At first everything seemed to be going well. I used the app they provided and added all the documents on as they asked. I was contacted as they couldn't find any documents on the app and had to email everything through to them again.
They are very difficult to contact by phone and don't respond to email in a timely fashion.
They could obviously see we had a mortgage on our property but left this until a week before completion to tell us we needed to request a transfer from the lender (which is like re applying for a new mortgage which would have taken weeks to months to have completed). We had never moved with a mortgage so we didn't know this.
I was contacted them every week asking if we needed to do anything further, I was told there was nothing, and that we were waiting for the vender’s solicitors.

we had completed all paperwork on our side and were told that it was the vender’s solicitor who were holding the whole prosses up. This was a common theme that they used (we are waiting for the vender’s solicitor)

once we were told that everything was completed and we had moved in we applied for a mortgage and found that the property was in trust and they had not completed everything. after constant emails and trying to chase them by phone. We managed to complete everything 11 months after moving in.
Blaming the vender’s solicitors became a common theme from them, the estate agent was sending me all contact from the vender’s solicitors and it was Holden Smith who were holding things up and not completing things in time.

We used Holden Smith for our remortgage and transfer of equity - although they completed the process for us, it was not without it's issues. On 2 occasions, our personal details were sent to the incorrect email address (despite us flagging this after the first time), and another occasion where we were sent somebody else's personal details on a form (again, we flagged this but it took a few days for the email to be recalled). Sadly throughout the process we largely felt unsupported, in the dark as to what the process entailed and spent a lot of time chasing. We did receive an apology for the above governance issues, but it did completely break our trust. Because of this, we probably won't return to Holden Smith again.

Written on behalf of may parents that have recently moved home. Zack and the team made the process feel easy and simple, especially as we had a few issues with our purchase. Zack and Julie responded quickly to any queries we had and got issues resolved quickly. Absolutely the worst people I have dealt with. If you are looking for honesty and a trustworthy team to get you through the house-buying process, then please avoid these. I had the worst experience ever, and the Branch Manager in Elland is a horrendous person to deal with, who was mainly anonymous and when he was present, either ignored or misled things. I can honestly say that the whole company just want the money, I have made complaints and nobody even responds to these. Awful Awful Awful!!!!!

We used SAM Conveyancing to handle our house sale and purchase. They put us in touch with Holden Smith Law, and we were assigned Haider Tarique.

The level of service was excellent throughout. Haider was always available on the phone to answer any queries, and everything was handled smoothly and efficiently, with no delays caused by our side.

The other parties were slow to act at times, but Haider kept us reassured that our work was complete and was proactive in chasing the other solicitor by email and phone.

had an extremely disappointing experience with Katie Sanderson at Holden Smith.

What should have been a relatively straightforward property sale turned into an 18-month ordeal. As a direct result of repeated delays, unnecessary requests, and poor communication, I estimate that this experience cost me approximately £45,000.

This financial loss included:

A forced reduction of the sale price by £20,000
Ongoing mortgage payments
Council tax
Service charges and other holding costs
Additional management pack fees and related expenses

During the first sale, an insurance claim that was unrelated to my property was raised as an issue. Even after the insurance company confirmed that they could not provide the information being requested, there appeared to be no practical workaround. The transaction stalled and the first buyer withdrew.

When a second buyer was found, all documentation was already in place, including the management pack. Despite confirmation from the managing agent that nothing had changed, I was asked to purchase a new management pack at additional cost, causing further delay.

Communication was extremely frustrating. Emails often went unanswered for days, and on several occasions I was told that documents were outstanding when they had already been supplied.

The cumulative impact of these delays was severe. I was left carrying the property for many additional months and ultimately accepted a significantly lower sale price.

In my opinion, the process demonstrated poor communication, a lack of urgency, and little appreciation for the financial consequences to the client.

Based on my experience, I would not recommend Katie Sanderson or Holden Smith.
