Invaluable website for leasehold owners

Always really useful and up-to-date information on the website, esp on the Leasehold and Freehold Reform Act which is of particular interest to me (owner of v short lease flat) and lots of advice/options to consider. Invaluable for leasehold owners and I'm very grateful this website exists.

Reasonable framing of house price changes.

(I got a bit excited when writing version 1 of this and in light of the very professional response, if toned it down... a lot).
Please don't give any oxygen to the Rightmove index (which doesn't use sold prices at all and is just manipulative). Also, please make it easy to see, in every article, how you are calculating price falls and price rises. Feel free to remind people that falling prices have more benefits to society than rising prices.

Our House Price Watch (link below) is designed to be balanced and transparent, not to “talk up” prices. We don’t rely on a single index or headline figure. Instead, we analyse multiple sources, including Land Registry sold-price data as well as Nationwide and Halifax indices, precisely to avoid over-reliance on any one view of the market.

Our most recent headline was that house prices are down on average by 0.2% month-on-month and up 1.1% year-on-year. When inflation is taken into account, that represents a real-terms fall, and our latest analysis shows real price drops in London in particular. That is hardly an attempt to gloss over market pressures or fuel unrealistic expectations. Have a read of our latest article (link below) analysing where house prices have been dropping (London and flats in particular).

We also consistently advise sellers to price realistically, reflecting local demand and affordability, not optimism or hype. Overpricing helps no one — it leads to delays, failed sales and added stress for movers.

Finally, we are independent and consumer-focused. Where schemes or policies inflate prices or leave buyers over-exposed, we have a track record of calling that out and pushing for reform. Our aim is not to manipulate sentiment, but to help people understand what’s really happening in the market so they can make informed decisions.

Simply put information but more on Ground Rent Forfeiture Risk Please

Simply put information, good structure and hyperlinks. I would have welcomed a bit more information about those leaseholders whose properties built in the last 20 or so years, and therefore have long leases, but whose ground rent is already above 0.1% and or £500 outside London. How many are in this position and how are lenders going to view risk of forfeiture.

Hi Mike, we are pleased to report some good news. Government has just announced it's intention to cap ground rents to £250, reducing to £0 after 40 years. These changes should really help leaseholders in newer properties but legislation will still need to be passed. Before selling my home

Before selling my home, I needed to learn about the Energy Performance Certificate (EPC) as my knowledge was limited regarding the regulations and procedure.The details I received were extremely helpful and thorough, and now I am assured that I have acquired the understanding I sought.

A small wayfinder in the darkness

I am a leaseholder with a bureaucratic, unbothered, and it appears miserly freeholder. HOA were the only body (of several approached over months) to provide an expeditious and comprehensive summary of options forward. I won't go into detail, but they provided some incredibly late-hour nuggets of gold. Thank you for being there. Extremely generous.

Useful and Informative Find

We are in the process of buying a leasehold apartment in a building with two other apartments in it. Both of the other two are freehold but through some unknown historic reason ours isn’t.
We have approached the lawyer who is doing our conveyancing on the purchase to look into the possibility of obtaining the freehold.
As we are not sure which would be the best path for us this article/s is very useful.
I may well try to contact the HomeOwners Alliance directly to speak to them about it.
But everything seems to be explained and laid out very clearly and it is defo helpful for us.
