Only care about money and take no accountability
Company only cares about money and not the wellbeing of their customers for example not treating a security issue as a priority and leaving fire doors for the tenant to fix even when the problem lied with the developer

Unsatisfactory Cleaning Services and Lack of Accountability by Trinity Estates
We are extremely dissatisfied with the service provided by Trinity Estates in our building. For the second month in a row, rubbish has been accumulating, and the promised cleaning deadlines have been repeatedly postponed without any accountability. Instead of taking responsibility for these ongoing issues, Trinity Estates provides misleading information and fails to offer clear solutions.In particular, I would like to highlight the work of your staff member, Aiden. His email responses are highly selective, with many messages going unanswered. The deadlines he communicates are later unilaterally extended indefinitely, creating further frustration for residents.This situation is unacceptable. Given the consistent failure to fulfill obligations and the lack of transparency and responsibility, I sincerely wish for the rapid closure of Trinity Estates so that a more competent service provider can take its place.

Terrible company
Since coming in to manage our estate, Trinity has raised our fees to over £3000 pa on a flat worth less than £90k. The works they charge for are never done and there is no accountability. Whenever I request a call from a senior manager to complain, emails are replied to by the property manager who I want to complain about. The basic upkeep of the building isn't done, with a lift out of action for months and heating not working for weeks during last winter. They fob people off with lies and excuses when challenged and haven't provided any evidence of spend despite being paid over £1m in the past 3 years by residents. Once Freehold is sorted, this company will be in serious trouble due to their own incompetence and greed.

I’d like to say a huge thank you to Sophie Nash, who has been our Property Manager for the past couple of years. Sophie always made the time to respond to our needs. She was consistently available, responsive, and diligent in her approach and communication. What really stood out was her professionalism, attention to detail, and proactive way of dealing with challenges, nothing was ever too much trouble. We built a strong working relationship with Sophie, which gave us real peace of mind. We’ve been very fortunate to have her support and I want to acknowledge the excellent work she has done for us. It’s a real shame to see her go, and she will be missed.

Initially I was not able to get the staff to understand what I was after however the last call I spoke to a very helpful and understanding lady called Ann. She was professional and passed me to the estate manager Steve who again got me what I was after

What can I say about this company….it’s AWFUL they are one of the WORST companies I’ve ever had the pleasure of using for “maintenance”
I live I an apartment complex of about 10 buildings and they will send a email then letters to my building for something that doesn’t have anything to do with the building I live in (waste of money) you complain about things to them and get told it’s not there problem… I’ve had 2 expensive mountain bikes stolen from the “bike stores” in the building due to the locks on the door being that easy to break into, all you need is a piece of plastic and you’re in. I complained about this and they just said the locks are satisfactory. I complained about kids smoking weed in the bin stores and setting the fire alarms off, they said it’s not their problem contact the police they gained access to the bin stores due to rubbish locks on said doors. They use cowboys to do the maintenance I could go on and on and on but I won’t. They are a rip off company who unfortunately I have to use 😐 if you’re thinking of buying a apartment with these as the maintenance company don’t do it

Trinity is awful
Trinity is awful - constantly overcharging for works which are overpriced. Recently we have been told our fire doors are not up to scratch and each owner has to pay for remedial action but these doors were installed by the builder incorrectly. Trinity are doing nothing to sort the issue; leaving us with insufficient fire doors. They keep sending more bills and even changed the locks to the building and didn’t let owners know.
Currently we are seeking legal action against this company.
There are two managing companies I wouldn’t touch with a barge pole, Trinity and Firstport.
The worst company I interacted with in…
The worst company I interacted with in my life. Took half a year to replace a garage fob for which they charged 64£, couldn't provide an invoice, lied several times, and eventually, after half a year, told us that they had renew the gate so the fob is no longer useful. Customer service feels like dealing with an outright scam.

AVOID THEIR PROERTYS AND SERVICES AT ALL COSTS
emailed them about a leak in the roof due to lack of maintenance, my ceiling collapsed in the kitchen couldn't get anyone out for a week despite the rain water coming through, had my own contractor to repair ceiling as advised by them now refusing to pay the invoice and been threatened to block me if i send them any more emails, this is despite paying them £350 a month service charge per flat and i own a few....disgusting

No Responsibility But They Want The Money
I have contacted Trinity twice about an issue with grounds maintenance. The ladies taking the calls are very pleasant, but not able to do anything. The actual property manager Dale Woodhouse who deals with these matters does not accept telephone calls or emails directly, nor does he seem to have a secretary or office support. This lack of direct responsibility means no communication with the customer, frustration as the customer service team have little to no understanding of the issues and thus dreadful service.

Avoid Trinity - Appalling Management
Having moved back into my property after ten years, the state of the building is shocking. The property manager, Sophie Nash, is unresponsive and has to be chased multiple times just to get a reply.
Despite paying almost £3,000 a year in service charges, I’ve been waiting over two weeks for a simple car parking pass – I should at least be able to park in my own car park.
The bin store is disgusting: rubbish and recycling are overflowing everywhere, creating a health hazard and attracting vermin. My emails about this have been completely ignored.
To make matters worse, the front entry door lock has been broken for over a week. It took days before our complaint was even acknowledged, showing zero regard for residents’ safety or security.

If I could give 0 Stars I would. THis Company is rubbish, pure and simple, rubbish. They are extremely difficult to communicate with by email and it is impossible to get through on the phone to either Customer Service (not really surprising as it does not exist) or Customer Accounts. The charges are constantly rising with little or no explanation. My 2025 - 2026 charge has increased over 2024 - 2025 by 60% plus they have levied additional balancing charges running into hundreds of pounds. If you do manage (with extreme difficulty) to get copies of invoices and details of expenditure they provide it in such a way that it takes days to sort out and understand. They have recently told me that my flat front door (a fire door) needs the closing mechanism repositioned. They don't say why and the door closes and latches perfectly. Repeated requestd for clarification fall on deaf ears. If I was to buy or rent a property, if Trinity Estates were in anyway involved it would be no deal.

They have increased the common fees by…
They have increased the common fees by 50% in a year!!! They sent a budget list with items they charge without proofs. Then they sent threatening emails to receive payments. I have asked them to send me all the invoices from their expenses. Can anyone advice what's the best legal way to report them?

Shady company
Shady company, builders use them for a reason! Obscure bills, they are unable to issue partial bills even though they haven't been managing our estate until Feb 2025 and we are paying for 3 yrs. The estate is a massive mess. Huge weeds are growing everywhere, no maintainance whatsoever, paths are ruined, bins are full. For 12 months we all trying to contact them with no luck. Now another new manager, Chloe, responsda every 3-4 weeks if she wants.

Michelle Coates is doing a extremely good job in difficult conditions.
There are many chronic issues that tenants continue to report, both internal (hot water fails, water leakage, inappropriate disposal of domestic waste etc) and external (strangers attempting access by damaging gates to car park, tail-gating etc).
Here is the text of a recent email to Michelle Coates, Building Manager (I am landlord of an apartment):
"Thanks for everything you are doing to improve how the estate functions. I hope the Whatsapp group is an effective means of communication and coordination. You seem to be involved in a lot of out-of-hours exchanges, and I wonder if rules need discussing with members. Your continuing mental health is of interest to everyone for both personal and professional reasons."
