COVID-19 CRISIS: Akelius offers ZERO HELP.
I asked if there was a discount in rent for victims and they said they are waiving late fees. Yup. Thats it. And then they direct you to the states page of government assistance-useless as they are unreachable in this crisis because of the millions of NYers affected.
Akelius is proving to be a shameful company that puts profit over the well being of its renters, even in the biggest crisis of our lifetimes. Really sad.
They do bare minimum of repairs and promise you a laundry facility and never deliver. The lobby is nasty, paint peeling. Every time they make a repair in my apartment, they do a really poor job, and then it needs to be repaired again and again! The heating is shotty at best. Tired of this old story. Greed is toxic.

Appalling customer service
Appalling customer service, they take an entire week to get back to you. We've been living in a damp flat since the day we moved in and the issue has still not been resolved. Not to mention other issues including a broken bed, flickering lights, broken shower door and a flat that was full of builder's dust and not professionally cleaned. We have been dealing with Sanna and Julia who are incredibly unprofessional and lack communication skills. They constantly just prompt you to email their generic services email address and pass you around to someone that can 'help.' Big regrets already moving in with this renting agency and we've still got 11 months to go....

Well I am glad I did a bit of research on Akelius and I wont be requesting to view any of their properties. Over 85% bad reviews that's terrible isn't it. If its all true which I believe it is, its such a good thing the government and private investors have come up with wonderful new housing strategies to help more people buy property rent affordable safe clean pet friendly places and put an end to these awful rogue landlords, I mean how evil is that trying to withhold someones deposit that is much needed by them, I know under UK laws the deposit needs to be put into a deposit scheme and the landlord can only dispute a deposit for unpaid rent hefty cleaning and damages, they would have to really prove it was real damage, I've seen many landlords loose their disputes for deposits GOOD, gone are the days when rogue landlords can just not return people's deposits, that's why they introduced the Deposit Protection Scheme. We now have many Corporate Landlords such as PinnPoint, BeHere, Fizzy to mention a few all over the UK with furnished apartments accept pets FIRST COME FIRST SERVED gone are the days waiting on a landlord to accept you, again what a great idea to stop all these rogue landlords, people can now live in a beautiful home and not put up with extortionate rent and unfit home, or put up with dam, mould, construction damages etc etc etc. People can now get SAFE, CLEAN and AFFORDABLE homes, although I only discovered all this having been recently made homeless by a Section 21 "Landlord wishes to Sell Property". My landlord has not been the worst to be fair, but I know one word for most of them but I will spell it back to front LIVE !! we still need more laws in place, perhaps we just need a total ban on irresponsible people renting out properties on the grounds of health & safety etc we need a government watchdog body, this company is Swedish/German I heard Sweden crime rate has been on the rise for a while now.

Ist etwas kaputt bist du geliefert
Wenn etwas in den Zustänigkeitsbereich der Akelius fällt bist du als Mieter geliefert. So ein Abzocker-Modell funktioniert wirklich nur in Berlin.
Der Reparaturservice ist bestenfalls Zeitverschwendung. Es werden alle Mängel aufgenommen, aber nie weitergeleitet. Es ist zum Verzweifeln. Seit kurzer Zeit Mieter - hätte es eine Alternative gegeben, ich hätte sie genutzt. Alles was man über die Akelius im Negativen hört stimmt leider. Finger Weg wenn es geht!

FINANCIAL EXTORTION
This is a criminal enterprise. Once you leave the deposit with them, you can pretty much forget about it, as they will never give it back to you.
Upon moving out, Akelius has come up with £250 of made up fees and charges, and they refuse to return my deposit.
We will be going to court, I advise others to do the same.

Rented for two years with Akelius, the apartment was nice & newly fitted/renovated - much more value for money than anything else on the market.
They definitely need to improve on customer service / the method in which they fix issues, you'll be passed from person to person and promised callbacks, which in some cases, will never happen unless you're extremely pushy about it. Had several issues, which were resolved eventually, however, two are very notable.
The apartment flooded (twice) due to a pipe not tightened to the washing machine, when calling the landlord to repair it took almost a full day for someone to even come out - and when they did we were informed by our neighbour they only came out because the neighbour reported their electricity downstairs had cut due to water passing through to their apartment. Upon further investigating I was told my flooding wasn't an emergency issue due to me not having any kids present, hence the long wait. Second time flooding, we had a similar wait, with the issue being the same pipe - and both times were left with the task of cleaning up the damage the flooding caused.
Another huge issue was the heating in the flat, the 2 heaters (electric wall heaters) were insufficient for the size of the flat's living area - reported this multiple times to Akelius who brushed it under the carpet. On one occasion someone came out to view this, and because on that specific day it wasn't cold/the heating wasn't on, it was ignored thereafter. Due to this for the flat to even be manageable, the heating would have to stay on in the Winter, all day & night, leaving me with ridiculous energy bills of £400+ in the Winter months. I was able to afford this but for people who can't this would be a huge burden.
Also, if you have a vehicle and park in areas where you need a permit be vigilant of your contract. My contract didn't state that I need to display a permit, however, I kept receiving parking tickets for not displaying one, and in one case even a CCJ. The parking company are very pushy but a quick Google search will offer you advice on how to deal with them.

