7 months I have a leak in my roof keeps sending people out. They just look at it. Turn around and say can’t do anything. Got to do scaffolding scaffold in turns up. He still don’t do anything now. I’m gonna buy the house for a pound and Taurus off cause they’re not fit to be a housing association because they can go back to their house nice and warm this winter I’ve been cold can’t sleep at night stressing me out I also suffer from high blood pressure. no, I’m gonna get a roofer to actually fix the job and anything else that needs fixing in this house.

Absolute disgrace of a company. The money wasted is unbelievable. Workers either don't have supplies or equipment or they pass the job on. They then sit outside your house for hours to pretend they're still on the job because vans have trackers.
It's all big scam by contractors at everyone else expense.
When they do do a job it's a cowboys job. It's all a cycle to scam money from government, tax payers eyc
My experience with Torus
My experience with Torus after purchasing a new-build property has been extremely disappointing.
Several defects were reported shortly after handover and remain unresolved for a prolonged period of time. Despite repeated follow-ups, the rectification process has been slow and largely inactive.
What is more concerning is the way the situation has been handled by the Development Defects Team. Communication has been minimal and there appears to be little ownership of outstanding issues.
Even after raising a formal complaint and receiving a response, the actual defects themselves remain unresolved. A complaint cannot reasonably be considered resolved when the underlying problems still exist.
I hope Torus will review how defect rectification and aftercare are managed for homeowners, as the current process has caused unnecessary stress and frustration.
Shared Ownership with Torus (WARNING)
My partner and I were considering purchasing a shared ownership property in Kings Park, Macclesfield, but the costs became excessive, with additional charges appearing for unclear reasons. They did not list 95% with estate agents or home ownership. We went in with a 100% mortgage, which was ultimately rejected. Torus then informed us that the rental agreement needed to be redone because it had lapsed during the six-month processing time, and they were not willing to cover the costs for Metro Finance to redo the paperwork. It has served as a significant wake-up call for us. It may be advisable to reconsider engaging with Torus and the shared ownership model, as purchasing a house outright with a single mortgage appears to be more economical, with monthly payments estimated around £700 to £800 instead of £1400 with mortgage and rental. There are numerous reviews from others available that highlight the challenges faced with Torus as a housing association, indicating a lack of competence in their dealings and paperwork. Our solicitors advised us not to move forward as Torus made rejections after rejections. IT WAS DEFINITELY A WAKE UP CALL. The home owners kindly offered to pay fees but that in itself was another warning to us. They clearly had very bad experience with Torus and wanted out asap.
Terrible company to live under
Terrible company to live under. They vandalised my property TWICE with stickers threatening to dispose of anything "that could be in the way in the event of a fire." Complete bullsh!*. My bike was nowhere near the door! Well done, you permanently damaged the paint of something worth nearly £1,000 and made yourselves out to look like an absolute bunch of w@**ers. All this hassle over the position of objects yet you do nothing about the guy next door who smokes in the communal area with the doors tightly shut. Utterly remarkable.

Avoid at all costs
Regret the day I exchanged to a Torus property!!! Fly tipping and rubbish left everywhere, drug deals going on in the car park.Washing hanging out of the windows, it looks like something out of Shameless. Noise from flats above as Torus haven’t dealt with the flooring issue, it states clearly in their regulations that upper flats must have suitable flooring to prevent noise. No signs on blocks indicating where apartments are so parcels are left in communal areas and disappear. Hostile behaviour from residents with mental health problems which are not addressed. Service charge is extortionate, supposed to get windows cleaned, never seen a window cleaner. Grids blocked, weeds everywhere and the grass only gets cut in the summer but we have to pay for winter months when they’re not even here. Absolutely disgraceful!!! I’m out of here first chance I get!!!!!!

