An excellent service from Philip Bullman in the sale of our flat in E1. We received interest in the property very quickly. Thereafter, unlike most estate agents, he took a very active role in the sale process, ensuring that all parties kept up a level of urgency and did not let matters rest. In that way, the sale was completed within a tight timetable, which is what we wanted. We would recommend Philip.
They lied & didn't repair damages
The estate agents lied about multiple things, including that certain features were free of charge (they weren't) and that we could have BBQs on the balcony (which is against building regulations). They didn't ensure the damages we'd asked to be repaired were done before we moved in and we had to wait 3 days after our contract started for the floors to be put down, and 2 months for the dishwasher to be replaced. They were also very hard to contact during this time.

Atkinson McLeod should be avoided
Atkinson McLeod should be avoided if at all possible. Due to the high turnover of staff and poor response times on their behalf, we were not referenced fully and our contract was delayed. When we had moved in to the property, they demanded higher rent. Our boiler broke down 5 times during the year and we had no central heating for the last 4 months of the contract.The Property Management Team did not get back to us about getting a permanent fix for the boiler. On one occasion they charged us for damage to the boiler an engineer made before we were in the property (as testified by a previous tenant). We were harassed by the estate agents who called us multiple times at 9am one morning as they had booked a number of viewings for 12-2 that day. They did not take no for an answer and called all the housemates. When we all declined we were then added to a WhatsApp group. We all declined again, and again when we were pushed further by text. We were only left alone when we complained. The estate agents that came round did not wear a face covering and opened cupboards and wardrobes to show prospective tenants what is inside (including in my bedroom). On top of all this, Atkinson McLeoud have yet to return our deposit, 3 months after the end of our tenancy. It took 2.5 months to get what deductions were to be made, and we were emailed about things that were 'missing' which were clearly visible in the photos in the checkout invetory. Emails to the Property Management Team go unanswered. When they do answer, they promise a response time which is never met. We notified them that our contract says our deposit should be returned in 1 month minus any deductions, but we have yet to receive any response to this, or 2 of our follow up emails over the course of a few weeks. Please, save yourself the time and effort and go with anyone else. Look at the other reviews - whatever property you are looking at, it is not worth dealing with this unprofessional, uncommunicative, and inefficient estate agent.
Teams, teams, teams, and any communication?
Real communication issues between teams. Sales team are great but make great promises without follow through, and any responses. Take care of us, take control, and show results.
The property management team is always thorough and understands our issues. We have one method of contacting you, which isn't great. But when you do, you respond promptly with respect.
Your next home could be advertised, uncleaned, and somewhat managed.
Why not help us with consistency for the values you advertise and expect? We certainly haven't seen this!
Extremely poor management and communication
Total disaster miss-management. They failed to properly reference the tenant, yet, at the start of the tenancy, confirmed as passed the referencing checks, including employment verification. It was only after my investigation did I get to the bottom of the matter and found that the individual never actually worked for the company claimed as I obtained formal letter from HR, yet AKM made no effort at all to do anything from their side, other than serve arrears letters. Staff turnaround rate was incredibly high, so much so I communicated with no less than 5 different persons over the course of 3 months! Sadly I could not have taken control as I was resident overseas, but thanks to a friend in London, we gained access to the property after servicing section 8 to discover this tenant was subletting, no help. Form ATKM. In addition, ATKM still haven't returned the float fund monies which they took from the initial rent deposit. We evicted the tenants and gained possession of the property. Aside from the problem tenant, which could have been avoided had AKM been diligent with the referencing, the terrible miss-management from Atkinson McLeod and poor communication from their side is the core issue with this agent. Further to this, one of the directors was extremely rude, dismissive and unprofessional in his poor communication.
I cannot recommend them in any way to manage a let. Failure to follow up on issues, poor communication, high staff attrition, rude management and irresponsible stance. Diligent in obtaining their commission, negligent to provide the service and support. There are other agents in the area who actually provide a professional service and are ethical, as well as able to successfully manage a property.
No show, no apology
Had agreed and confirmed a time to view a property and the representative from Atkinson McLeod had failed to show up at the property. No apologies given by the company and the listing was taken off the website later on. Our assumption is that the property was sold and we were neglected to be informed. Frustrating situation as we would have booked other properties to view on that day. Extremely disappointing service

