Where do I start?! As most people do we hit the high street in areas we were interested in and eagerly peered through estate agent windows looking for our dream home. When that didn’t get us very far we turned to the internet - again sticking to the big names. After what felt like weeks of searching and hundreds of viewings (it was probably about 20) we had an offer accepted but unfortunately that fell through so back to the estate agents we went. We found a second property with another of the high street names but found the agent had no interest in providing information or answering queries and only seemed concerned with pressuring us to make the purchase so we called it quits.

At this point my partner and I were disheartened and hesitant to dive back into the property market but dealing with Tanya and Pete has been amazing and restored our faith in the process.

We randomly stumbled across Tanya’s listing on Instagram (this pesky algorithm can be helpful after all!) and from the off she and her team have been amazing. Pete (who we mainly dealt with) was responsive to our queries and more importantly forthcoming with all the necessary details ensuring we had complete transparency every step of the way. Thanks to their expertise and dedication, we felt confident and informed throughout the entire purchase, ultimately leading to us buying our dream home (yay!). Their professionalism and dedication truly made the buying process smooth and stress-free (well as stress-free as these things can be!) and their top-notch service sets them apart from the big high street names. We are so grateful to have had such a positive experience after our previous experiences and we highly recommend Tanya, Pete and the team to anyone in need of a reliable and supportive estate agent team.

After we made the difficult decision to sell our beautiful home and leave our wonderful community, we naturally hit up pretty much all of the local high street estate agents for advice and valuations. However, it became clear that the pricing and sales strategy (or total lack thereof in some cases!) were clearly not designed with us as the homeowners in mind. This boring transactional vibe left us feeling entirely unsure and very wary of even considering making the big move.

Then, along came a local friend's strong recommendation and we were introduced to the amazing Tanya Baker and, wow, everything changed for us! We weren't aware that agents like Tanya were a thing in the UK. From the very first time meeting Tanya and her equally tremendous associate, Pete Tilly, we were totally convinced that their approach, energy and sales acumen were what we needed to achieve our desired outcome.

Tanya and Pete are giving the mainstream approach a run for its money and based on their growing presence in Hither Green and neighbouring areas, people are rightfully taking note. Together they bring with them a deeply committed client-centric approach coupled with a deep understanding of local markets. Their amazing use of social media makes ALL the difference. After an awesome team of videographers visited us, our home was swiftly pre-launched off-market via Instagram and the response was immense. The number of viewing requests was quite something to behold. An enormous marketplace reach, growing still, was the magic ingredient. Tanya and Pete kept us firmly in the loop through the entire process and NEVER wavered in their happy attitude towards making it all fall into place for us. This entirely reflects a persona and belief that when it comes to selling a home, it is an emotional rollercoaster littered with hurdles, pitfalls and complexities, but that it can also be a positive, collaborative experience too.

We are so grateful to both Tanya and Pete for not only selling our home alongside us, yet also for finding us the loveliest buyers you could hope for! It's been an absolute pleasure to work with them and if you are considering selling or buying then please give them a shout first - you will NOT regret it!

Tanya should be the template for all estate agents. She is warm, approachable, trust worthy & knowledgeable. Tanya’s approach to selling homes sets her apart from others, I wish all estate agents were like her. I’ve viewed well over 50 properties as a buyer and I know that having a well-informed agent who takes time to get to know the house you are viewing and your needs as buyer makes such a difference to a sale. No question too big or small. I only wish there more Tanya’s to go around!

Seriously I don't give good reviews lightly but Tanya is probably the best professional I have worked with. I ummed and ahhed at first about going cheaper and seeing what happened. I am so glad I didn't. Tanya sold our house to someone who followed her butdidnt know the area. I dont think it would have happened otherwise... thank you Tanya.

Well, where do i even begin, i found Tanya whilst scrolling the socials as you do and immediately was hooked on how she was presenting houses in a whole new format, i was looking at buying a house a the same time albeit in another area.

I thought id drop her a few questions i had about buying my first home and she went above and beyond with lots of very good information even though she wasn't the estate agent i felt as if she was, we stayed in touch and when i got the keys to my first home i dropped her message to say thank you and she was over the moon for me!!

Unforgettable experience, if you are lucky enough to be buying a house in an area she is selling then you are in very good hands!!

Tanya is not your average estate.
She worked tirelessly to sell our house and to secure the purchase of our new home.
She was ALWAYS available, responded to our calls and questions almost instantly, always had our best interests at heart and negotiated a good price for both sale and purchase.

