Very friendly and would recommend them again, the report spotted a number of issues that weren't picked up from a specific asbestos survey as well, so above and beyond.

Brad undertook a Level 3 survey for me, on a Grade 2 listed property that I was looking to buy in a village in Warwickshire. The entire experience from beginning to end was totally professional. Brad clearly knows the business inside out and following the survey he gave me nearly 2 hrs of his time discussing the key points highlighted in the survey, and imparted some very valuable advice about how I might address some of the issues found. The quality of the report produced was to a very high standard with lots of supplementary photo evidence where appropriate. Can't recommend him highly enough and in fact, already have recommended him to a friend, who got equally professional service.

Hook and Sons are amazing surveyors. We contacted Hook and Sons for a Level 3 survey for an investment property we were in the process of purchasing. After their visit of the property, they called me the next day with a detailed overview of all the issues and produced a very detailed survey (96 pages long which is more than most surveyors) with lots of photos and amazing attention to detail. The property was tall with three storeys but even so they took close up photos of the roof/gutters and pointed out a damage in the roof (along with several other issues) which we would have never seen. There was a leak which was fixed in the kitchen and when we viewed we could not see any leak – however, Hook and Sons spotted that it was still leaking and included in the survey with a photo.

They also highlighted an issue with the property which both our solicitors and the estate agent were unaware of. Hook and Sons went above and beyond their role as surveyors and searched the council’s HMO register and planning portal. They found that the property had a certificate of lawfulness refused and therefore could not be used as an HMO. The vendor never declared this to the estate agent. We therefore cancelled the purchase of this property as soon as we could. We don’t think other surveyors would search the HMO register or planning portal.

Before we chose Hook and Sons, we contacted about a dozen other surveyors for quotes. All the surveyors got back to us with quotes and Hook and Sons had the best quote along with 3 other surveyors (one of which was not chartered and so we excluded). We decided to go with Hook and Sons since their sample report was amazing and they had excellent 5 star reviews on Really Moving. Also, there was something different about Hook and Sons – while other surveyors only provided quotes, Hook and Sons were the only surveyor who pointed out a few things from the RightMove listing images and so we had useful information even before we instructed them to do the survey.

They also looked at the Building Regulations notice on the Council website which indicated that the boiler in the property was installed last year. However, they pointed out that the boiler was at least 9 years old and so this was an error. We doubt other surveyors would go above and beyond their role and go as far as looking at the Building Regulations notices and this highlights just how good they are with attention to detail. When they carried out the survey, they were unable to access one room. They agreed to come back at no extra expense and arranged a date with the estate agent (although this never went ahead since we withdrew from the sale).

We highly recommend Hook and Sons and will certainly contact them again for our next property purchase.

Buying a house is one of the most stressful and expensive financial transactions most of us make in our personal lives. I found Hook & Sons via a comparison website and decided to engage.
I heard from Brad Hook who immediately put me at ease with his obvious professionalism and expert knowledge. I instructed him to carry out a full survey on a property we were looking to buy.
The survey was carried out promptly and Brad took care of all the arrangements of accessing the property with the agent. After the survey I had an initial call with Brad who gave me his summary findings. A few days later the full report arrived in my inbox and another telephone conversation took place where the survey results were explained in detail, in clear language that I could understand. Full recommendations on what work needed doing and estimates of the likely costs were also provided. I was invited to call him again if I had any other questions or wanted something going through again; nothing was too much trouble.