Horrible experience
I am a tenant at torus and it is genuinely an atrocious company. They have no care whatsoever for the tenants safe guarding. All workers are unprofessional and disregarding and have no sympathy for any problems people have. Im absolutely appalled at Torus and i know plenty of other people who are too. They have lied to my face on multiple occasions.

took them 2.5 years to put a ramp to the front porch, another 3 months to put it to the door. still not plastered the walls (apart from the kitchen and bathroom) as i was promised 30 years ago, still not replaced the joists in the floors from a fire the previous tenant had over 30 years ago, the stairwell is starting to fall - they nailed it to the wall! cracks in walls are growing, the roof is held up by a single wooden pole. a house-mice Infestation they have failed to deal with properly for the last 3 years, etc. the list is endless. they don't help those with mobility problems to do the garden (apparently the free gardening stopped years ago - or so they say). they are refusing to put in a downstairs toilet or some sort of lift to get me to the bathroom and to bed so i can get up and downstairs safely, claiming its unfeasible even though the O.T. told them in front of me, its what is needed! at least they dealt with the cause if the damp and the black mold throughout the property, and patched up the floor and stairs that had gone through due to more serious issues, that they are not addressing and even deny now, because one inexperienced inspector said no, when over 12 experienced ones said yes... diabolical is a compliment to these guys
Title: Frustrating and Unprofessional Experience with Torus Housing
I have experienced ongoing issues with Torus Housing regarding flooding, decant arrangements, and a lack of communication. Despite repeated requests for updates on repairs to my permanent property, I have received minimal information and no access to monitor progress, even though I remain the legal tenant.
Administrative matters, including council tax notifications and correspondence, have been handled poorly, causing unnecessary stress and financial burden. In addition, I feel some matters have been dealt with in an underhand or misleading way, rather than transparently, which has further complicated my situation.
While some staff have been polite, the overall service has been inconsistent and frustrating. I have had to escalate matters through my MP and the Housing Ombudsman to try to resolve these issues.
I hope this review highlights the need for Torus to improve communication, transparency, and responsiveness for tenants facing urgent housing and repair issues, I’d like to add this has been going on for 6 months.
DEATHTRAP TORUS
Torus turned where I live into a halfway house for lunatics. I was brutally attacked by a man I'd never met before in my life at the main entrance. I had the attacker convicted in court. Torus ignored/erased all of my initial communications and then started actively working against me by burying me under a sea of paperwork riddled with sneaky tricks.
Eventually, I had some lengthy meetings with Torus where they admitted their incompetence, then proceeded to deliver 'even more' as I was getting psychiatric help, doing my best to keep my job, as the ASB increased...
Torus only met me because I'd started to pay less rent and I'd started to explain their sneaky tricks back to them with more clarity.
Due to the type of ASB Torus introduced to the block where I live, I asked to be rehoused. My grandsons could no longer stay over [every other weekend]. This deprived my daughter of a break and put a further strain on the situation.
The abuse from Torus has gone on for a few years now but thankfully it's moving toward court.
I'd advise anyone who is enduring similar from Torus to request email only communication. There's no lower limit to their behaviour when they think nobody is watching.
Record your original complaint; after losing it as often as they can get away with; Torus will then rewrite the complaint [removing anything serious] and start shifting the goalposts. This was a recurring theme.
Notify support agencies and get legal advice!

I am writing to express my deep concerns regarding my experience as a homeowner in an ex-Torus housing property, which I purchased four years ago. Unfortunately, this decision has resulted in significant challenges that I have faced since moving in.
I have encountered numerous issues stemming from the behavior of neighboring Torus tenants, including:
- Anti-social behavior
- Drug use and dealing
- Pet fouling
- Excessive noise disturbances
- And other related problems
Despite my numerous complaints to Torus—amounting to hundreds of communications—there has been no resolution or acknowledgment of responsibility for these ongoing issues. As a result, the problems persist, severely affecting my quality of life.
Additionally, I have attempted to sell my property; however, due to the persistent negative behavior of Torus tenants, I have been unable to do so. The existing records now make it challenging to present my property favorably to potential buyers.

They sent few times their contractors (unprofessional) who can’t find the issue while the weather is dry for a week or so. Today again was raining and the roof gutters were overflowing and causing flood in my property.
