I have used Pro-Build multiple times over the years, some larger projects, and some smaller. The quality of service received has always been of a high standard, and we love the guys at Pro-Build as they always make us feel like family. We feel we can trust the advice from anyone in the company, whether it is a designer, tradesman, or manager. My wife and I always feel they have our best interest at heart. The tradesmen that have been sent to our properties have always been friendly, knowledgeable, and always good for some banter. I would highly recommend Pro-Build 360 as they take the stress out of construction. They manage the project from start to finish and make you feel like a valued client. A big thanks to all the Pro-Build guys that worked on our most recent project in Edgbaston in preparation for the wedding!!

Once the complications of planning were finally overcome, ProBuild certainly lived up to their reputation for high-quality results by giving us a kitchen extension that’s surpassed our initial hopes. We eventually settled on a design that the word ‘quirky’ could have been invented for, but ProBuild went about turning this design into a delightful reality.
Bahram stresses how much ‘reputation’ matters to ProBuild, and you can see the proof of that in how Contracts Managers, Wes and Matt, embody integrity and confidence in making you feel they want to do their best for you. They keep you informed, listening to any concerns you might have, with problem-solving seemingly second nature to them.
Likewise, the teams also reflect these attributes in the quality of their work. Not only professional at all times, but friendly and respectful, making it a pleasure to have them in our home.
Having work done on your property is a major commitment but, after previously speaking to other firms, we’re pleased and relieved we went with ProBuild.

Although we knew that the total space of this house was what we wanted, when we first moved in the back of the house was divided. The different rooms were very cut off from one another and it didn’t work as the family space we needed it to. We knew that the work was something that we wanted to do eventually, but it was meeting the ProBuild team and getting their insight that got us excited and ready to dive in.
Before we engaged ProBuild, we had spoken to a few other builders but our initial impression was that they put blockers on all of our ideas. They made things as difficult as possible for us. For example, with the steel beam we needed in the kitchen, the first builder we spoke to said it would have to be done in three parts. When we mentioned that in our Build Consultation, it was absolutely no issue. In fact, when it came to it, they had ten guys bring it through in one piece and install it like it was nothing! The conversation was always about what was possible, rather than what wasn’t, and we really liked that.

It is probably quite an unusual way to describe a construction project, but my build was so graceful. It ran exactly to plan. And now I’m in and settled, it just feels so nice to have seen it turn out. I’m a ‘do it once, do it right’ kind of person and my decision to go with ProBuild360 was definitely the right one to make.

We were looking for a competent builder to undertake renovations at our home that was in need of modernisation. We didn’t know where to start but kept seeing the Probuild360 signs and vans everywhere we turned.
The company looked professional and then a friend also recommended their services as she had had some work done and had a great experience. Her extension and new kitchen looks amazing so we called for someone to come and help us with our work.
The main thing that came across right away was the total service Probuild could provide including co- ordination of all aspects of the work and the help with designing the kitchen and bathrooms and all the lovely finishes- we couldn’t have done it without all the help and care that the whole team provided.

The work agreed was clearly documented and we really felt very reassured that the costs were fixed unless we asked for more things along the way, which of course we did!
The actual work was delivered to the highest standard and exceeded our expectations.

