Bear Camp Cabin Rentals are deplorable

I booked the "Alone at Last" cabin as a peaceful getaway to celebrate my wife’s 60th birthday. She is a recent cancer survivor who underwent four surgeries in six months, and I wanted to do something meaningful and restorative for her. We drove 13 hours expecting a secluded, comfortable retreat, but upon arriving late at night, we were deeply disappointed by the condition of the property.
Parking was extremely difficult, as the designated area was little more than a narrow shoulder. Upon entering the cabin, we were immediately met with a strong, unpleasant odor. Although exhausted from the drive, we had hoped to relax in the hot tub before going to bed. Unfortunately, the hot tub was cold, the steps were rotted, and the cover was filthy and secured with a small rope. I also had to install the breaker myself just to restore power. Inside the cabin, the doors leading to the deck would not close properly and required force to shut.
Attempting to unwind, we tried to watch television, but the internet was extremely slow. The TV was mounted far too high above a non-operational fireplace that was clearly marked not to be used. The décor appeared mismatched and poorly maintained, with used plastic plants and clutter throughout. The mantel was cluttered with exposed electrical boxes, speakers, and tangled wiring, and the television had no local channels.
When we went to bed, the mattress was extremely uncomfortable and felt very old. While we understand that a cabin setting comes with some natural sounds, the noise level was unacceptable. The downstairs toilet ran continuously throughout the night, the structure creaked loudly as wooden planks shifted, and rodents could be heard moving within the walls. Wind noise made it feel as though we were in a tent, and there was constant noise from Gatlinburg, including loud engines and late-night activity. Additionally, the windows had no blinds, allowing light pollution to flood the bedroom all night. We were unable to sleep at all, and once the sun rose, there was no relief from the brightness.
The following morning, we contacted the management company but were informed that the manager, Brittany, would be unavailable for five days. My wife attempted to make coffee, only to find there was not even enough coffee provided for a single cup. In daylight, the cabin’s condition was even more troubling. The shower was so unsanitary that we had to wear shoes while using it. There was extensive water damage and warping throughout the floors. Despite the listing, the cabin was not secluded—other cabins were very close by—and with no blinds upstairs or on the deck doors, there was no privacy. The pool table cues were all warped, the rugs were heavily soiled and long overdue for replacement, and we found rodent droppings throughout the cabin, including on the couch.
As a result, my wife spent her 60th birthday in the car as we drove back home. We continued reaching out to the management company and were again told that Brittany would contact us. After five days of follow-up calls, she finally spoke with me. I requested a refund for two of the three nights we did not stay. This request was denied, with the explanation that we did not give her the opportunity to remedy the issues. Many of the problems we raised—such as the lack of blinds on thin windows—were dismissed as “owner preferences,” leaving no reasonable path for resolution.
Based on our experience, I strongly advise against staying at this property. The only thing more disappointing than the cabin’s deplorable condition was the management’s dismissive and unprofessional attitude toward their guests.

This company is worthless and as others…

This company is worthless and as others have said does not stick to the policies in regards to them but have no problem misleading and not following their own rules. I emailed and called approximately 12 times to cancel my trip, do to a medical issue 15 days prior and was told that it had to be more than 15 days prior. So I lost my money on this place and advise everyone to steer way clear of this place.

Would not stay at BearyCozy cabin again!

We stayed at Bearycozy cabins Feb 9,2025 to Feb 14,2025. The tub didn't seem to work right and the plug didn't hold water well. The hard water deposits had built up over time. Not only was the water flow slow you could actually see the deposits. There was no step to get in & out of the hot tub and the pool table was off balance & the balls didn't bounce off the sides and roll correctly. One of the pool ques didn't even have a tip on the end. The windows were dirty and large cob webs were in three places. The coffee pot took 45 minutes to brew one cup. Needless to say we complained & they brought a new pot that worked. Outside in between the cabins was a pile of garbage that no one had picked up. If you have a family with you, you would need to bring your own silverware as there wasn't enough for a group. I will have to say the bed was fairly comfortable & the floors seemed to be clean. Fridge ,stove & counters were clean but that's the only positive. I would also like to add that there were no clear instructions on how to work the tv and there were so many remotes it made it very confusing. The only thing that was clear was the cost of anything should there be a problem and there were no refunds! The customer service was terrible and they just didn’t care!

