The keys were given to the buyers without our consent, even though we had instructed them to hold off until the full set of keys was received. Glenn, the area director, released the keys, and Jamie, the Watford branch manager, shifted the blame onto the solicitors and us for their unprofessional actions. If the area director and branch manager act this way, what can we expect from the rest of the team?

Don't ever use this absolute clown show of a company. Couldn't have been less helpful when I needed my property back and had a tenant not paying rent.

Absolutely unacceptable experience with Estate Agent’s Paul.They misrepresented the property my daughter purchased, advertising it as semi-detached when records confirm it is a terraced house. There is a clear evidence, they refuse to acknowledge their mistake. This misrepresentation has caused significant financial loss, as she would have made a different purchasing decision had she been given the correct information.Avoid this agency if you value honesty and professionalism.

I was looking for a rental property in the Hemel Hempstead area of Hertfordshire and found that a lot of the estate agents that I dealt with were not very efficient in finding me what I wanted and were literally making me decide to buy a property instead of renting one. However one person was very helpful and knew all the relevant information on the property we were viewing and was extremely helpful in trying to find us somewhere within our price range. I am 73 years old and disabled and this lovely person was very patient with me too. Her name was Ellie and she worked from the Hemel Hempstead branch of Imagine Estate Agents.

Service was shocking, didn't now what they were doing, lost a sale by giving buyer wrong information, then was told couldn't sell our property until tlite was spilt which is utter rubbish, wasn't informed when cancelled viewings, wished I had listened to friends when told don't use them.

Awful Agency-it does not refund huge amount of deposit to the tenants.

Paul Markey unfortunately let the team down. I’m presuming he’s just started his career so his inexperience has resulted in some poorly judged, unprofessional behaviour. Real shame as we initially liked Paul and mentioned giving them more business in the future yet definitely one to avoid now sadly.

Context - We decided to proceed with another property that was on sale with a different estate agent instead of Paul’s property. He wasn’t happy…

“Thank you for wasting my time and also now having to have a very awkward conversation with my owner…. Lets hope for your sake you don’t get messed around like we have but if there is such a thing as property karma it may well happen.

My personal experience with Imagine has been very poor. I have found both customer service and professionalism to be lacking. My dealings have been with the Hemel Hempstead branch, where the attitude and conduct of one particular member of staff was especially shocking.

We have had an amazing experience with Imagine Watford. Jamie dealt with the valuation of our property and the process moved very quickly from there. The marketing, photos and listing were all amazing and I am picky! The property was on the market the next day and we had accepted a great offer over asking within 3 working days. To top things off they also helped us find our dream home!! I cannot praise this team enough, thanks so much to Jamie, Jason, Nikki and Glenn (and anyone else I've missed)!

I am a Landlord, after non recept of June and July's rent, Imagine allowed the tenant to remain for 2.5 months rent free. In the end security deposit was recovered but no rent for July and additional £420 taken from deposit. Am in deficit, and imagine did not pro actively aim to retrieve rents due but allow for the tenant to live free of charge.

In the end spent over £3,000 to redecorate and another £420 for repairs and cleaning. Has put me into debt.

Imagine simply allowed the tenant to take full advantage of the situation.

I approached 3 agents to sell my house in March 2024 and it came down to a choice between Imagine and Churchills. I'd bought through Churchills and thought I'd sell through them but I was incredibly impressed by Jamie when he came to value the house and his thoughts on selling the house.

So much so that I changed my mind and instructed Imagine to sell my house. I haven't regretted that decision one bit. Whether I was dealing with Jamie, Ashley, Amir, Amy or Katie I cannot fault them for their helpfulness and attention to detail.

I'd recently witnessed the awful consequences of a conveyancing solicitor recommended by an unrelated estate agent and decided I'd chose my own. I wanted Graham Smith Property Lawyers only to find my buyer had already secured their services. I went with Alan Bultitude of St John's Property Lawyers. Again, I can't recommend these solicitors highly enough.

Imagine matched me with a first class buyer which meant a smooth and relatively stress free sale that completed before the end of July 2024.