It became more obvious how good her services were when we were dealing more with the agent selling our new home who never seemed to be available and took a long time to respond. We had got used to Tanya’s way of working and were frustrated by the constant delays. Tanya also developed a good relationship with our buyers which helped smooth things along too.

The marketing of our property was fabulous. Pictures and videos were of great quality. We got something like 500k views of the video of our house.

Everyone she recommended to help with the sale was also excellent.

Selling your home is expensive but we both feel that it was money well spent when we asked Tanya to be our agent.

Throughout our interaction with Tanya, she was professional, helpful and responsive. Even when we encountered some obstacles, Tanya remained calm and reassuring. She showed great flexibility and assisted a lot negotiating with the landlord. She was also kind enough to send us a card welcoming us into our new home! Tanya’s a real one!

We’ve recently moved into a new home through Tanya and the service has been exceptional. She’s made the whole process really smooth and easy, with great communication throughout. We feel that she’ll be very reliable throughout our tenancy and we’re so happy to have her as our agent!

Tanya is just the best. There’s not much else to say. She helped us secure our rental property in Blackheath just before Christmas. Her attention to detail, speed to respond and general loveliness made what was a very stressful time so much easier. She understood our complicated hours and made herself free to be able to let us view and secure the property.
Fast forward to now and she has just secured tenants for the next door property who are the perfect neighbours for us. She so clearly thought about it and put so much effort in to getting the right people to move in. She has cultivated a gorgeous little community, and has made our home even more amazing than it was in the first place.
I have moved a lot in the last 10 years and I have never known an estate agent be so kind, compassionate and wonderful at her job. She will be part of our housing journey for years to come.

We found a new rental through Tanya recently. She was attentive and quick to respond to any questions or queries we had. She made the experience smooth and easy. Couldn’t recommend her more!

I used Tanya when I had a flat to sell a few months ago, she was amazing, got me the best price and her service and attention to details was something else! - I'm not a fan of estate agents in the past, your normal high street chain agents don't really give a damm, but Tanya IS someone who cares - she's not your usual estate agent!

You’re not short of choices for an estate agent nowadays, but what you will struggle to find it someone as friendly, skilled and personable as Tanya.

if you’re looking for someone who is always working in your best interest, not her whilst having the ability to create an unbelievable amount of exposure on your home, then I would encourage you to speak to Tanya and find out about what she offers that is different to the norm.

Tanya is simply outstanding - believe all the extremely positive things people have to say about her, it’s all true! Tanya is incredibly knowledgable, she is an agent who actually understands buyers and sellers needs, gives brilliant advice and gets the job done! When you have dealt with inexperienced and unhelpful estate agencies in the past you’d pay twice over for the service you receive from Tanya.

Tanya has helped me on a number of properties for rental purchase or sale and in all cases she has diligently researched the market for me, discussed with the options and helped me to arrive at the best solution.
This is a personal service from a very knowledgeable agent who knows what service means.

Tanya recently sold our flat and did a fantastic job. It was a long buying chain with some complications. Tanya was very persistent in chasing up other parties in the chain that were not performing and kept us fully informed at all times. Her friendly and non-pushy demeanour made the process less stressful. I would absolutely recommend her, I’m sure the move would have taken a lot longer and been more stressful with anyone else.

Tanya faciltated the sale of our flat in the Isle of Dogs and the purchase of our property in Greenwich.

After a nightmare of year dealing with shockingly bad estate agents, Tanya managed to pull one out of the bag and successfully complete for us (and in record time too!)

I run a removal company which has worked with Tanya on numerous occasions now. Daily, we work along side many different estate agents all over the UK. Without a doubt Tanya is honestly head and shoulders above the rest. We only know about what happens on the actual move day but from speaking to the customers we’ve moved it’s clear Tanya takes such great time to sit down, get to know her customers and assist all she can throughout the whole move process.
On the move day, a handful of times in the years we have been operating have we seen estate agents present. Tanya is always present and is pulling the strings to ensure the move is as seamless as possible. Unfortunately due to another removal company being below par for a seperate move, I recently witness Tanya using her own car to transport fragile goods to ensure the safety. If you want someone to metaphorically hold your hand and do all the work to make your move as pleasant and enjoyable as possible you really need to be looking to Tanya.

Tanya has been nothing short of a delight to work with when letting out our two-bedroom flat in Blackheath. I would give her more than 5 stars if I could!

From arranging high quality photography and video of the property, to organising a new EPC certificate and advising on how to get the property ready for rental, to even taking a set of keys and physically letting in cleaners, she has been more like my PA than estate agent.
