I'm a landlord. I have a tenant who is very obstructive and incredibly rude. I haven't increased her rent since she moved in 14 years ago. It's always a nightmare trying to get the gas safety certificate done as she denies access. I've had to get a letting agent involved for advice and to try and get the GSC sorted. The tenant became very abusive calling me a stupid f****** c*** and stopped paying rent a year ago. I'm attempting to evict and we're in Court tomorrow. Tenant now has a solicitor from Shelter. 3 days ago she said she withheld rent because I wouldn't do repairs, it's the first I've heard of repairs and she won't let anyone in. I'm accused of bullying as I've tried to get the GSC done. My agent says that he believes the tenant has been primed by the solicitor to claim I haven't done repairs so that the eviction won't go through. Then we'll go to the High Court. The solicitor will be paid no matter the outcome. The tenant won't pay a penny and it'll cost me big time. Even if I win I can't claim any rent or costs back as 'you can't get blood out of a stone'. It stinks.

Interesting reviews. I'm looking for a charity to give my 2022 Council tax rebate and Energy rebate to. There are people out there who need the money more than I do but I'm not helping professional rent Dodgers or organisations that support rent Dodgers. Why should small landlords have to fund this behaviour? I Don't agree with organisations that support this immoral lifestyle, so I'm looking for a different charity based on these reviews. Not great decision making strategy, I'm sorry

How and why do they exist?

CEO on £132,000 plus plus plus per annum

They are only willing to help the homeless or those facing eviction due to not paying their rent meanwhile begging for money on the daily for so called awareness of bad housing. They talk a good talk but aren't willing to walk the walk. Meanwhile how is a drug addict or alcoholic homeless anyone else's fault but their own? I approached shelter about a property I've been forced to live in in severe disrepair and they weren't interested. It seems the constant social media campaigns we see how them helping are just a publicity stunt. They don't have any interest in helping anyone. 😕 one of their workers decided to berate me for over twenty minutes telling me they weren't willing to help me and that the situation wasn't in their interest. Yeah great. Not.

Sorry I know u try ur best but you haven't been there when I needed you. U have no email adress and it's practically impossible to contact u

Stop defending bad tenants
all you're doing is making it cost more for good tenants

A bad tenant can cost landlord several thousand pounds and yourselves only escalate the cost

And guess who ends up paying in the end
good tenants

Shelter hates good tenants

Evil organisation
because of shelter I have evicted all of my tenants and have given it being a landlord

The property is now been converted back into a house and it previously was a block of flats

Thanks to shelter is now seven less properties in the world

shelter tortures you and ruins your entire life
while defending the worst tenants in court dragging out court cases years and years

A good example

Let to a single woman and her family moved him with
when they weren't being involved in armed robbery they were terrifies neighbours into moving out
breaks into their flat and moving the family members in

Before long they consumed my entire block of flats with them and their family
attacking anybody who would go near the building

And for two years shelter defended them
from claiming I didn't have a HMO licence (when the council websites that I did)
that alone delayed the court case seven months while they subpoenaed the council to testify
and all the council said was "wide new check our website he clearly said he had a licence"

So now I've had enough
all hail shelter their achievement has caused one less landlord in this world

Got referred to shelter from British Legion shelter called me to book a phone app 2 week's ago booked the app waited all day for the call no call came 2 days after got email saying they had booked a over app for thu 22nd July surprise no call again shelter are supposed to help people not p people off waste of time

utter joke. they are basically a front for the council. i was hoping for help. advice. maybe ideas how to live through this pandemic. all they came up wit his 'go back on benefits and call the council'.

they didn't know anything about legality of living in a van and the recent proposed law changes, so really they are a waste of an entity. i wasted an hour for 'talk to the council'. W.T.F !!!!

even 1 star is to many... dispicable uncaring horrible "human beings" and i use this term lightly.. refused a young lass emergency shelter as did several other "charities" so wish these awful people that claim to care would make themselves homeless for a week see how they like it, lockdown last march made sure ALL homeless were giver accommodation, this lockdown .... "we dont care" so tomorrow its itv news, the sun and northern echo being contacted and im sure as hell going to name shelter and all the others who turned their backs on her, enjoy the uplift of this lockdown because i know there will be many more...fact

Shelter UK has not failed me as a Landlord.
2019-2020

My tenant decided to change jobs, and when time came the new employer told her that they do not have enough budget to hire her.

This left her out of work in January 2020, and since then my tenant stopped paying rent.

3 month later she is still
a. doesn't communicate
b. hasn't made any payment plans.I was forced to evict her in ~March 2020, and in addition letting her know that she's welcome to stay with us.

I've paid her a visit and all she could say is quoting "I know, I know...." she had someone staying with her when I paid her a visit. A friend of a friend who she doesn't know well. Her response to the above "Shelter UK" has a Landlord line or I should be taking payment holiday from the bank....

She's not affected by COVID, she's not asking for Universal Credit (that I know of, since she's not communicating).
There is plenty of help for people out of work and at least make an attempt to communicate.

I've been sending her text on the rental due dates, she's not replying although she signs these letters
We're in Feb 2021 and she still has not attempted to communicate.

How am I affected?
We have a young daughter and the property that she's renting is on a residential mortgage (with permission to let, which means on top of my annual interest they've added extra 1% eg: 1.99% it' became 2.99% ).

I am not making any money, on the property most of that income pays my daughter nursery expenses.
And shouldn't be paying someone to live in our house.

Shelter UK has defended my tenant telling her that I am harassing her. How is this harassment?
She owes rental and she's not making any attempt to communicate.Telling her that she'll be made voluntary homeless if she decides to move in with us.

Now a year later my tenant is not communicating at all.
I do understand that there's a pandemic going on but at least communicate.
I've used a mediation service and they are telling me that her attitude in not making any attempt to communicate isn't right.

I will not get the money I am owed from rental as she's an EU (Polish) citizen.

You are NOT HELPING!!!!

There's no guideline in your Shelter UK to HELP Landlords! it's a total shame.

Cannot get through to helpline or online chat for advice. What is the point? It's literally the only service you offer and you can't even supply an email address for advice. Useless.

What happened to you, Shelter? You are absolutely impossible to get through to. Shouldn't manning your telephone helplines be a priority?

Do not give money to shelter and do not seek their help if you are at risk of eviction, they will only make things worse.

Instead go to your local council as they do all the things that shelter do and so much more.

Like I imagine most charities they have the best intentions at heart. But they’ll never achieve what they want due to their internal bureaucracies.

Pathetic, not doing anything to protect your deposit. Nobody bothered to contact us about landlord's claim. Which one was based on "blocking" access to property by skip that I've ordered and stayed there week longer than we agreed. After redecorating, changing flooring and many small jobs done by myself we've lost 650£. What's the point of paying deposit to your company?

The advertising you made is really effective & really strong, I wish that children would get a proper home, this Christmas. It is the season to be jolly & joyful, not sad & tearful.
