Avoid

This company has ignored multiple requests for information. They are running the management company without a shareholder as a director. They refuse to share the contract or agm notes. They don't carry out the work they should. They don't clean or check the fire alarm weekly.
Please note they only send correspondence out with an email address that bounces back saying it's not monitored!! Exactly !!!

What a joke of a management company! STILL yet to receive answers from simple questions asked seven days ago even after chasing up on FIVE separate occasions which we absolutely should not have to do when we pay a fee for a service that is clearly not being provided! Awful.

To clarify, queries regarding structural alterations and lease-mandated consent (such as the kitchen wall removal and window changes) are not simple maintenance items. These must be reviewed by the Freeholder's Directors to ensure compliance and the safety of the building, which necessitates a formal process and a longer timescale. We are very sorry if this was not made clear to you and responses have been delayed.

The manager of the department has been in direct contact with you to provide an update, address your complaint, and agree on a clear path forward

We are now leaving after 2 1/2 years of…

We are now leaving after 2 1/2 years of Seraph management. I don’t know where the reviews on their website are from but our experience has been awful. Five different contacts, numerous issues ignored and then needing to be raised again with the new person who starts well but then can’t see things through. I would NOT recommend this company.

Worst property management I've dealt…

Worst property management I've dealt with as a tenant.

Just stay away. They are rude, miserable and will make your life hell as a tenant. I don't know how some of these people get employed in the first place, they sound very very uneducated.

The reviews below are hilarious because they're so true and strike a chord because I am experiencing exactly the same.
1) Extremely rude staff on the phone with 0 manners. 1 woman who I spoke with on the phone called Denise was polite but others are terrible.
2) Liars, don't communicate, don't answer emails.
3) Quick to ask for money but when it's come to my deposit they lie, accuse, don't communicate in an attempt to not pay my money back. Had an extremely miserable experience since the start.

4) Also been accused of some random old guy who they sent in coming in and misplacing a key for some works and then being told that the tenants have to bear the price for it. How is that my fault!?

5) they are aware of extremely low quality furniture and paint in the rooms that they know will degrade over the course of a few months so they can deduct it from your tenancy.

In short they are rude and clueless and will do everything they can to keep every penny of your money. They still owe me £450 that I've been asking for, for weeks but to no avail.

We’re sorry to hear that you are unhappy with your experience, however, your deposit cannot be released until we receive the landlord’s formal confirmation regarding the deductions he wishes to make.

As explained in our recent correspondence, the check-in and check-out reports as provided to all parties, show differences in the condition of the property, which the landlord is reviewing. We have chased him for a response and will process the deposit as soon as we receive his instruction.

We do appreciate your frustration, though we act as the managing agent and must follow the landlord’s direction in accordance with the tenancy agreement and deposit protection regulations.

The worst letting agency around

This is quite possibly the worse letting agency in Wales. Both the local authorities and Shelter Cymru are familiar with Seraph, because of the amount of dreadful management they roll out. The staff are all inexperienced with no relevant background in housing matters. The staff are rude and disrespectful both in written and verbal communications. They hire fresh graduates, with no relevant degrees or experience, in order to pay minimum wage and the tenants, pay the hefty price of their incompetence.

Don't bother complaining to their managers because, they're just as inept.

They cause inexplicable upset and distress to their tenants through their poor management of properties.

They attempt to withhold bonds from blameless tenants, just because they believe that they can bully people. In addition, to lawfully remove tenants from the properties, on non fault evictions, Seraph don't follow the proper Court procedures to achieve possession of the property. This is because, they're both inept and inexperienced but, also think they can bully tenants out of properties instead of paying for appropriate Court proceedings.

Renting with Seraph would be a mistake, they will cause you upset and disturb your tenancy. Their diabolical staff will argue with you, when they're in the wrong and they will not advocate for you with your landlord. You will need to involve the local authority if there are difficulties within the property.

I speak from a terrible and devastating experience of Seraph, if I were you - I'd stay away from them, you'll only be lied to and harmed emotionally for your trouble.

