I have doubts about the security of this software

I paid my rent last month and later found out that the payment wasn't deducted from my bank account and wasn't credited to my rent. I was charged a late fee as a result. I contacted the rental office and was told that while they knew the software wasn't great, it was the best they could find and better than the previous software. He said that when I try to pay it again, the payment will go through immediately and I should see it right away. I then tried to pay my rent, but later reviewed my e-mails where the bank notifies me every time I pay a bill. Guess which transaction wasn't mentioned? I tried to log onto my online banking, and a message told me that another session was logged on somewhere. If so, it wasn't mine! I closed the tab and tried again, this time able to log in. I checked the listed transactions for the day and this one wasn't appearing at all. I had printed the receipt and so can prove that I attempted a payment this time, but my bank is very speedy and if a transaction had come through, it'd show by now. It's also weird that someone was logged onto my account somewhere else. I'm starting to wonder whether this software is secure enough to take payments.

The Worse

The worse. I have to call the condo management co every month in order to pay user fees. Its ridiculous. Terrible app.

Terrible rent payment website

I have made many payments online to various companies and this is the worst I have ever seen. I still haven't been able to login. They don't respond to service calls and the owner-mgr we pay says they can't help. I have now lost $100 in late payment fees and have to go back to paying with checks. Buy a property and don't stay in rentals using rentmanager.

Support and Training are Lacking

Rent manager is a solid concept, but the user interface is 'clunky' and support is oftentimes unhelpful. They don't even have any templates for a rent increase letter, but they will offer to help you write one. How is this not an option??? Once you signup to use this software the support clock starts and you have a limited time to get personalized support, so make sure you are 100% ready to convert before doing so, and ask them what information you will need when transitioning, so that you can have all this ready when training starts. Otherwise they ask you for data that make take time to put togther and you wind up with an incomplete transition that will cost you time later.

Collection of applications …

This is designed to collect application fees. I am a property manager. I take applications as needed. Not application before you view a property. They put you on a waitlist to view the property and want you to pay $77 to apply without even knowing if you want the property. Feels like a scam.

Recurring Technical Glitches not Being Addressed

There are recurring issues with the publishable documents system giving errors, requiring the user to shut down and log back into the app several times daily when in the middle of important tasks. Rentmanager support is aware of these widespread issues and advised "it just happens there isn't really a way to fix it".

Website crashed after I (a resident)…

Website crashed after I (a resident) submitted a payment. Page went blank and the only option was to refresh. I refreshed the page but it did not load the "payment was submitted" page. I checked my account, there was no charge. I needed to make that payment that day, so since it did not produce the payment submitted page due to the website crashing, & nothing was taken from my payment source, I returned back to the website, re entered my account information again, hit submit, & then "payment was submitted" page came up.

Now almost 10 days later, I am being charged an NSF fee for a reason no one can explain. Even if the payment did charge my account twice THERE IS MONEY IN THE ACCOUNT TO COVER BOTH PAYMENTS!

I am now being threatened to be evicted over something that is not my fault, that is not making sense, & I do not know where to begin to get this resolved!

Poor implementation and training we are spending more people in more time trying to get the system used and we ever have in the 20 years doing this job. Is very poor training unable to use everything. 7 months later.

Trust in Transparency, Not in Rent Manger!!

Rentmanager app will fee the tenants without knowledge!!! All County Suncoast says your app is the problem and has charged me a late fee 2 days before the 1st of the month and they can not fix it.

Anyone having issues with Rent Manager…

Anyone having issues with Rent Manager today (3/4). Can't log in, can't get through at all to customer service and their website is down. This is very troubling.

We are aware of an issue this afternoon that caused difficulty with users' ability to log into Rent Manager Online (RMO), as well as problems with the rmVoIP and NDT phone systems. The outage was caused by a widespread third-party internet routing issue that resulted in connectivity issues for some customers.

The problem was resolved as of 4:30 PM Eastern on 3/4.