Atkinson McCleod are bullies when they need something from you. They are not polite, they are pushy and very quick to make threats.
When you actually need their help are the opposite: they will ignore you for as long as they can and pretend it is not their problem.
I am very disappointed and strongly recommend you avoid dealing with them as much as you can.
I will NEVER use this company again.
Our experience started off well and we received great communication when it was about signing contracts and sending our deposits, as to be expected. All went rapidly downhill after that.
We were supposed to move in during the peak of the pandemic but had to ask to delay this for our own safety and the max they would allow us to delay this by was 3 weeks. Up until the day before we heard nothing about the details of our move-in day, how we would get keys, what time we could arrive from etc. After plenty of chasing we finally got a response saying our contact was actually on furlough and that's why he hadn't responded - nice of them to keep us in the know!
We were assured the flat would be professionally cleaned prior to moving in but this was far from the case. Our fridge had mould in it (which was even highlighted in our inventory?!), there was dust EVERYWHERE and all surfaces were filthy. After lots of pushing from us, we did finally get some compensation for the hours we spent cleaning, however, this came out the personal salary of one of the property managers which we found incredibly unprofessional and a bit concerning.
Since moving in, we have had countless issues which still remain unsolved. I understand this is partly due to a lack of approval from our landlord, but we don't even get an email back saying the issue is being looked at. We've had multiple contractors come round to assess the issues and then hear nothing else. All have agreed the problem needs to be fixed ASAP, but it never is. Our extractor fan does not work which is causing mould in the bathroom, our freezer doesn't work, one of our bedroom doors doesn't shut (which is obviously a nightmare while we're all working from home and taking calls/meetings). Considering the sickening amount of rent we're paying, these are all issues we'd expect to be resolved pretty quickly.
To top it off, virtually everyone we have come into contact with has been incredibly rude. We are 3 x young professionals and it's all of our first times renting, and there has been no support or help with this. There is no appreciation for the fact that we are paying stupid amounts of rent and living in far from ideal conditions, and I don't think we've received any form of apology for the lack of response or resolution to the issues we've faced. I have never had to deal with such shocking customer service before or had someone speak to me in such a belittling way.
I cannot stress enough how terrible this company is, and how horrible they have made our first renting experience. Please avoid at all costs.
Unfortunately had a negative experience…
Unfortunately had a negative experience with Atkinson McLeod when renting a flat with them. Had a lot of issues such as severe damp, mice infestation and squirrels living in our loft and nothing was done about it or to help us. We are also made to pay for new furniture that was required to be left in the property in the landlords ownership. Although some issues may have been a result of a greedy landlord, there was very poor communication and we were ignored on most issues that we raised. Would very much avoid renting a property with Atkinson McLeod in the future.

I've recently completed the sale of my flat in Clapham Junction, Philip Bullman was my estate agent. He gave an excellent service throughout, from establishing and achieving the selling price, communicating regularly and speedily with buyer and their solicitor to resolve any issues and facilitating the agreement on exchange and completion at the earliest opportunity. He gave me confidence throughout the process with his experience and professionalism and made sure we kept momentum without being pushy. I would wholeheartedly recommend him.
Selling in Balham or Streatham?
An excellent service from Atkinson McLeod and from Philip Bullman in particular. Given we put the flat on the market as the Covid pandemic and first lockdown was enforced we were nervous of how the market would react and how the sale might proceed. We need not have worried, excellent advertising including a virtual tour and great advice on asking price caused strong interest and we accepted an asking price offer within 5 days of going live. Philip kept us informed and assisted in unblocking normal hitches along the way and we completed 3 months later to satisfaction of all. For us it was a trust thing, that combined with local knowledge and competitive pricing for their service made us very pleased with Atkinson McLeod. I can only talk for Balham and Streatham but strongly recommend and ask Philip to act for you.
