We booked a stay at the bear track with josh the resevation went great for march the 10th-12th when we arrived the cabin was beauiful my kids couldnt wait to get in the outside hot tub so we went out to get in but the water was cold we turn the temp up waited but it still never got warm so they couldnt enjoy that that night so they decided to go up stairs to that one and the water was cold to none of us could even take a shower that night no hot water anyway but my husband didnt call them that night cause it was late and didnt want to get anyone out.so he waited til around 8 the next morning they said they would have someone right out we waited til 1130 and we had tickets to go snow tubing in gatlinburg so we had to leave it had been 3 hours and noone showed up around 230 they called back and said he came out but couldnt get in my husband wasnt thinking and took the key with us so josh was really rude with him told him he had to charge us 25 because he had to come back out where we had the key .our fought we had the key but not our fought none of the hot water worked inside or outside we paid to enjoy it and couldnt my husband got upset and ask to speak to a manager well couldnt til monday the bad thing is they charged 25 before he even came back out so we went back to the cabin to waited on him he did come and was fixing the hot tube as we left said it was the heating element and he would check the hott water for us.we left we had plans we were on a little vaction so didnt want to stay there the whole time with the kids we went out for around 3 hrs came back and thought the kids could enjoy hott tub the last night but it still wasnt warm it was warm by the next morning when we were leaving .we will never stay with this property again kids couldnt enjoy it and they treated us like it was our fought and charged us 25 this is crazy.when u book something that tells u we have 2 hott tubs to enjoy thats what u expect and would have love for at least to have had one warm shower while i was there.He talked to the manger monday amy or michelle not sure which one she was just as rude as josh .not good business

I had a wonderful visit while I stayed at Bear View, last spring, so I'm headed back this year with two other family members, what a relaxing week it was. Thank you all for such a well keep facility.

This is the second time we have used colonial for our cabin rental. They have been great both times. Any issue was addressed quickly and thoroughly. We will be using them for all future cabin rentals.

Wi-Fi didn't work. Hot tub wasn't hot. Front office knew nothing about the property nor did the maintenance man

I had to cancel reservations not even 18 hours after I had made them due to health problems. They told me it would be $50.00 for fees, I told them to do what they had to do. They ended up taking $122.00 for fees, that is outrageous. I am going to make all kinds of bad reviews over this

i had a mix up with my rental agreement, called that morning and got the issue fixed with no problem.

Lazy River cabin was very nice and affordable. However, information given on the website was misleading. The cabin appears to be secluded and located along a river in Pigeon Forge. In reality, it is located along a very busy highway and only feet away from a subdivision across the creek in Sevierville. Privacy was not really possible given the nearby traffic and surrounding houses. It was very disappointing to arrive expecting a secluded cabin in the mountains, and instead finding a roadside cabin without even a mountain view. The cabin itself was very nice and clean as it appeared in pictures...but would've been a better experience if we would've had accurate information to choose a cabin more fitting to our expectations.

Very helpful and cuitous staff

The reservation was easy to make and very quick customer service. It just feels like there is too much to remember to do before arriving.

I would definitely recommend Colonial Properties for any cabin rental. Our cabin was very clean and beautiful. Driveway was a little tricky but no problem. We had no problems checking in and the service was great, kind and helpful. I will definitely be using this company again for my vacations when visiting the smokies.

The entire staff was wonderful. They were all very helpful, and accommodated us at the last minute.
There was no Wi-Fi, and the issue did not get resolved. There were small issues with the cabin, including Heating, small animals in the walls, and no insulation between the floors.
The cabin was very clean, ready to go, and well equipped. We left coffee filters and dish soap, which would be helpful for the next group. A few extra towels would have been helpful. The beds are comfortable and there is plenty of seating, inside and out.
The cabin is located in a great spot, and we used the coupons provided, which was a fun addition to our trip.

We use this company every time we stay at the mountains. Easy to reserve a cabin and excellent customer service. Properties are clean and well maintained. A huge variety of cabins to choose from. I highly recommend this company
