I am sharing my journey to date centring around my experience with The Property Circle.

I joined The Property Circle in late 2024, enrolling in the Deal Sourcing Intensive (Group 3) for £1,500, and a mentorship for 10k, and a JV Learn and Earn programme for £5k.

Let’s start with the deal intensive course. This was designed to be 7 weeks long, with plenty of opportunity for Ste, the course instructor to share feedback on our work, however, we never received feedback on any of our work like refurb cost assessments – which Ste himself said were "horrendous" and required his feedback. The group after us didn’t get it either.

No feedback on our property viewing video reels or offer letters – all vital for becoming a capable deal sourcer.

The promised Marketing & Branding bonus module was never delivered, despite repeated chasers.

Our team space on the app was deleted the day after the course ended – cutting off all access to the community, even though you promised lifetime access.

Following the course I was called out as a ‘Great student’ and asked to join the mentorship programme.

Mentorship Experience

Ste consistently failed to show up to scheduled meetings – including multiple no-shows on 16 April, 8 April, 13 Feb, and more.

The only time we spoke, the mentorship was sidelined in favour of asking about my full-time job and a promised blueprint for deal sourcing which was never delivered.

Every session has required me to chase and reschedule – there has been zero proactivity on Ste and his company's side.

3. Finally I am in a JV learn and earn programme with him for 5k but to be honest I just want all my money back as this entire experience has left a bitter taste in my mouth.

So this is my experience with Ste Hamilton and The Property Circle to date. Two legal letters have already been sent to him but as you have guessed neither he nor his team have responded.

Unfortunately, the information provided in the course was outdated and didn’t reflect the current property market. The focus seemed more on marketing the brand than delivering practical content. I left the session feeling misled and frustrated.

Communication was poor, and I felt pushed into signing up for expensive follow-up programs. There’s a strong emphasis on upselling rather than genuine mentorship. Disappointed with how little value I received after all the promises.

The training seemed overly hyped, and I didn’t gain any actionable insights. It was mostly surface-level content. I expected more transparency, especially regarding the risks involved in their strategies. Felt like I wasted my time and money.

I attended one of the property training sessions but found it lacked depth. It felt more like a sales pitch than a valuable learning experience. The promises sounded great, but the reality didn’t match up. I wouldn’t recommend it to someone looking for real investment advice.

Attending Ste Hamilton’s Blueprint Event gave me the clarity and structure I needed to properly build my business. Straightforward, practical, and powerful. Highly recommend for anyone serious about growth!

On 02/07/25 I attended a ”Blueprint” day at The Belfry Hotel & Resort. Handful members of property circle got full attention of Ste. which is hard to get during other events! Not that he won’t, it’s because he can’t have enough time for everyone. He mapped out our individual strategies on a week by week basis. Concise and clear plan was produced to complete by every individuals in certain weeks. I’m so much pleased to have him as my mentor. Every time I meet him I learn and I feel like I’m growing!!! Thank you Ste. and the team who made this day successful. Looking forward to catch up with you all soon.

I am a regular that travels from Kent because I receive great education that you can’t get no where else. The atmosphere is professional but fun and part of a family

Realistic education from somebody who ‘walks the walk’. Lots of knowledge shared and a good community environment. If you want to learn about property or even ‘up your game’ then get involved. Good luck.

Today we learned about HMO’s and Ste broke down everything from legals to conversions and costs. A lot of information and a lot of gems being dropped so I’d highly recommend coming to this course 5 ⭐️
