Incompetent company who do not…
Update: I called customer service, after waiting over 30 mins for an answer I was assured the property manager would contact me - you guessed it, nearly a week later and no contact!
Incompetent company who do not communicate, ignore emails and never answer the phone. Our estate when built had trinity assigned as an agent for some houses, there is no clarity on what they actually cover given much of the estate is now adopted from developers and maintained by council. On our street the my are liable for some houses and not others and waste time and money sending letters about commercial vehicles, caravans etc but have absolutely no chance of taking action as they don’t maintain every house so cannot enforce but charge for the letters and when questioned on this we are ignored! I emailed the so called property manager Amy several times and never had a response, I have called and left requests for contact that have been ignored, I have challenged irregular bills and so called over spend adjustments that clearly stated they were for flats yet as a house owner we are not liable for flats. I have engaged with my local councillor who was also ignored, I am now considering seeking legal advice as this appears to be the modern version of some time share rip off scam.

Hiding behind laws to take your money, no transparency
Trinity is not unique among UK building management companies in their extortionate attitude, they have perfected the art. Automated emails demanding money for "special" projects and not explaining why the service charges I pay already are not enough and why Trinity did not secure additional insurance to cover such projects. No, just give the money or else.

17 awful years we have had to deal with…
17 awful years we have had to deal with this god awful company. Horrendous management, maintenance and communication. Charge us a small fortune for so called maintaining a dump of a car park. Absolute waste of time. My advice don’t go anywhere near a property that this company has anything to do with. How they are still operating I do not know. Worst company I’ve ever dealt with.

Trinity Estates - an awful company
Awful company - pay a lot of money for their 'services' but don't receive the services in return. The communal garden is completely overgrown with weeds and the windows are filthy. They also sent the landscaper to the wrong building for months, which we have not been refunded or credited for despite multiple follow up communications which we don't receive replies to. They also never acknowledge or respond to complaints - whenever I have added a complaint into an email, they reply to certain aspects of the email but never the complaint itself - not even an acknowledgement or apology. I have never dealt with such an unprofessional and uncommunicative company.

Bad Service
Trinity manage our development. They do not reply to emails, phone calls and work with homeowners. They change staff roughly every 6 months so there is no continuity. As well as private homeowners they also deal with A2 the developer but cannot apparently supply the contact details to the other directors (Homeowners ) on the Management Company. Trinity are a law of their own and should be avoided at all costs.

Solution - complain to ombudsman
Throughout years I've been living in my house the only thing which worked to start fixing the issues - official legally binding complaint.
You must use trinity internal complaint form first, wait for 15 working days (3 weeks), then use the stage 2 complaint form (another 3 weeks), then if no response was received or their final response (you need to confirm this is their final response) is unsatisfactory, complain to ombudsman. (TPOS). The person who replies to you must be a separate person from your property manager - this alone can be a cause for complaint to ombudsman. Don't have anything through the calls, use their fixflo platform as this at least have dates. Use all AI tools available nowadays to ensure your complaint is clear and polite.
They can give you a compensation for all your troubles and (potentially) ensure Trinity not only takes money but also works for all of us.
Together we can make them change - many complaints to officials can't be missed.

Lies After Lies
Unfortunately I am forced again to write on here as this is the only way that Trinity respond. They don't respond to mine, Bloors or my Councillors emails & Trustpilot format does not allow you to respond back. Trinity respond back to this form of communication as it makes it appear that they are dealing with the matter. To address a response that my issues are not being addressed as expected is beyond belief baring in mind that I am nearly a year into this with still no action.
It's a shame that "my" property manager does not deem it necessary to respond to me in person and that this is the only way any response is received & it is totally laughable that apparently from the landscaping contractor recent site report that some of the overhang has been cut back.
I have inspected the area & not a single branch or twig has been cut.
It would appear that once again, as proven before, that Trinity are completely unaware of the actual property & the area around it that is in question. So, if any branches have been cut it is certainly not around our property. Please do provide photographic evidence as I am very interested to see this proof.
The trees are more than overhanging to the pathway and are well over the site boundary. The said trees are literally the ones holding up the fence panels which were installed by Bloor.
As for the badger set, we are not asking for this to be covered, we are simply asking for it to be maintained and made more attractive & less of a shambles with the stinging nettles, brambles & weeds that are over a metre high. A wild meadow would be far more appealing & attract butterflies, bees & other such insects.
The path also needs to be maintained, once again being left to just get worse.
It would also be more appealing to have the numerous dead trees replaced with living trees & save the other residents having to dip into their own pockets to replace them just so they do not have to look on such an eyesore from their windows, after all residents are already paying plenty for this privilege.
You say you are waiting on quotes with regards to fixing the fence panels - this was bought to your attention 17/02/25. Really, how long does it take to get quotations. I thought the wheels of the NHS turned slow, but yours barely move. God help us if there was a crisis.
Yet again your responses on Trustpilot make it seem to everyone that you are actually dealing with the matter but the reality is sadly very different.
I would very much appreciate it if my Property Manager Amber would respond to my emails as that I feel is the most appropriate way to respond to me.. Very unhappy customer again, again & again.