I have not had electricity in my Bedroom for 3 months now, shower leaks in the ceiling (ceiling has never been repaired). I enquired a few months ago how much outside parking was. The answer was 50$. Now 2 months later, now we are having an issues with parking in St-Lambert we can non longer park on the street at night therefore the demand for parking has increased. I asked to reserve an outside parking yesterday, the price is now 85$. The pool in the summer is really bad, the property is not well taken care of, its is dirty constantly Inside the building. I am not staying another year, Moving as soon as my lease is terminated. the administration is the worst I have seen. Too bad because with a good administration it could be very different. Way too expensive for the service we have.

They shut off the heat in my building…
They shut off the heat in my building to renovate a unit from 9-5 while the temperature outside is -8 and counting. It is now 8pm and apparently the heat in the building has been turned back on except for some units including mine. I am literally sitting in my winter jacket in my own home. Not to mention all the dust and debris in my unit due to said renovations. It is illegal to not provide heat to tenants in the winter months. Unacceptable. Terrible company.

Hur länge ska det behöva borras?? Ni har borrat i samma hus i över 1 1/2 år och jag vet att så många personer ej har flyttat här???! Själv får jag dock aldrig byta lägenhet, fast att jag har sökt.
Det är TOTALT omöjligt att vistas hemma och försöka sova inför nattjobb att jag ibland får sova på jobbet eller hos mina föräldrar för att kunna sköta mitt jobb, detta ska inte behövas och måste hittas en lösning!

Horrible company, horrible building, coercive tactics to fill units, rat infestations...
Update 2022:
I was looking for an apartment in 2019 around Lansdowne and Dupont in Toronto. I was given a tour of two apartments. (One bedroom, den, kitchen and in-suite laundry for $1,7000/month).
The hallways were in shambles and looked like the building was going through construction. I was told that the building would be renovated by the time I moved in. It was not.
The agent working with Akelius told me he would "hold" the suite for me if I got him my deposit by the end of the week in the form of 4 money orders.
I texted him updates on the money orders and checked in with him daily to make sure the unit was still available and then I gave him my application and payments immediately.
He confirmed my move-in date and all seemed well. He told me the unit number of the apartment I would be moving into and I noticed it was different than the one I actually saw. I asked him If I could see the new unit and he brought me upstairs for me to take a look at it one more time. When we got there there was a tenant still living there and he did not give the agent access to show me the unit.
When I asked why he was moving out, the agent said the tenant had a baby and the unit was too small for his family.
I asked the agent if the unit was like the same one he showed me previously and he confirmed it was verbally. He assured me that the person would be gone, come move-in day.
On move-in day, I showed up at the date and time requested and no one was available for help at the building. I had no keys to my unit. The janitor had to let me into my unit.
I was shocked when I saw the unit. It wasn't clean... this was confirmed by the janitor. He said, "Oh I haven't cleaned this unit yet."
What was more shocking was the unit was significantly smaller than the one I was initially shown. It was (at best) half the size of the unit that was shown to me. I realized then that I was paying for a 1bedroom but this was literally a bachelor apartment w/ a tiny den that was basically inside the kitchen and there was no in-suite laundry.
I was livid at the time and felt tricked and coerced into moving in. Because I had no keys, and because I paid people to help me move, they unloaded my belongings into the unit and I was forced to leave all my belongings in my apartment and wait until Monday to talk to the agent about how I was given the wrong unit. (Move in was Sunday morning)
I texted the agent my complaints and he did not respond. Instead, I received a call from the Property manager. She apologized for the "mix-up" and asked to meet me at the unit to talk and give me my keys.
When I told her about the "mix-up" and how I thought it was intentional, she was really condescending and basically said the smaller unit was all the space I needed for one person anyways. At the meeting my options were:
1. stay and accept this
2. leave and find a new place
I didn't have time to look for a new place that was within my budget and I had paid to move into that location for work. So I had to accept the circumstance.
As result, the property manager gave me a $100 discount on rent. I wasn't appeased but it was all I could do at the time and I had planned on moving out as soon as my lease was done.
I ended up living in this unit for two years, reluctantly. Mostly because of the pandemic I wasn't able to move out right away as I had hoped.
During the two years I was there I had issues with building management and personnel coming into my apartment without notice and sometimes when I was at work.
The unit above me smoked and cigarette smoke filled the tiny apartment every day.
I had constant appliance issues monthly, shelves were falling down in the closest because they were simply drilled into drywall.
Rats living in the walls of the building crawled out from the holes that were left open by the elevators and in my unit by construction workers and crawled into our kitchen. As a "solution" I was given glue traps.
This building had infestation issues and I constantly had to call someone to help with that (during a pandemic). Cockroaches, spiders, ants, flies... it was horrible. A man died down the hall from me on Christmas day 2021 and no one was at the building to help get him out.
Drug dealers in the stairwells. Drug addicts and homeless people from the cafe next door often walked into our buildings and lived in the stairwells.
It was a horrible experience and after two years of hell, they finally renovated the building to look decent.
Decent meant, things looked nice enough to trick people into living there. Finally, after Toronto lifted the lockdown I was finally able to move out in August 2021.
During this entire time, I paid rent on time and consistently.
If you are considering living at 730 St. Clarens I advise thoroughly looking at the building's quality, asking lots of questions, and making sure you are getting what you are paying for. I strongly advise looking for an apartment elsewhere
