I spoke with some guy name Stephen who made feel uneasy with all of his rules. So I met with Ms. Padilla, and she seem willing to help. She requested extra linen for bedroom, and I purchased them. However, she doesn't return phone calls/texts which is just ghosting people, and that is so unprofessional. I wasted 3 weeks and sent packages, which never picked up. Just full of sh*t. Don't refer her or him to anyone for anything. So ANNOYED!!!!!!!!!!!!

When I think about moving it makes me nervous. Moving is one of the most anxiety driven events that take place in anyone’s life, especially when you are moving from one state to the next state. Working with Above All Property Management was absolutely amazing. Even with the fact that I’m annoying asking a ton of questions, they treated me so well it made me walk away rethinking how much less stressful it really is. They are attentive, thorough, quick to respond, and most importantly so pleasant to talk to. I actually look forward to engaging with them once I move in if I have any issues as I feel they act as an advocate for both the renter/leaser and the landlord. If I could I would give them 6 stars.

All Property Management has an easy to use customer portal for requesting refunds and managing the email alerts. However there are 2 main drawbacks. The biggest drawback is the inability to customize the types of Clients that we're able to service. This means that we are billed for ALL the incoming leads, even the leads we are unable to use, and we have to constantly monitor our online account to request refunds daily for all those leads. The second is that we are unable to customize our territories on our own and instead have to email any changes to our APM Account Manager, which can often take a few days/weeks to complete.

APM is a useful tool when the contact information provided for leads is accurate. However, a portion of the emails and phone numbers are incorrect. Recently, some leads seem either fake or unqualified. These include property owners seeking rental rate information to manage their properties independently, commercial property inquiries, or tenants interested in subletting.
I am diligent in following up with each lead, often stopping what I’m doing to make a call, only to encounter the issues mentioned above, which can be discouraging.
That being said, APM does provide some quality leads and is very responsive in offering credits for illegitimate ones. If you are quick to call the leads as soon as they arrive by email or text, you may gain an edge over your competition.

I AM IN PROPERTY CONSULTANT AND MY PLOTS PRICE IS VERY RESIONABLE
What a waste of my time. I am a new resident and property owner in this city. I was warned about this company and it's staff through the small town gossip mill. Renters called them aggressive slumbers, city dept officials grew tired of their constant disobedience to city codes and regulations while pursuing and clogging the court with eviction hearings and complaints on city department employees as well as neighborhood citizens and landlords. The police were fed up trying to help the petty crime and nuisance issues on that block due to the company not trying to help them and contributing to delinquent residents. But I gave them a chance at renting a unit. I found one I wanted, and was told after tenants lease ends in a month they will repair any damage and rent it out. The first person who applies gets approved and pays and signs a holder's agreement gets guarantee lease rights in a month. My app was approved 2 weeks later she asked if I wanted to fill out the holding agreement contract even though it may take a month then only I would decide if I take the lease or walk away. The holders agreement also needed $800cash no check or card. I got it to them in 2 hours. A month later I'm still not in the unit. I'm told it needs some repair it should be soon they will contact. 2 weeks later I get an informal txt from the landlord saying they would not be offering me the lease nor any other of their units due to my employment only being 3 months. They knew my employment when they accepted my app 2 weeks before asking for my money and signature. A month and a half later it's a problem? I own my own car outright, I have 3 good credit scores over 700 and a good fico score, I own my land outright no mortgage or license and it was appraised 4,500 dollars higher than what I paid for it this year and I'm a full hire employee not a temp in a skilled trade job bringing home 5_6k a month. My current rent is 1.6k a month double this units cost. And iv never been late or missed a payment in 5 months nor missed a credit card payoff each month. I even got renters insurance for the new unit I was told I was guaranteed and I turned down multiple other landlords because I trusted app llc to hold their end. They refused to set an appointment to discuss resolution options, they wouldn't even talk over the phone just txt. Then told me to come get my money from holing agreement. They told me the property owner made the decision but when I asked property owner he knew nothing about it and said all management of property is solely done by app llc. I could have paid the lease upfront for the year if job was an issue but they refused leading me to believe they violated the holding agreement for someone else and just didn't want to admit it.

I wish I could give less than that. What an unprofessional person he is. After postponed three times, he still made an excuse to prioritise other jobs. Waited for three weeks, clearly asked him whether he can do it or not but still he kept delaying us.