Not interested in resident safety, only insurance...
Front and back doors at our property are opened with the lightest touch, suffering constant anti social behaviour as a result. Teenagers breaking into the hallways to smoke weed and try to kick down residents doors. followed their requirements for maintenance, complaints etc. Was not interested until I told them this invalidates their insurance, was told someone would come out as a matter of urgency to fix it, only for the "engineers" to show up and decide in a second that it needs new parts. This could of been resolved with some quick addition of some type of filler locking the latches in place if only as a temporary measure. Customer service did the best they could but judging from the poor reviews the "engineers" are woefully incompetent and the management must be appalling!

AVOID TRINITY ESTATES
Trinity Estates continue to be the WORST property management organisation in the UK we have ever come across.
Their online portal is useless, so you message them to either be ignored or they direct you back to their portal! Any updates you happen to get are slow - weeks / months go by with no answer usually! Then when replies do arrive they are incorrect in content, such as "the streetlight is fixed here is a photo" when the light is not fixed.
Don't be surprised to get a photo that isn't relating to the reported issue!
All work carried out is of a poor standard, despite charges being extortionate, such as a communal gate installed after a year of asking. Within weeks, it stopped closing and the untreated wood has warped. It's been reported directly on email as their portal was not working. Our inept Property Manager responded with it has not been fixed as it's not been reported via their portal! It has been installed so they do know about it but make excuses constantly for their own failures. Round in ever decreasing circles you go.
The sad fact is this organisation takes your money with no accountability whatsoever.
The property manager we have, Michelle Coates, is incomplete in her responses which are unhelpful at best!
We and hundreds of other residents, are still waiting for a set of accounts to show what money has been collected and what has been spent. Their own CEO, a Jonathan Smith, seems incapable of REPLYING to ANY message! And all negative Trust Pilot reviews that they bother to reply to are with lies about nothing being outstanding or unanswered. Don't believe them. They do not speak the truth.
Avoid Trinity Estates - they remain a shambolic organisation!!!

Honestly awful. Increased price every year with little to help the estate, often not doing anything, sending threatening emails and even intimidation tactics by sending someone to my door to bully me into stop sending emails! I sent two!

Beware of this Property Management Co ! Our small building of 6 flats were 'managed' or not managed by this company for over ten years and they service has deteriorated to make all of us freeholders want to discontinue their service last year. The last two managers had never even visited the building once and each enquiry from us, including one of a malfunctioning fire alarm which I sent with videos and pictures were ignored and the problems unattended. Then when we tried to transfer their services to another property management, they had trouble finding our building's reserves and accounts for months. They managers they appointed to look after our building usually disappear and change jobs after less than 6 months. If only we could give them a zero !

The management company who does not manage
It is a new development less than 5 years old and Trinity have taken our service charge but done little to fulfil their side of the agreement. The balancing pond is practically filled in with overgrown shrubbery and unwanted foliage so it no longer fulfils its purpose so adjacient gardens flood regularly in heavy rainfall; the grassy lawned areas are meant to be but every fortnight but often it takes a complaint to see the contractors actually doing something. Some of the estate looks really shabby yet Trinity are the ones who are meant to manage and keep afloat of foreseeable issues. Residents complain but are fobbed off with excuses or weasel words. The Residents' website portal looks professional though and it is a shame that the service does not match.

This is a company to avoid at all…
This is a company to avoid at all costs. Just one example of this is the fact that I requested an upgrade to our internet connectivity for our block of flats over 18 months ago (which the rest of our development had 2 years ago) and it is yet to happen. I had to do all the work getting the freeholder to agree to the change, which was done quickly about 18 months ago.
Still nothing.
Do not use this company ever! This is not the first or only problem. It's part of an ongoing litany of problems and lack of communication, ignored emails, property managers that told me they do not even read their emails and much more. All the time, they've increased their fee continually.
Do not use this company!

They have changed the intercom one year ago and its not working again. Have been reporting this from February, no actions. Looking to do a cheap system to work for 3 months and then change it again? The post man cant get in for months now! Ridiculous company i guess!
