To start everything was fine, we rented an apartment for 3 months. At the end we wanted to rent again the following year but they decided to increase the cleaning fee to 150 euros, apparently that is to clean at the beginning and end of the tenancy. This makes no sense as the next tenant will also pay at the beginning and end so I will pay at the end and the next tenant will also pay at the start. Also they suddenly added a 300 euro admin fee to the next rental which was not present when I rented the first time, they said it was new to cover their costs of emails etc but they already take a portion of the rent from the owner. This looks like sharp practice. I left the property 6 weeks ago and I am still waiting for the return of my deposit.

This companies charges are:-

A typical €450 pcm long term let will set you back €1805 up front.

This is broken down as follows:-

2 x monthly rent for deposit................ = €900
(This practice is totally Illegal in Spain)
1 x monthly rent.................................. = €450
1 x Commission fee (Non refundable) = €300
1 x Cleaning fee......(Non refundable) = €75
1 x utilities W/E.......(Non refundable) = €80

This is an eleven month contract, if you move out before that date you will lose all of your money.
They also put the rent up by as much as 30e per month once you have moved in, forcing you out unless you can meet the new demands.

Remember that the owner of the property is totally oblivious to the fact that they are being used, the calendar will remain booked for the period, but in the meantime, they will have had at least six tenants in during a one year period.. keeping all of those LOST deposits to themselves.

People come to Spain all of the time, either while looking for property to buy, or looking for work, most fail to stay for the full term... giving them all of the tools to rip you off...

If your desperate, then have them amenend their terms to the following. (This is a common unwritten practice followed by all good property lets, but this company, although putting it in writing and telling you, won't honour it.)
"If you decide to cancel your rental agreement and before your move in date, then provided they can fulfill the same dates and have no financial loss, then you will have your deposit returned." (If they chose not to amend it, then simply walk way.

If your paying > 400 euros to list your property with them then your mad, its now free for both you the owner and your guests to use... totally free from commission or fees or any kind.