We are disappointed to read your comments, which we strongly refute. Our staff work hard to provide a professional service, and we will not accept unfounded allegations of bullying. On the contrary, our team has been subjected to unreasonable behaviour during your tenancy.

All of our staff are trained, knowledgeable, and supported in their roles to ensure they can provide the best possible service. We follow all legal requirements in relation to tenancy management, deposit protection, and possession procedures. Our practices are compliant with legislation and industry standards, and we are proud of the many positive relationships we maintain with both landlords and tenants.

We understand that renting can sometimes be stressful, but personal attacks against our staff are not accurate, justified or constructive. For anyone wishing to know more about our services, we encourage you to look at our wider feedback and speak with us directly.

Awful company for tenants

I have had the displeasure of having Seraph as a landlord for 5 years. They couldn’t run a bath let alone a property management company.

They have been trying to improve their reviews lately by only asking those with positive experiences to leave a review but don’t fall for it they are awful. My block actually removed them for leaseholders but tenants are still stuck with them.

Any issues you have as a tenant will take months/years of non stop chasing if ever to be resolved. The staff all have an attitude and no professionalism or customer service skills. They will send you defensive emails which don’t address the issue at their own pleasure and are always “in training” or at “a meeting” if you try to call no matter the time of day as they don’t like speaking to people over the phone. They should be politicians as it’s rare you get a straight answer just get fobbed off or misinformation. All the new nice people don’t last or quickly develop these bad habits unfortunately.

They do substandard and cheap repairs and arrange subcontractors that don’t attend and have no respect for your time or property. AVOID AVOID AVOID.

They claim they can’t be that bad as they have a few 5 star reviews but does that diminish the suffering of those living in awful conditions whilst paying high rents whilst seraph drag their heels at every opportunity? Does that explain why the leaseholders of my block finally had enough after they did nothing fix of improve communal areas such as leaving us with no working cctv for years. An issue which a new company has fixed in a few months?? No cleaning of windows or block maintenance as promised. Lying to people during property viewings and then back tracking?

The only time they will be quick and efficient is when they’re putting up your rent.

A Very Quick Response / Solved the Problem


My flat is in a large development that has been managed by Seraph for several years and I have had an excellent relationship with their staff, both on site and in the office. The service has always been very good.

Recently the development, which has huge problems with building defects has been awarded costs going back many years. Each leaseholder are to be reimbursed monies they previously paid out for legal fees.

Every leaseholder was issued a digital form to complete, which was designed by Seraph for this purpose. I have two flats, my residence and a rental which made it more complicated. I had a problem trying to use the form a second time and emailed Seraph with the issue late evening.

I was surprised to receive a very quick reply from Katie Overson, the Business Change Manager for Seraph. She informed me that she had now resolved the matter and I could now complete the form a second time. I was very appreciative and impressed as I was quickly able to complete the applications online and commence the repayment process.
Katie had obviously worked on late to resolve the problem for myself and a number of other leaseholders in the same predicament.

Great work from Callum

A few months after moving into our flat, we were introduced to our new block manager Callum. He has been such a great manager, listening to the concerns of older residents, getting longstanding jobs sorted, and going above and beyond when we were stuck with a maintenance issue on the weekend. Thanks Callum!

I can’t speak for the whole of the…

I can’t speak for the whole of the Seraph Management company. But Damside accomodation in Lancaster is deserving of a 5/5 from me. The receptionist working there Jessica quite literally carries the entire place, and Seraph’s whole image in Lancaster to be very honest, on her back. Deserving of a managerial position or a raise in all honesty 🤷🏾‍♂️.

Great Staff at Damside Lancaster

The staff at Damside Lancaster is very helpful, especially the receptionist. The staff listens to the tenants concerns and requests and go above and beyond to make them happen. I never felt uncomfortable dealing with any of the staff members

Great staff at Damside

Very poor service

Very poor service. Promised returned phone calls never happen. Excuses are either out of the office, on annual leave, day off, will call you back tomorrow etc, never happens. This has been happening for weeks
