Absolutely unacceptable. Filthy arrival, deceptive communication, and ruined first impression.

We stayed at the Hermes Inspired Waterfront Villa in Hollywood Fl and I am beyond disappointed with our stay at Eden Villas. The lack of professionalism and basic cleanliness was appalling, especially given the premium price paid for a large group celebration.The day we booked this property, my very first question to management was whether we could secure an early check-in. We were flatly denied and told it was impossible because the cleaners needed the entire window to ensure the house was spotless for our arrival.
Imagine our disgust when we walked in at our designated check-in time only to find the house completely uncleaned from the previous guests.The Kitchen: Leftover open groceries, a half-eaten charcuterie/fruit platter sitting on the counter, and piles of plastic trash bags stacked next to the fridge.The Living & Dining Areas: Remnants of trash and discarded plastic utensils scattered across the tables.The Bedrooms: Beds completely unmade, sheets crumpled, and the rooms left in total disarray.The Bathrooms: Dirty, used towels strewn across the vanities and floors.The Outdoor Pool Deck: Trash and plastic wrappers literally left on the floor right next to the pool and outdoor seating. Dog feces on the porch even though the house is not pet friendly. To use the "cleaners" as an excuse to deny basic hospitality requests, only to force guests to walk into a filthy, biohazardous mess, which was absolutely NOT CDC compliant is a complete joke. It completely derailed the momentum of our first day, forcing us to deal with management logistics instead of enjoying our trip.Do not trust their communication, and do not expect a clean house. Save your money and book with a company that actually respects its guests and understands basic housekeeping. 1 star is beyond generous for this horrible experience!! Avoid at all costs.

I am writing this to warn any families or large groups considering booking through 'Eden Villas Miami,' which operates under the legal entity Beyond Mind Management LLC (Principal: Arthur Peyrot).

Our experience with this company has been a nightmare!

We booked 'Villa Vizcaya' (1555 Hollywood Blvd months in advance for 13 people. Upon arrival, we were barred from entry because the owner’s family was occupying the property. Management (Sacha Hirel) admitted in writing that they allowed the owner to take the property 'last minute,' ignoring our legal reservation.

They attempted to force our large group into an inferior, inland property that lacked the amenities we paid for. When we refused, we were left to find emergency lodging on our own during peak season.

While they processed a partial refund for our December payment, they are currently withholding a $3,647.50 deposit made in May 2025. Despite multiple written promises that they are '100% refunded,' they have refused to provide a Transaction ID or ARN to verify the refund exists.

This company operates under 'Eden Villas Miami' but processes payments as 'Beyond Mind Management LLC,' likely to obscure their identity from dissatisfied customers and state regulators. Their listed business address (601 NE 23rd St) is a residential high-rise where they do not maintain a public office.

We have filed formal complaints with the Florida DBPR for unlicensed/unprofessional activity and for deceptive trade practices. If you value your vacation and your money, stay far away from Arthur Peyrot, Sacha Hirel, and any property managed by Beyond Mind Management or Eden Villas Miami.
