Unexpected £360 surprise on completion

Compass handled SDLT for our purchase of a new build from Bovis. We had ordered around £10k of options, which Compass initially told us were exempt because they were not considered “fixed”. We were upfront about what the upgrades were (kitchen cupboards, flooring, tiling). They said they would confirm this with their tax technical team but thought they were exempt, and we never heard back, hence assumed everything was all good.

On completion day the advice changed and, in fact, the majority of our upgrades were considered “fixed”, and the SDLT due was £360 than anticipated. Doesn’t break the bank on the scale of a house purchase, but certainly not a welcome surprise, and completely disrupted all our budgeting for the purchase.

Given 2 stars because, ignoring this issue, it was really useful to have a professional complete the SDLT paperwork properly. Without Compass I wouldn’t have known that flooring or options were relevant at all. Glad to have paid the correct SDLT in the end, but a little communication when they realised the initial advice was incorrect would have really helped our budgeting.

Thank you for taking the time to explain what happened. We are sorry that the change in the SDLT figure on completion day disrupted your budgeting. That is not the experience we want for anyone.

To clarify the process, our early indication about your upgrades was a preliminary view while we sought technical confirmation and a full itemised list. Once we received the detailed breakdown, many of the items were confirmed as fixed works rather than removable chattels, so they formed part of the SDLT calculation. After reviewing the details, only the items that qualified as chargeable were included, resulting in a three hundred and sixty pound adjustment.

What we could have done better was our communication while we were still confirming the position. We should have kept you updated that the initial view was subject to confirmation and that we were waiting for a detailed list, so you could plan with more certainty.

We are taking two steps from this. First, we will now request an itemised schedule of upgrades earlier in the process to allow more time for any required information to be gathered and confirmed. Second, if any point remains under review, we will send a clear interim update so there are no surprises near completion.

We are glad our service helped you file correctly, but we regret the stress caused by the late confirmation. If you would like to talk this through, we would be happy to review the case with you and make sure everything is fully understood.

Fabian made this go from a rubbish one…

Fabian made this go from a rubbish one to 5 stars. The form stressed me out as it was double Dutch. I completed it... Err no sorry you didn't. I sent a humorous email back regarding how the form is worded. Well Fabian took my call as my email made him laugh. Needless to say he went through the entire form with me, along with a few jokes. Also please Compass tell the people.. you will get a call anyway before the certificate is issued to confirm everything.