We entrusted Probuild360 with the Architectural Design, Building and Project Management of a £250K renovation & extension project, for what was meant to be our new family home. Our personal experience was of over promising, poor planning and poor construction. A project littered with mistakes that led eventually to a complete stop. A stark contrast to the claims of meticulous planning and attention to detail that they secured our business on and try to project to the public through their own publicity.
The following is one illustration of Probuild’s approach to planning, construction and subsequently to mistakes by their own hand.
Probuild were to replace the existing drains . They laid the new drains so deep that they missed the connection to the road sewer, leaving the house without a sewage connection.
Director, Mrs Tehmi Parinchy’s written response: It is Not Probuild’s problem nor responsibility that their newly constructed drains, do not connect. The drains were laid at the best available level and there is not sufficient fall on site to allow a connection with the road sewage.
If true, why did Probuild not raise this prior to construction to allow the option of redesigning? The first we knew, was when the foreman called me to say that the drains were finished and that they could not connect them. He described his many years of experience in drainage and that I could trust him that there was no way these drains could connect and have adequate fall to function. He maintained that the only options for this property, was an off-site new connection, costing approx. £20K and requiring digging up the street (which serves two local schools). Or a pump system.
Trusting what I had been told, I called Severn Trent. A licensed contractor came to assess. Measurements were checked and the feedback was that I should not need a new connection. There was sufficient fall on site.
Feedback sent to Probuild. They refused to double check their measurements, questioned the qualifications of the contractor and sat on their hands.
Probuild refused a site meeting with the Building Inspector to try to work through this issue. Their written response: “…I find it incredibly insulting and frankly confusing that in a separate communication today you are asking for Wes (Probuild contract manager) to attend to assist you with meeting the building inspector this week to discuss your drains. You contacted the building inspector to check on our works due to your, unjustified, mistrust, and then you want our help as well.- I think you and the inspector will be able to work it out…”.
To be clear we were not asking for “help”. We were asking for Probuild to provide their planning and construction details and for Probuild to demonstrate that their version was true. I suspect they just hoped we would give up, as we were desperate to move the project forward. It was already about 4 months past the completion date and still only a shell without windows, wiring, plumbing etc.
We did not just bend to the pressure they were applying and commissioned a civil engineer (whose qualifications were such that he could not be questioned) to check the levels. He confirmed that the Severn Trent contractor had been correct. There was sufficient fall on site to lay drains and connect to the sewer at the existing connection. Only then did Probuild send their foreman back to check their previous measurements and he also confirmed that Probuild had been wrong all along. This wasted about four months and destroyed our trust.
Their only offer was to fix their own mistake IF we paid for the next section of work in advance.
We expect that Probuild will claim unpaid invoices in their response, these are the facts:
Probuild have been paid £137K, construction work amounts to approx. £70K, as we were being invoiced in advance. In addition, the rubber roof they laid is faulty, water is tracking through the new extension walls etc, etc, Probuild have refused to look at these, as they did with the drains. Probuild are demanding payment of £85K, that correlates to FUTURE work, whiles still refusing to attend to work that has been PAID for.
We offered to pay for future work with money held independently until they fixed the current problems. Probuild declined. They boarded up windows, removed their sign, removed their lock and left the property unsafe without discussing in advance their intention to do so.
I hadn’t intended to go public with our troubles. Frankly I didn’t want more hassle. But having seen how another reviewer is having their integrity attacked and being intimidated on a recent post I couldn’t say nothing.
Probuild accused Keith of defamation in their response to his review. His experiences and ours have some striking similarities.

Following my highly critical review of ProBuild 360 in January, I was shocked but not surprised to get a number of approaches from homeowners who have experienced the exact same appalling service as we have. This made us feel that we were not the only ones, and that has been both comforting and strengthening.
The glowing reviews on this site need to be verified by TrustPilot as they don't seem to resonate with reality and ProBuild's influence on the comments should be determined.
The company clearly have a modus operandi that follows this pattern:
1) Get the business by overpromising on time and cost (and then significantly undeliver).
2) Receive significant funds upfront before any work is done and/or in the early weeks of the project.
3) Fail to meet initial deadlines and/or make significant basic building errors.
4) Refuse to come back and continue or rectify mistakes unless more money is committed.
5) Start bullying and intimidating the homeowner to pay them more money (despite no new work done).
6) Cut off any communication with the homeowner unless money is paid (this is not only rude but childish and extremely unprofessional).
7) Create an impasse that can only be broken if the homeowner pays more for what they know is a sub-average service, or if the homeowner walks away with a loss.
Everything that I have written in this review is factually accurate and supported by others who have had a similar experience. It will be followed without doubt by a response from the firm's owner that will try and undermine my comments. You decide who to believe. But for others out there who have had a similar experience, please know that you are not alone!

