Terrible Estate agent, don't respond when you contact them, their expensive rates don't reflect the poor service, if you want to buy or sell your property, use another agent

Gazumping at Whitley branch BEWARE

Signature is a dishonest and unethical estate agent, who partake in customers being gazumped! I wish I’d done my due diligence before looking at properties on their site. Beware and save yourself time, frustration, upset and money as they won’t think twice about stabbing you in the back! Not only that, when you are gazumped, Rebekka will send you an email stating your offer wasn’t accepted by the vendor, weeks after the email stating it was accepted. Their morals are the pits. There are some lovely estate agents in Whitley Bay, but this one isn’t one of them. Lesson learned

They will tell you what you want to hear to get your property as one of there listings then constantly lie, change the goal posts and charge you even if you don’t sell.

We found a property who were listed with Signature when we called them they assured us that if we sell with them they will guarantee us the property we want. Once we listed they other seller knew nothing about this and wouldn’t accept an offer if we didn’t have our house up for sale.

We didn’t hear from them for a few weeks and they were difficult to get a hold of. They give us the big sell of over pricing the house because it’s In a desirable area. After a month of limited viewings I had to engage them to lower the price. The viewings picked up then However I was informed that if the house sold the % they would take from the sale was from the original listing so even if I sold for 30k less they would still take the % as if we sold it higher!!!!

After that we found our dream home and also had someone interested in our property. I clearly set out the price we needed and told them that we had a small window in order to get the house we wanted. They didn’t listen to my requested stalled on not telling the client what we wanted and we lost the house we wanted.

After that we decided not to sell for the privilege of being let down over and over they charged us £500.

Once you sign they know no matter what you have to pay to leave so they have no desire to sell your house. They are only interested in the million pound plus sales anything under they could care less.

Do not go with this agency at all costs.

Diabolically poor estate agent

Zero stars. I wrote my own sales brochure as they even struggled to do that. Incapable.

They undervalued my property and did little to get buyer interest. I did my own viewings despite paying for agent viewings as no one was ever available. It cost me hours away from my own work and I did their job for them yet again.

I found my own buyer so their total contribution was zilch.

Signature then messed the sale up which didn't progress over five months and didn't manage my buyer in any way so I paid a withdrawal fee of £500 to remove it from their books.

The following Monday I listed with a brilliant online agent and my new listing and photos went live.

The same morning, Signature relisted my house for £25k less than my true, new listing just to cause trouble and cause integrity problems on my new sales attempt!

I reported them to National Crime Agency as this is stealing personal information. We slapped a GDPR breach on the unprofessional time wasters. Zoopla and Rightmove helped me get Signatures new fake listing removed off www plus I was forced to arm-wrestle with Signatures 'MD' ro get the fake listing taken down off their own site.

Leave well alone as they practice unethically and you'll only have problems and headaches.

My new agent then showed me how it really should be done; six offers within the first four days and sold £35k over the 'offers over' price.

Signature are worse than just a waste of time. Leave well alone if you want a successful sale via an honest estate agent to genuine buyers.

My property sold quickly with new estate agent for £60K over Signatures valuation. My advice would be to think very carefully before signing up with them.

Absolutely the worst customer service

Absolutely the worst customer service. I have no idea what they actually do and must have the highest turnover of staff as we've had three different people tell us that they are personally handling. No idea about our property, it's values or its selling points. Generic description and poor photo choices, which we argued, but told that they are the award winning experts. Once they had property on the market I've had to chase them up... We decorated, we suggested they come back and update, we asked for metrics and tracking as well as what they were doing to "actively market" we got bounced about. Finally, the big idea... let's drop the price by 10% and hope it catches some interest... how about no, give me money back and let us out our contract so we can go with someone who actually works for the customer.

Our sale fell through a few weeks after…

Our sale fell through a few weeks after our offer was accepted and after we'd engaged a solicitor becuase "the seller has accepted a higher offer".

Also, I found them generally unreliable prior to this, e.g. cancelling booked viewings.

Avoid this estate agent

Signature handled the sale of our Darras Hall house in April 2021. The whole experience, from when we appointed them in September 2020 until the sale, was frustrating and disappointing owing to poor communication on their part and a significant tendency to focus more on the buyer’s needs than on ours, their paying customer’s. They told us for example that our buyer was a cash buyer, free to move quickly, but we discovered after several weeks that they were applying for a mortgage which led to delays and uncertainty.

The ultimate insult came after the house had sold and we had moved. We found on checking our bank statements that having clearly agreed a percentage of sale price fee, Signature had in fact charged us a percentage of the original *marketing* price which was substantially higher than the final sale price. The fee we paid was therefore higher. They insisted when we pointed out this error that the higher fee was correct. In the end we had to pursue their internal complaints procedure for months (as if moving house wasn’t stressful enough!) to seek redress. At the last second, immediately prior to us referring them to the Property Ombudsman, and after relentlessly defending their position, they backtracked and refunded the money they had overcharged us. If Signature had made a genuine invoicing mistake why did they make us go through their whole complaints procedure before finally admitting they’d overcharged us? And what incentive is there for an agent to work for a higher sale price for their vendor-customer if at the end they’re still going to charge a percentage of the initial and totally arbitrary marketing price? Draw your own conclusions.

Clearly we would not recommend Signature’s house-selling services to anyone else. Our whole experience with them was stressful and costly and in the area where it matters most - customer trust - they completely failed.
