Disappointing valuation and laughable rental figure.
Thought I would try there valuation to see what value they put on a property I was doing up for rental.. and also what rental value they put on it compared with the local estate agents..
Let’s put it this was .. Zoopla was pretty close £800.. estate agents £850…. these guys a frankly laughable £560…

Hi Simon, I'm disappointed to learn that our rental calculator seemed to differ with the others you have tried.
We are looking into your query as to why the average rental valuation in this case was significantly lower than the other tools you have used.
Our online rent calculator is based on property type, location and local demand. The data is updated monthly and to make sure it's working well, a sample of the estimates are checked against actual property data. Instead of giving one rental valuation, our tool provides a range, so I'm not sure why you ended up with one value of £560. It is possible to get differences between online valuation tools because of differences in valuation methods.
We view the tool as a good place to start for a rough idea of the rent you can expect but we always advise people to check rent estimates with a few local lettings agents for a more realistic market picture.

Please read my recommendation carefully regarding when to buy with them and when not to.
If the bank gives you a free valuation (do not buy), as most banks only do an internal assessment and won't send you the document they'll ask for (and they know this and take advantage of it).
If you pay for your bank's valuation: then you can buy the policy, as you'll have the evidence to back up that the valuation was low.
I purchased Home Buyers Protection Insurance from HomeOwners Alliance . who work in conjunction with Rhino Protect Insurance, Legal Claims Department, Windsor House, Troon Way Business Centre, Humberstone Lane, Thurmaston, Leicester, LE4 9HA
I began the processing of the indemnity claim submitted on my behalf on May 27, 2025, at 11:38 a.m. It has now been almost a month, and despite multiple attempts to communicate with this company since the aforementioned date, I, Mr. Germán Alfonso Cepeda Pérez, have still not received a verdict or the timely payment of the indemnity for which this policy was specifically contracted. I only receive emails stating that they are still studying my case. All requested evidence has been duly submitted, clearly demonstrating my entitlement as the policyholder to the said indemnity.
As you can see, the handling of this matter is disastrous and a constant mockery, clearly designed to avoid paying the indemnity.

I am sincerely sorry that you have been unhappy with how your claim has been handled. You put in a claim for costs because you have said that your mortgage lender’s valuation is less than 90% of the sum you have offered for the property.
After you submitted your claim, Rhino Insurance (FCA registered 772055) got in touch with you asking for additional information. Rhino was asking for confirmation from your lender that the property was downvalued and by how much. You provided a mortgage illustration document which sets out the key terms and conditions of the mortgage offer but it did not include the mortgage valuation conducted by the lender.
There was a delay in processing the claim as Rhino was waiting for further information from you which they did not receive. This delay is unfortunate but they didn’t want to reject the claim outright. Since you published this review, Rhino has been in contact with you to explain the information they require from you. They have asked for the email or letter you received from your mortgage broker or lender confirming that your property has been down-valued. Unfortunately, you have been unable to provide this information.
Rhino have said that they would be willing to revisit the claim if you can provide written evidence that the property has been down-valued.

I'm sorry to hear that you were unhappy with the service. We have tried to make it as clear as possible when you give permission that you may be contacted by a maximum of two of our partners. Some users find this service useful. It is also necessary that we do this in order to cover our costs of running the website and providing our free to read content and using our tools for example - Compare Estate Agents, Moving Costs Calculator and many others.

"Home Owners Alliance" is not an…
"Home Owners Alliance" is not an alliance of home owners. It's another "advisory" company which makes it's money via the connections it makes between you and property businesses such as conveyancers, surveyors, builders, banks etc. They're not "on your side"... they're on their clients side and, therefore, biased in favour of them.

You are right we do provide services to help homeowners connect with the services they are looking for, such as local surveyors or conveyancers. The feedback we get from many users is that they welcome the opportunity to shop around and compare quotes without leaving our site.

Horrid experience..
Within seconds of asking for surveying help I was inundated with emails and phone calls, it was horrendous. I stupidly gave my info as like others I thought they were like a charitable advice bureau instead they are brokers for lots of companies who take your info and abuse it. Do not use this company. On other review sites, the comments are dubious..

I’m sorry to hear that you felt you were inundated with calls. Many of our visitors find our Find a local surveyor service very helpful to quickly connect with local surveyors and get upfront quotes. It is of course optional, you enter details of the property you are buying as well as your name and email. You have the option to not enter your phone number.
Here you will see some of the other verified reviews we have received through reviews.io. This platform has been approved by Google as meeting its criteria for collecting and sharing authentic customer feedback.
I also found the most wonderful surveyor through HOA - he was so thorough and provided a very detailed report at a reasonable cost.
Really helpful information about the current housing market and in helping to find an excellent surveyor.
Got a Chartered Surveyor and quote within seconds and didn't have to create an account or anything complicated like that.