The team at Pro Build 360 are fantastic. A great concept of “beginning to end” home renovations. The big difference is that Barham and his team really go the extra mile for their customers. Nothing, and I mean nothing is too much trouble. We had Tim (and Barham) doing plans on the spot at our house today, Tim’s first day with Pro Build 360 and he was spot on.

From the senior management team to the admin team behind the scenes, this is a truly one-of-a-kind builder who takes ownership and provides a genuine turnkey service. Nothing is too much or too little for the team.

Often with builders, you need to find an interior designer, a kitchen fitter, SMART electrician, products adviser, etc. Pro-Build provide all of these services in-house and a lot more!

Pro-Build 360 now even provide FCA regulated finance to help with cash flow challenges that are usually associated with a build.

Pro-Build 360 have made our process an enjoyable journey. If you’re looking to do work on your home, don’t look any further beyond Pro-Build 360. It’s one decision you’ll thank yourself for making at the outset!

Finding customer service like this these days is like trying to find needle in a haystack. Superb from start to finish. There’s a pride in the work and the after service has blown us away. Great staff kind people. Engage with PB and they walk through walls for you. Full of ideas advice and the workmanship is brilliant.

Pro-Build 360 came recommended to build my ground floor extension: a bedroom for my mother, shower room, utility area and extended my kitchen. All with underfloor heating. The quality of the work is worth the money. As the work progressed it was regularly checked against building regulations. Any questions I had were promptly answered.

Seven years later I still have no issues with my extension, so I have called upon Pro-Build 360 to do further work on my home because I know I will have peace of mind of a job well done.

Only building/renovation team you need is PROBUILD 360!

We thought we would give probuild a try and so went ahead with the initial consultation. For the cost-effective fee of £360 we got so much more and would have happily paid more for the level of detail, comfort and reassurance that was given by Bahram. Everything was explained so clearly and followed up with a detailed write up breaking down our discussions. We were initially sceptical about contacting probuild because we felt they must be too expensive, however you get what you pay for. The stress of having to manage and organise a build is no doubt worrying but with Probuild they remove all of that hassle and make the journey so pleasant. I 100% recommend such a great company that is filled with a team that make building your dream project so easy.

We had a near complete reworking of the downstairs of our house, including the building of an extension, by Probuild 360 in the summer and autumn of 2020. The experience was hugely different from other building experiences that we have had.

When we initially met Bahram he filled us with confidence- it was clear that he was fired up by the prospect of creating something that would be life enhancing and he wasn’t just about getting something/anything up. He showed us a variety of different extensions they had done and lots of options. He is a man who is hugely knowledgeable and who likes a good roof…. though he is less sure about bifolds (we got them anyway and they are brilliant for us 😊 ).

Something that immediately impressed was the way the team treated each other in the offices. It is important to us that people feel respected and valued and it was clear this was a core part of how the organisation functions- people were simply kind and respectful to each other. Once the guys started working we discovered that this is the standard way the people working for Probuild treat both customers and each other. When you have folk around for a number of months this becomes very important. It may sound odd, but they were a joy to work with.

It is worth mentioning up front is that Probuild don’t look cheap- the initial costings for the extension were more than other builders, however they were also more transparent and we felt we would benefit from the way Probuild have the whole team working together. As it turned out I don’t believe we paid significantly more than we would have with other builders (from previous experience) but the whole process was hugely less stressful than it could have been- building work is always a difficult time however the guys did everything they could to minimise this.

At every point we were kept informed of what was going on and we had regular meetings with the people involved- the team dovetailed together and were coordinated brilliantly by Wes and Matt. We always knew what was going on and, crucially, the building was organised to minimise our inconvenience (though dust is still relentlessly pervasive). As we went through the project various issues arose, the sorts of things that can be a real headache such as needing to move the boiler, but each of these were tackled with a “can do” attitude that meant that rather than adding extra stress they just got sorted. When it became clear that there was going to be an issue with the step out of the rear of the house Wes planned and had a patio built within a week. It was really impressive.

