The worst letting experience I have ever had in my life. I spent months begging for fixtures of issues I have reported since I moved in and they were not fixed nor followed up at all. I wasn’t able to live comfortably at all and they kept telling me to wait for contractor then landlord approval for 5 months without any constructive timeline at all until I have decided to give my notice which is where they started to try to charge me for not reporting the issues which is what I have been doing for months with evidence that I tried following up. This has mentally wrecked me especially for a person that lives on their own you wouldn’t expect to get this treatment or need to report a maintenance request every few days just because they don’t check apartments between tenants, don’t care about cleanliness despite it being a condition in the tenancy agreement and don’t care about your well being. This is my experience and I have seen read and talked to many people and it only later appeared to be a character of the company. From current experience, when you move out of their contract they will try to charge you and say “we are just a business eventually” they don’t care about tenants at all, they will ignore your calls and emails and try to make your renting experience as miserable as possible. If you are a landlord using their services I don’t really know what to say to you except that you wouldn’t even know that your property isn’t being cared for until you get hit with a huge maintenance bill from property negligence and lack of normal routine check ups. I am genuinely very disappointed of how the staff can be this ignorant just for negligible profit. They start up promising just to get you hooked with them giving you unnecessarily stress and waste your time and money with fake promises. Even after submitting a formal complaint, they are used to wasting time its like their company policy. 7 Aug. 2026

Even when we are unable to respond immediately, he continues to provide timely updates and keeps us well informed about any important matters concerning our flats.

I would also like to extend my heartfelt gratitude to Liam Morgan, our Senior Property Consultant in all our properties in The Blade, Elizabeth Tower and Laurence Place. He has been exceptionally diligent in following up with me through both phone calls and whatsapp, ensuring that I never miss any important communication. Whenever I need further clarification, Liam takes the time to explain everything thoroughly and patiently. His consistent updates through both email and whatsapp make me feel comfortable and reassured that our properties are in good hands. Liam is highly organized, detail-oriented, and always willing to go beyond to provide outstanding support.

I would also like to recognize Fleur Gazvini, our Senior Lettings Consultant at Elizabeth Tower, for her expertise and dedication. Fleur consistently works hard to ensure that our properties do not experience void periods. Her market knowledge, and commitment to securing tenants have made a significant contribution to the success of our investment.

This agency has been wonderful. Super helpful and so easy to deal with. Zainab Khan in particular has gone up and beyond to help when needed and they are quick to respond and to deal with anything that was needed. I would highly recommend.

Horrific experience with Settio from the start. Final straw being no deposit return for over 2 months after leaving property. Impossible to get anywhere with it as they won’t return my call or email back and haven’t done for over 1 month. Utterly unacceptable - save yourself the hassle and avoid at all costs

As an overseas landlord, I have been dealing with a prolonged and difficult billing dispute caused by the negligence of the PM Team. Although the matter remains unresolved and is still being actively pursued, Zainab has been tirelessly representing me throughout this challenging process. She has consistently engaged with both the uncooperative PM Team and their lawyers, pushing forward with patience and persistence despite the complexity.
