiet does not mean we don't have claims from the landlord who earned 21450 Pounds from us during our stay despite the state of the flat. All through our stay, we paid promptly but were never attended to promptly.

By 20th of August, it will be precisely three months since my family moved from No. 59 Novar Drive, up till today Pacitti Jones and the landlord are still holding on to our deposits mentioning unfounded claims. While they were eager to send us new inventory after our exit, they found it impossible to compare this inventory with the one Jamie sent to us when we moved to the house last year.

My questions to the Pacitti Jones team are:

Why is Pacitti Jones dragging their feet in comparing the inventory handed to us with the one conducted after the end of our tenancy?

Why will a so-called letting agent be claiming ignorant of the content of the inventory they handed to us?

Why are they so fast in championing claims for a landlord who handed us a house of torture for 13 months?

Use PJ to let out my property and have nothing but only good things to say. I was previously with Your Move who were absolutely terrible. I've gone from zero communication and incompetence, to amazing customer service and fastidious with how they operate.

I have used Pacitti Jones several times over the last few years, cannot fault them, impeccable customer service from Paul, Shona & the rest of the team in their Dennistoun branch they go the extra mile for you, I would certainly recommend them to anyone considering selling their home, your in good hands with Pacitti Jones.

Unfortunately we were linked to Pacitti Jones solicitors via the buyers of our house. 4 times our move date was cancelled due to the neglect of their conveyancer (Shawlands branch) Wrong loan amounts, not requesting deposit in time, not instructing for deposit to be paid by chaps, requesting documentation (council tax bills etc) on the eve of the 4th date of move and then asking for factor documents (which were sent 5 weeks prior) at midday on the day of the move after advising the funds would be released in the morning having booked removals in the interim. Absolutely unacceptable to this to people.
The stress these inadequacies placed on us was beyond intolerable.
The cost in cancellation of van hire and removal company’s born by us due to a solicitors inability to plan or do basic administration.
Process was a shambles from start to finish with a Solicitor continually acting at the last minute.
Don’t say you weren’t warned as I don’t think my experience is a one off. In fact I guarantee it..

Slow and unresponsive to emails. Basically holding up the whole house selling process and leaving our buyers wondering what was going on. Would not recommend.

Busy selling a property through the Burnside branch whom I have found to be entirely brilliant and so professional! The feedback on viewings is excellent through both thier portal as well as a personal call once a week. Admin staff are fantastic to deal with and selling agents are really dedicated. ai would recommend them without hesitation at all.

Tried to view a property in Thornwood was informed they could not get in touch with the owner and they were going to get back to me 3 weeks ago.
Went to view a second flat over in Kinning Park asked for home report and factors fee’s then the fun began The phone call person I spoke to did not have a clue about the flat except that it could not be viewed until Monday 17:15 due to tenants moving out. Next call I was informed that the fee’s were £100 a month I did think this was expensive ( we pay less in the west end ) was informed it was that to pay off a previous bill ? There is a retention / dispute about repairs needing done but was told it was minimal asked if it was minimal why was there a dispute ? Got back saying around £800 per property. Drive 2 hours to go see the flat ( was told to be punctual ) so turned up early there were a couple there to view it as well. They said it was not for them, I liked the flat had a good look, happy days, got home my wife had received an email at 15:30 to say it was going to a closing date on Friday, next day they called me, I said I liked the flat,they informed me about the Friday closing date. I asked why they told me they had received a call late Monday evening by the vendor to go for a Friday closing date. When I pointed out that we received an email at 15:30 same day they waffled away some story. Totally unprofessional on two occasions they wasted 5 hours of my time. Totally raging. Never Again.

I ahve used a number of letting agencies over the years and would say that Paciti Jones (Stirling) is the best one by far. Small firm, personal attention and attention to details. I really recommend them

Recently purchased a home and used Pacitti Jones as our solicitor as the reviews were good. An already-stressful process was made even more stressful because of this company. The solicitors were completely unresponsive and unhelpful. We had to ask several times for each item (often having a guess at what was needed through our own research- fine; you should do your own research too!). On top of that, nothing was explained at all and no outline of the process was given, we weren't told when important items were needed from us and they couldn't offer a basic understanding of how the system worked (we are first time buyers and new to Scotland). Nearly lost the flat the day before closing due to their unresponsiveness to the sellers, and had to continue chasing them for months afterwards as the deed hadn't been transferred over into our names after the closing date.

very disappointing, I did book a viewing at 12.30 and when I was in front of the property at 12.25, Pacittijones call me and tell me that the viewing is canceled and they don't want to waste my time...

Having had several different letting agencies in the past, we have finally found a letting agency that has the personal and professional touch that we have been looking for. We have absolutely no hesitation in recommending Pacitti Jones.

Used this company to attempt to buy a property and while it eventually went to closing date and I missed out. For approx 10 days prior to this (after me putting an offer in) I was held on with very little information given and what was given was inconsistent and poor at times. I felt I had to phone for updates and felt this a nucinece more than anything. It felt that no consideration was given the fact that home buy is a very stressful experience at times and very important to people attempting to make a house a home. I went on to sell my own home (through someone else) and would have been horrified if my buyer had been treated the way I was with this company.

Having used Pacitti Jones to buy & sell a property recently I wanted to share my experience. Basically it wasn't great & I wouldn't use them again. This was my first ever selling experience & they were hopeless. I wasn't advised of my first note of interest, I also asked for a viewing to be cancelled & they didn't do it and the person arrived at my door which was embarrassing. I complained about the terrible service & was told the manager would receive my complaint. I heard nothing from the manager so it wasn't taken seriously. I was told all the way through the process once my property sold, I'd have enough time to find a property & the new buyer would wait until a suitable property & date of entry was confirmed but within days of my property selling, I was pressurised continuously about entry dates & told I'd lose the buyer if I didn't give them a date. I felt particularly angry given the previous reassurances not to worry about that but they obviously just wanted the commission asap then once I moved out and in to a new home which I panic bought, I reported several issues within the 7 days deadline you have but was told by my Pacitti Jones lawyer it wouldn't be covered as wouldn't be near to £400 per item required to qualify. Since this time, I've had work carried out and each time the costs were mainly around the £400/£500 mark so I should've been covered but I feel the lawyer couldn't be bothered to give me the guidance I needed and again wanted to make a quick buck and move on to the next gullible person. I just feel Pacitti Jones were unprofessional and despite all the reassurances that they'd help me through the process, I found them to be untrustworthy, unhelpful, unsympathetic & uninterested once they got their money.
The whole experience was horrendous and I would never use them again and have a real distrust now of Estate Agencies given this ordeal. I wanted to warn others as the multiple mistakes they made could have been avoided. The lack of customer care & attention to detail is just unacceptable and a total shambles.
