Relocating to Colorado

My wife and I were buying a new home after living in our current home for the past 34 years. Navigating the mortgage market could have been very stressful for us. Our realtor recommended we speak to KC Harney, he listened to our long term goals and explained all our options to us. He was incredibly helpful through the whole process. His assistant Andy Tait was also awesome to work with. They both responded to calls, emails and texts in a timely manner. Fast, Competent, and True to Their Word!

As an investor, I have dealt with countless lenders of all shapes and sizes, but my experience with Lower.com—specifically with Marquise Boykin (Loan Officer), Jess Sarver (in Underwriting/Loan Processing) and Sam Berman (Vice President)—was absolutely impressive. The entire chain from the Loan Officer/Processor, to the Underwriter(s), to their Executive Officer(s) is incredibly competent, reasonable and utterly professional.

We hit the ground running on a highly complex Home Equity Line of Credit (HELOC) involving intricate self-employed and government employed complex income verifications. Nevertheless, when unexpected hurdles arose—including an uncooperative appraiser and last-minute county bureaucratic delays—this team didn't even flinch. They remained focused, fast, and completely accessible.

Above all, they are people of integrity. At the start of the process, Sam promised me a HELOC product with a net out-of-pocket cost of approximately $500 in total origination costs (i.e., in total all-inclusive net closing fees after rebates). When an appraisal adjustment altered all the backend math right at the finish line, VP Sam Berman personally stepped in, escalated the file and completely honored their original commitment. Integrity. While I did pay ~$600 in closing costs extra, that was strictly for an outside property taxes obligation I owed, which does not count against Lower’s performance. Essentially, they delivered on their $5500 credit promise down to the single penny.

To top it all off, they locked me into their “Free Refi for Life” program, wherein they offer no closing costs refinances for life (on the subject property as a repeat customer), so I for one will be taking advantage of this deal and doing business with them in the foreseeable future. I advise you all do the same, and after your first low-cost closing like me get you “Free Refi for Life” at Lower.com. Whether you are a standard homeowner or a seasoned real estate investor looking for a team that communicates seamlessly and honors their word, please look no further than Mr. Boykin and the crew over at Lower.com. I will absolutely be bringing my future business and refinances to them. A 5-star review well earned.

Customer service is low quality off shore & they require you to give full access to your bank account

Their customer service is off shore, with people who have little understanding of American English. No supervisors are available. To make an on line payment, you have to go through an outfit called Plaid. They require your bank account ID and password and full access to all the information as to your monthly transactions. If paid by mail they can take 10 or more days to post your transaction according to their website.

Jay was very friendly and knowledgeable and portrayed a good amount of confidence in being able to help me achieve my goals. I explained what I was trying to do and Jay immediately said he would do everything he could to help. He walked me through everything he needed from me and helped me get it done. He was efficient and an overall pleasure to talk to.

Seamless Communication and Exceptional Support Throughout the Process

Patrick was amazing during our entire process The communication was clear, prompt, and consistent from start to finish. The turnaround time was impressive, and Patrick was always available to answer any questions we had along the way. He made us feel completely comfortable asking anything, and his approach kept every conversation smooth and stress-free. The document collection process was also incredibly easy and efficient.

Don't "waste their time"

I spoke to Mason #1821894 this afternoon, and explained the type of loan I am looking for and he answered with "I have been doing this for 8 years and sounds like you're not convinced, don't waste my time" after I asked him to send me an email with his contact information. He was the rudest ever and has no people skills.
I spoke to him for 9 minutes and that was apparently too long for him.
He was neither friendly nor professional. I will never call Lower again.

I should have never refinanced with Lower.

I should have never refinanced with Lower. They made me feel like I could trust them, they would be my servicer for the life of the loan. After my first payment they immediately sold my loan to Truist and I never heard from them again. A whole lot of trouble and didn't save that much money. Now I'm stuck for 30 years with a bank I hate.

Owen for the WIN!!!

Owen and the rest of the loan team through lower were amazing to work with throughout the entire process. This is my second loan through lower and the process was smooth if not smoother than the first time. I will continue to use lower for all of my real estate financing needs they are a wonderful company I suggest to trust them too.

Our Agent Landon was amazing

Please do not finance through Lower

Please do not finance through Lower. They charged $6.5k for 1.4 points, poor loan officer support. Unprofessional service & when offering “free refi” for life, all they discount is only wiping an origination fee.

My poor experience was with loan officer Jared Derosa. I also struggle to believe their reviews are not simply paid for on their website and not real.

This program allows for you to avoid our origination fee when you refinance by staying with the same company.
Dependent on the company, origination fees can often times add and cost you thousands of dollars.
The 6.5K you were charged for 1.4 points, which is based on your loan amount, is required cost to acquire the rate you requested from the market.

Joe Costello will make it happen!


My wife and I have decided to start our own business. As you can imagine it takes quite a substantial amount of money starting out. We were just over half way there and needed more. I was hesitant at first but after researching and meeting Joe Costello everything kind of just fell into place. It took him just over two weeks to get my loan closed and 2 days later I already have my loan. We are very thankful to Joe and LOWER for making this happen.