Horrible Experience

We stayed in cabin Timeless View 12/27/24-1/3/25. We decided to try Bear Camp Cabin Rentals this time. We stayed for a week and paid peak prices for that week $810 per night. Cabin company provides a list of amenities on their website. Fireplace and dishwasher are on the list. On day 1 we immediately noticed the fireplace didn’t work and reported it to office. My husband spent an hour and a half trying to get TVs working (Batteries dead in remotes, remotes and tv boxes in wrong rooms, tv in Spanish instead of English). It was a mess. The next day we learned the dishwasher didn’t work & reported that. Both were looked at and neither could be repaired during our stay. That’s two very important appliances we did not have during our entire stay. The fireplace was missing parts. I find it difficult to understand how we were the first to report missing parts in a fireplace. All but one of the pool table cue sticks were missing the tip (hard to play pool without a stick) and the arcade game was missing the main joystick. Nothing could be fixed without owner approval which is only done by communicating over email. We followed up on fireplace 24 hours later and they still hadn’t heard from owner. We spent a portion of almost every day waiting for maintenance or the owner to address. Not how you want to spend your vacation. We did request a partial refund for the inconvenience. We were only offered a credit on a future stay. That’s like saying I know you think my food sucked, but you'll pay full price this time. If you come back and try me again, I’ll give you a discount. I submitted a review on the cabin website Jan 15, a week later the review has still not been posted. I called the cabin company and they said all they can do is send the team that handles reviews a message. We tried to go above the manager and they would not provide his or her contact information. Very misleading company. This is fraudulent behavior, false advertisement, and should not be permitted.

RUN from renting from Bear Camp Cabins

RUN from renting from Bear Camp Cabins! In my 40 years of renting from Gatlinburg cabin rentals, I've never been so disappointed. Pictures online were not as in person. Staff lied about having a driveway. Smell was so bad, nobody could go upstairs. Electricity was off for an entire day.

Bad Rental Experience, Poor Customer Service

We reserved a cabin for a large group (20). When we arrived, the property had not been inspected before arrival as was indicated in the rental policies on their own website, and there was no functioning water on the property. We contacted the company, and they sent someone to turn on the water while we went to get groceries and meet the rest of the group. When we returned there was water flooding parts of the cabin. It took over 4 hours and multiple phone calls to get a plumber to come out and stop the flooding. He finally arrived at 1am.

The following morning, we contacted the company. We asked them to move us to another property, although they DID give us the option of remaining in the original cabin without access to some of the bathrooms and bedrooms while they did the repair work. It took forever to get it all sorted, and our group moved, meaning we lost an entire day of our trip dealing with lodging issues.

After we returned from the trip, I contacted the company about a partial refund (at least that first night should have been comped). I had to call 4 times over the course of 2 weeks to finally speak to someone in management, and rather than calling me back as I had requested, I was sent an email stating that their policy is for no refunds. I could only get them to call me back when I responded that I wanted to ask about the inspection policies. They informed me that they weren't able to inspect all the properties because they don't have enough employees.

Furthermore, we were told that since the property they moved us to is slightly more expensive (although with fewer beds), we should be happy with the resolution. They offered us a 10% discount on future rentals, but given that they cannot be counted on to provide the contracted services, we will not be using this company for future outings.

There are plenty of cabin rental companies. I suggest you steer clear of this one.

TLDR: They don't follow their own rental policies regarding the properties but hold you to their "no refunds" policy.

Best rental company in the Smoky Mountains!

We recently stayed in Bear Camp's "Heaven's Valley" cabin, and it was absolutely perfect!

The remote check-in process was a breeze, and we had no trouble following the directions. The property was every bit as nice and clean as the pictures and could not have been more perfect! We had a wonderful time and will continue to book with Bear Camp!

We came 'on board' with Bear Camp…

We came 'on board' with Bear Camp rental company about 2 yrs ago with our cabin "All About The View". We have found management to be very attentive to cabin needs.(supplies, housekeeping) From our personal experience the cabin is clean and neat. We are very happy with this company. We were with another company for several years and there is no comparison in management of our cabin. Happy guests make for successful cabins!