Stay away I've received several fake leads waste of time and money
Sugar Sanchez is a superlative property manager. I have worked with Sugar for a few years, in his capacity as the manager of my East Village apt. building. Whereas previous building managers have been difficult to reach, and not forthcoming when they were, Sugar demonstrates alacrity in all aspects of his communication with tenants. He is a first rate professional. If I call him when he’s in court, he shoots me a text to inform me why he can’t talk and when he can get back to me. Should there be a query from me he hasn’t responded to, he writes back and tells me why.
Recently, my new lease was not posted on the building online portal. I was upset, but Sugar calmly explained that the company was re-doing the website so that was what was causing the delay. A couple weeks later, he followed up, reporting that the updates were finished; athe site was now up, complete with new leases. When there is something in the apt. that needs repairing, I let Sugar know after posting the details on the portal. Then he schedules the building super to come over, usually within the same week, to fix the problem.
All in all, it is a pleasure to talk with amiable Sugar. He is warm, giving building management a human face. I would love to see him train others in this profession and can envision him working for a huge real estate investment company, supervising many employees. I am sure he is able to maintain work/time-off balance in his life, but when I receive an email from him on a Sunday, I tell him, “ahhh, take care, don’t work too hard Sugar.” :)

Lead quality was once good and I was able to grow my business with the leads. Lead quality has been reduced to absolute garbage though, and customer service is incredibly disrepectful and unreasonable as well. Constantly receive obvious bad leads and have to spend a great deal of extra time proving the leads are bad and fighting with customer service over the refund policy. When we purchase a property management lead, the expectation is that the lead is an actual owner of a rental property in our service area and is actually in the market to hire a property manager in the immediate future. APM does not ask those type of qualifying questions to ensure good lead quality. Price per lead has also gone way up. And selling the same garbage leads to multiple companies who all then spam the property owner into running away is a terrible arrangement as well. The owner should be shown a list of managers and select the ones they want to inquire with. I've received leads from people and checked tax records to find they don't even own property in my service area and APM still tries to deny the refund request. They need to seriously consider focusing on providing quality leads, rather than focusing on quantity. Many more managers would pay their high costs if they would only offer a solid product. Huge waste of time and money and very frustrating to deal with.
I thought we had picked the right property management company. They take care of the renter vs the home owner. On departure from this company we found out the manager allowed a dog in our home even though we did not want pets. On top of it the renters did not pick up dog piles and the pee killed our grass. The renters also kept turning the sprinklers off and our landscaper had to continuously ask them to leave it on. Dog pee and lack of water effected the grass. The manager promised to do quarterly walk throughs and when asked admitted that the renter had a service dog. It's been confirmed they had the dog upon move in seen by neighbors and our landscaper. I would not trust this manager in the pet protection or having the owners back. But if you are a renter she will cover for you.

I had great success with AllPropertyManagement.com until they were bought by Buidlium property management software. Then, it went from 3 companies to 5 companies that got the leads, and, some of those companies had multiple people call. So, by the time I responded to the leads, many prospects were enraged that they had been spammed by so many calls and texts.
Conversion rate went from about 20% to almost 3-5%, with the cost doubling or tripling.
It is a shame, because I used to really like this as a lead gen for my company.
Our experience with Wesley Blanton of All All Property Management was that we ended up with bad tenants that he vetted in our expensive and renovated home. Rent was late every single month, and we were the ones who had to insist that he pursue the rent. It took roughly 4-5 months for the utilities, trash, yard maintenance to be taken out of our names and transferred to the tenants as Wes said that 'they' would handle that (we should not terminate the services from our names). Wes collected a hefty fee of $500 a month out of the rent, even though he did relatively nothing, even when something needed to be done. After not receiving the last months rent from the tenants and Wesley passively said that he couldn't get ahold of them I texted them and demanded the rent. After threats of a suit and complaints they sent the rent within 1 business day, which Wes still took a fee from. When he did the walk through with the 'tenants assistant', he did not advocate for us in ernestly noting the extent of the damage to our home. The handyman Wes used to calculate the damages to our home way underestimated them. Wes has yet to aggressively pursue the tenants for the balance of monies for damages, he didn't get all of our keys back, the garage door opener, and didn't ensure their garbage was removed from our home. Now he won't even reply to my handful of attempts to get the tenants forwarding address from them so I can file a law suit for the balance of damages. He is the laziest, least professional person I have had to work with.

The property was nice, but the managers are a bunch or mean old women with zero respect. If you need a place to live I would recommend anywhere but here. They expect you to do maintenance and will not work with you if you are having issues. Furthermore, if for any reason you ever have issues and need assistance with moving out or getting out of your lease, expect to be bullied and chastised for your misfortune. Bottom line is the women in that office only want to get you to sign, after that you are trash to them and they make it very apparent.

The company is a total joke and their business model is to rip off businesses my personal experiences over the course of 12 months is my company has paid them excess of $16,000 for leads. It seems my competitors are now blaming me for posting fake leads so what are they do and Janice D***** ? They believe my competitors, and completely disregard my business relationship and all the thousand dollars I paid them. When I have experienced fake leads they refuse to even credit my account yet Janice claims they have IP address is aware where the leads are originating from again major fake news and Janice is in the wrong business, with all her FAKE AND FALSE INFORMATION. To imagine I've done business with this company in excess of five years with each year paying them $16,000 and they don't even give me the benefit of doubt or even have the courtesy to discuss this with me. I suggest businesses put their money into paper advertising their websites, blog anything else but this illegitimate company that claims to be in business for the good of producing leads for property management companies throughout the country. Enough Said