I mainly dealt with Katie once we had accepted an offer on our property. She was honestly amazing. Responded to my emails quickly, picked up the phone when needed and kept me updated. Things were a little touch & go with the buyer at times, Katie was amazing at keeping me calm! We managed to exchange and complete within 3 months, which I think is amazing in the current climate! Thank you so much! x

When we first started using this company to rent our property, they were quite good. But six years on and the quality of work declined dramatically. We had a difficult time communicating with them at time. They hardly ever call you back if leave a message and request a call back. Some agents are rude. I was happy with the account department and over the years they were helpful and prompt. The letting team are impatient and a big let down. Just in a hurry to rent it to the first person comes along. They used to show the place to people individually but now a days they arrange a viewing day and bring a few people. To me this doesn’t give the agent enough time with each viewer to explain or know them a little. Basically the landlord doesn’t matter anymore. Apart from one person, the rest of the sale team were not polite and quite patronising at times. I don’t recommend this branch at all. Our special thanks to Drew. He was amazing.

Don’t even bother with this useless agent, recent experience has shown very poor communication and co operation within a property chain. AVOID AVOID AVOID

Have recently moved out of a property rented through imagine. Property was thoroughly cleaned prior to check out and from inventories it is obvious that it was cleaner when we left than when we moved in. Domestic clean was done prior to us moving in and so that is what we provided when we moved out. Check out inventory provide by RM inventories noted minor cleaning dilapidations, imagine has interpreted this report as us being liable for a full professional clean as was requested by the new tenants. Imagine have not considered the state of the property when we moved in and are not open to discussing this. I have sought advice from an independent inventory clerk who has confirmed there is no reason for us to be penalised as the inventory shows we have left the property in a better condition than when we moved in. We are now having to go through DPS appeal all because imagine will not discuss this with us as they just want to get money out of us, and they think we will give in because the appeal process takes a long time.

This is a follow up review following completion of my sale by Imagine Bushey. Imagine were great. Really helpful every step of the way and for that reason I would not hesitate to recommend them.
HOWEVER, please DO NOT use their recommended and affiliated conveyancer AV Rillo. I cannot find the words to describe how terrible my experience with them was from start to finish. I could list all the reasons but it is so anxiety triggering to recall - I am just pleased it is over with.
They are apparently an award winning team, how is beyond me!. Don't believe the hype.
Trust me, this is just a friendly warning if you want to maintain your sanity through what is already a stressful process - stay clear and choose your own.
I felt like I was doing my own conveyancing anyway so could have save myself a lot of time, hassle and money!
If Imagine try to recommend them, I would be very surprised based on the amount of times I had to complain directly to them (as they recommended them) and get them to step in to sort out issues.

We had a shockingly bad experience with Imagine, yes the lettings market is wild at the moment but it doesn’t excuse negligence and lack of humanity.
I called them up to arrange viewings and check if properties were pet friendly first to not waste anyone’s time, but no one was ever in the office just the admin team who couldn’t help. Claire the letting agent who would show places in Watford was never available to answer the phone and would rarely answer emails. To even get to a viewing it was a last minute - make it or lose it vibe, potluck to get an email when you respond asking for one.
We got to a viewing and told Claire about our dog, she said it wouldn’t be a problem. We were then accepted and went through whole application process, holding deposit paid and pre-tenancy docs all signed two months before move in date. Things seemed sorted…
Where it gets awful is one week before move in she calls my partner to ask questions about our dog. The same dog mentioned on our paperwork, in several conversations with Claire and in our references. She said she would “just double check with the landlord” on a Friday evening. Saturday morning she tells us the landlord has backed out by email, no call no explanation. I called the office to speak with her and requested a call which she avoided and never made. She said she would help us find somewhere new and went quiet, with less than 2 weeks on our current tenancy we were able to get lucky and find somewhere so we weren’t left homeless.
This is what Imagine thinks is ok, no call, no accountability, no conscience all they want is your money and to protect landlords (most of their positive reviews are landlords or sales). Yes the market is crazy at the moment but if you’re looking for communication throughout your tenancy, safety and stability - go with another agency.

Paul Markey helped me to secure the house. He chose me from a number of interested parties because I was able to proceed and he was very kind and helpful when I needed to re view.

It has been a week that l am waiting for a call back to view a property.l keep calling and they always say that they are busy. Why no one is calling back??? I need to see a property and l have all the cards ready!

Can’t recommend enough - really proactive agents. Helped position my property really well, found me a buyer really quickly and then helped push my sale through really quickly. Not the cheapest option, but excellent agents so worthwhile.