The family nature of the firm is particularly striking. Each person working for Probuild took pride in their workmanship and the end result was an extension and reworking of the ground floor of the house that are a joy to live in. When we were approaching Christmas and things weren’t quite ready, the team pulled out all the stops to get us in on time and we remain exceptionally grateful for the effort they went to, particularly Sean, a man of very high standards. Probuild help with every aspect of the build, with Charlie helping with the design and sourcing of the kitchen and Alex looking at the flooring. Charlie will be as hands on, doing the whole thing if you are someone who would like a kitchen designed for you, or as facilitative (if you want more say in the design- and we wanted more say in the design) as she needs to be. Charlie brings a host of good ideas to the kitchen design some of which I’m only beginning to appreciate now.

As expected there have been a couple of snagging issues since the build and these have been resolved quickly and without any fuss.

Overall this was a better building experience than we could have reasonably hoped for- Probuild exceeded expectations and genuinely care for their customers and each other. We have no hesitation in recommending them (just hold your line if you want those bifolds 😊).

My wife and I met with Bahram, Tehmi and the team for the first time in July 2019 as we were going through the purchase of our house which needed a full renovation. We had met with a number of builders, but none of them gave us that special spark which we got from Probuild: the feeling that we could trust them and work with them. As such, we took the plunge and went ahead with them, and it was the best decision that we've ever made. From the very beginning they were on our team and leading us through the whole process. This began with them sitting down with us to truly understand our taste, requirements and budget, moving on to handling the architects on our behalf, to then dealing with all of the various subcontractors / details which come with a large project. It would have been, frankly, impossible for us to manage multiple different contractors given our lack of experience in building projects and both of us having full time jobs. As such, the convenience of having one person to go to for all of our problems saved us time, money and headaches.

As the project went on, Probuild were upfront about the cost implications of any changes / upgrades which either they suggested or we requested. This allowed for a transparent process which we felt in control of, allowing us to splash out a bit where we felt like it, and be sensible in other places. From my experience with other builders, this is a very rare quality to find in a team, and I believe is reflective of their whole ethos as a company. When there were problems which needed to be dealt with, rather than push the blame around, they simply fixed it.

Probuild is a family business and they operate as such. They're willing to go the extra mile and spend the extra time needed with you to make sure that you get exactly what you want. Going through the process we very quickly felt more like we were meeting up with our friends rather than our contractors, and that made the whole process fun and exciting, which is how it should be when you're building your dream. This positive attitude spilled out onto our road: when we moved in, our neighbours told us that the Probuild contractors had always been courteous and respectful, which stands in stark contrast to many other companies.

And finally the product that they delivered. Wow, absolutely fantastic. Their attention to detail right from the beginning at the design process through to the building / plumbing / electrical work during the build phase through to the decoration and furnishing left us over the moon. All the way through the process they would lend their expertise and suggest improvements or better ways of doing things to achieve the best possible final product, and it shows. The only problem that we now face is that all of our friends and family are incredibly envious of us when they come to visit.

We highly recommend Probuild to anyone wanting to undertake a project like ours. The work they have done has literally changed our life.

The pro-build team installed a loft conversion in my terraced property. From start to finish the professionalism of the team was of the highest standard. Bahram visited my property for the initial consultation and every Avenue of the project was discussed in full. I felt very secure in knowing the project would be done correctly and be what I wanted out of it. Throughout the process I was updated weekly on the progress of the project, as I was not in the property at the time- I felt the team were trustworthy to leave the keys in their possession, I was kept thoroughly informed by different members of the team such as Wes, Matt and Max- all were lovely gentlemen and nothing was a bother to them- phone calls day or night they were happy to assist in any queries I had. The loft conversion is everything I had hoped for , it has provided a lovely light space for an extra bedroom and has brought the finishing touch to my new home.
