Use the Ombudsman if necessary

If you read the other 1* reviews, you will appreciate my experience. Poor communication, slow to respond, no call-back's, countless errors, lost paperwork....... it just goes on. I have made a complaint to the Legal Ombudsman and am now waiting to see if they will investigate. If you have had a similar experience, please use the Ombudsman, then PMPL will be forced to get their house in order.

Avoid if you value your time or sanity

I rarely leave reviews, but my experience with PM Property Lawyers (specifically Rusian Wilson and her team) was so poor that I feel genuinely compelled to warn others.

I instructed this firm to manage the sale of my property in March 2025. What followed was a relentless sequence of errors, delays, miscommunication, and a general lack of competence that dragged out what should have been a relatively straightforward transaction. The impact on my family has been enormous - we were preparing for an international move, living out of boxes, and relying on this firm to do their job professionally. They failed us completely. What should have taken 3 months, took 6 months - we had a cash buyer who didn't even need a mortgage, still they dragged it out.

Here are just a few of the issues I encountered:

- Repeated errors and contradictory instructions – I was asked to make payments which were then refunded without explanation. This created confusion and eroded any confidence I had in the process. It became clear early on that internal communication was poor and attention to detail was sorely lacking.

- Serious breach of data protection – Shockingly, I was sent a lease belonging to a completely different property. This is not only unprofessional, it is a breach of GDPR and a basic failure in safeguarding client confidentiality. No apology or proper explanation followed.

- Lazy and inefficient communication – I shared a Google Drive folder containing all requested documents early in the process. Several weeks later, I was told the solicitor "can’t open links" — something that could and should have been raised immediately. It felt like an intentional delay tactic.

- Constant spelling and grammatical mistakes – The emails I received were riddled with careless spelling errors, typos, and poor grammar. This might seem minor to some, but it’s indicative of a lack of care and professionalism, especially when you're dealing with legal documentation and formal communication. On a number of occasions it made us wonder whether we were dealing with some untrained interns.

- Miscommunication with third parties – My property management company had already provided relevant documents, yet the solicitor repeatedly contacted them to ask for the same items. No one seemed to be keeping proper records or reading the correspondence. Most of the times it felt like she had no idea what she was asking - sending queries for the sake of sending queries, particularly when the queries were related to documents already provided.

- Inaccurate legal responses – In one instance, the solicitor responded to a query from the buyer’s solicitor by referencing a lease clause that didn’t exist. When this was pointed out, rather than clarifying or checking the lease, they simply resent the same extract. It was lazy and deeply unprofessional.

- Total disregard for urgency and client context – From the outset, I was clear that we were moving abroad and that the sale needed to proceed efficiently. Despite this, there was no urgency in their handling of the case. Every action felt delayed, reactive, and careless. The Buyer didn't even have any mortgage to apply for, they were a cash buyer - the process should have been much faster and more straightforward

Frankly, I have no idea what I actually paid for. I ended up doing most of the chasing myself - including prompting them to respond to enquiries, correcting their mistakes, and liaising with other parties just to keep things moving. It was exhausting, disheartening, and deeply frustrating.

I have now lodged a formal complaint with PM Property Lawyers and will be escalating it to the Legal Ombudsman. I would strongly caution anyone, especially those in time-sensitive or complex situations, to think very carefully before engaging this firm. Based on my experience, they do not communicate effectively, do not take ownership of errors, and fail to uphold even the most basic professional standards.

This was hands down the most stressful part of our entire sale process. Choose your legal representation wisely - this firm let us down on every level.

Whoops we forgot to pay your estate…

Whoops we forgot to pay your estate agent !

If you want a solicitor that makes mistake after mistake, two upheld complaints in a 3 month window on their poor service, and failings.

Do you want to talk to SOME staff with a attitude problems.

A solicitor who Forgets to pay your estate agent so you get a call threatening to take legal action if I don't pay up.

Have a solicitor who has a complaint team that don't really look in to your complaint and try and fob you off with sorry ....

IF YOU SAID YES ?

This is the solicitor for you ! I highly recommend asking them to look after your sale / purchase... if you have loads of time to chase them, check what they are doing and correct their work, reach out to them and get them on your case.

For anyone not clear on my tone, Please don't use them!

Would give zero stars if I was able too.

Please believe these reviews. I am so annoyed with myself that I did not look at these reviews prior to assigning these.
The only one reason that I did was via a website conveyance index (to which I will complain as to why they have professionals who should have a duty of care in their panel that cannot carry out their duty)

I also intend to raise the incompetence with the PM law internal complaints first SLA, ombudsman.

The lack of communication for simple answers to typical progress as you move along is appalling. It is non existent. As a professional myself I do not expect the solicitor to contact or to reply to me, but their team to at least reply within a 72 hour time frame.

Their app - no update - no reply when you send a message through them. As a business owner if you would like to use such a tool then use it! This would probably save a lot of hassle to the internal team dealing with a case

There seems to be only certain competent solicitors in this firm. I see Kay Liddle as one. So I guess it’s luck of the draw who is assigned to your case

Chris Critchley of course is not.
There is no communication at all. Does Chris Critchley exist? Because this person has had my case for a while and I haven’t even had a reply..
