Not the independent inventory clerk they claim to be

TargetInventories is a one-person company whose main and only member, Rachel, claims to be an independent inventory clerk. TargetInventories is the inventory company of choice for Black Katz, the estate agency through which my partner and I rented our previous flat. What both Black Katz and Rachel must have forgotten to mention is that not-so-little conflict of interest they have due to Rachel already having been connected to Black Katz in the past as their former Property Manager. One might think that Black Katz decided to set up a separate company and put in charge of it one of their employees to give people the (false) impression that TargetInventories is a serious independent company that provides an accurate inventory report both at the beginning and at the end of the tenancy. But I wouldn't make such an accusation (wink-wink).
The check-in inventory report was rather sloppy and not particularly full of detail. But — would you believe? — the check-out report described every single bit of dust that had been forgotten in the most remote corner of the house. This obviously prompted the landlord (who's also one of the owners of letting agency Rachel worked for) to try and charge us for cleaning the flat which we cleaned and gave back even cleaner than we had been given it. In fact, the check-in report itself mentioned that works had been carried out in the flat after cleaning and before handing us the keys, a little detail that both Rachel and Black Katz wittingly ignored until we made it clear that we wanted to resort to external arbitration to get our deposit back. In brief, you might think that this is a scam that has been set up to squeeze more money from tenants' pockets, but I would never think that (wink-wink).

Corrupt inventory clerk in cahoots with…

Corrupt inventory clerk in cahoots with the letting agent they solely work for. Rachel Nehard is an extremely dishonest individual who pretends to be an independent and impartial inventory clerk but almost exclusively works for her previous employers Black Katz Lettings for whom which she was a Senior Property Manager for 6.5 years at their London Bridge and Clapham branch. Since "leaving" Black Katz she has almost exclusively worked with them for 5 years as their fake "independent" inventory clerk. She has had a close relationship with Black Katz Lettings for over a decade and is even marketed on their website to landlords, so the idea she is in anyway independent from them or impartial is incredibly dishonest. It is a staggeringly enormous conflict of interest. This means unsuspecting tenants that don't do their research that receive her reports will believe she is independent when in reality she is not. I've personally experienced the service she provides and she will ensure on checkout regardless of how you leave the flat, that she dishonestly details issues to ensure unnecessary deductions can be made by the landlord from your deposit. This includes providing a very sparse check-in report with little detail or pictures, while then doing an extremely detailed check-out report when the possibility of deductions on behalf of the landlord are in play. In short she is firmly working in the interests of wealthy landlords and a parasitic letting agent and against the interests of poor tenants.

The "company" she claims to run, called Target Inventories isn't a company at all rather when questioned she says she is a soletrader. Her website has no official details of her business, including legal requirements of official business name, which if as she claims she is a soletrader she has to declare her name e.g "Rachel Nehard trading as Target Inventories" as well as other details such as her registered business address. None of her business details are on the documents such as inventory reports she supplies either including terms and conditions which just state "Target Inventories" which as an unregistered company has no legal bearing. When asked to supply these details she refuses which is illegal. It honestly feels like her whole enterprise has been set up to facilitate Black Katz not using a genuinely impartial inventory service.

If you move into a flat and the letting agent has hired her, you should ask for a different independent inventory clerk as this person is not trustworthy and will screw you over. If she is forced on you as an inventory clerk as a tenant, take lots of pictures when you check-in and check-out and ensure you shadow document the condition of the property yourself both times in detail in writing in line with her template.