Repeated problem

Nothing but a huge headache in the mere few months that I've dealt with this company. Since I've had a card compromised I've tried to log on multiple time to find out why. It stated my account was not active! I finally reached someone via phone who passed blame to my management company. I called them and everything look sufficient on their end. I called rent manager again same run around.
At this point I was very frustrated but the previous man I spoke with had supposedly solved the problems. 1) He sent me a link to change my password Which allowed me access to my account. From day one I enrolled in automatic payments to be withdrawn on the third of every month. (That's when I receive my SS check.)
Next I transferred bank accounts and again couldn't access my rent manager account! Had to call again but these people say it all my apartment management fault) responsibility. I complained like a disgruntled child and was finally called back by what seemed to be a very helpful man. We switched bank accounts on the second and I continued to have the $ withdrawn on the third of every month.
Low and behold rent manager took it upon themselves to attempt to get the money from my old bank on the first!?!? I would have canceled that account but was instructed by SSI to not do so until my funds reached my current bank.
End result being a overdraft fee and rent manager still has not paid my rent so my landlord added a late fee. I am not liable/responsible for any of this. Very displeased. Have had issues since day one. For something that should be easy and convenient turn out to be nothing but stress!!!!! Going to stick with checks!!!

Misinformation-Won't Fix Issues

1. Thoroughly vetted that Rent Manager staff provided misinformation to be able to set-up their software
2. It took months to fix and delete items one by one due to incorrect data
3. Reports do not accurately report and Rent Manager refuses to fix months after reported
4. Report adds SF for same unit as no script to tell it not to add again or only to take difference in the event an audit revised the SF of a unit
5. Claim after the fact that their software is geared more toward residential, not commercial
6. Wrote a report to list expenses that goes by the date a GL no is set-up vs Ascending/Descending Account of Alphabetical
7. Ask for call back information, yet when they lose the call don't call back
8. If they want to avoid taking a request for a report that the client merely wants the cost and timeline on despite waiting 10 months for the correction, (a) lose call and don't call back (b) hang-up (c) tell you they are placing you on hold only to send you back to the main que (d) next person answers only to hang up
9. Refuse to give you an actual copy of the "ticket" for requested service
10. Have spent over a year cleaning a large number of accounts, having to delete many items one at a time
11. Tell them that their software is glitching and doesn't even warrant any follow-up to them. It concerns me when I have to wait for their program to stop flickering and verify no data loss

I have for 18 months tried to work with support, 10 months to fix report issues and the past 2 days trying to get someone in script that would place a ticket, attempt to fix; however, had to call acct mgr...still waiting for pro services...same ol' same ol'

Rent Manager is not recommended

Rent Manager is not recommended. It keeps you logging out, someone kicking you out, while working in the evening when no one of my co worker is using it, no one knows my password, but it showing some else is using the account.
When I called the customer support, no one even tried to help me. In emergency line, I called couple of time, no one even and answered calling me back.

…I have used Rent Manager for 18 years

Hi I have used Rent Manager for around 18 years. I would not use anything else. I think it was fairly new when I started. Since then it has many more features which for my operations, I do not need. I can see where some of the bigger Lessors would need it. It works great for my smaller needs.. In all this time I had one little problem where I could not open a page. I called Rent Manager and they talked me thru how to fix;; took a few minutes and the repair was made. Amazing how people know how to do this. I have told many people about this and my daughter is going to start using.
Very easy to operate;; would not be without even if I only had a few tenants

We Love Rent Manager

We Love Rent Manager! Our office has been very happy with the ease of use and how much we can customize RM. The set up process was amazing, with a weekly call with a team member. I love that I can work from anywhere. We continue to learn RM and all the products that integrate and are very pleased with them all!

Excellent tool for property managers!

Not only all the integrations RM offers (online applications, online payments, App-managed move out inspections, to name a few I personally use) make the process of managing properties easy, but also the customer service offered on real time over the phone, covering all topics (from minor scripting, owner statements and to financial statements -with accounting knowledgeable CS-) make RM an essential tool in managing my properties.

i tried it for 3 months spent allot of money on trying it and after 3 months that it didn't work for me Rent Manager wouldn't refund me a dollar, they have a expensive initial fee + they want to charge for them to show you how the system works....
unless you own 500+ units id say try a different system.

Our company has had Rent Manager for 10 + years. We are very pleased with it. It is very easy to work with and if you have any question on how to do something or forgot how you did it before, you can call the phone number that they give you and someone help you. I love it because they can remote access in to your account and show you first hand how to get where you need to be in the system.
