Illegal procedures and unhelpful service

Have now called 4 separate times and filed a CFPB complaint. Lower sold my mortgage to a company called ServiceMac, ServiceMac sold it back to them, they cancelled my autopay during the sale, and at NO POINT did I receive communications from either company.

Per my phone calls they confirmed that ServiceMac gave them THE WRONG ADDRESS, meaning I didn't receive the LEGALLY REQUIRED update to the ownership of my loan. They never called me except by auto-dialer and thus never left a message and came up at spam, they never emailed me, they certainly never confirmed my address since they address they were mailing to doesn't exist. They did not send the letters certified mail or I would have had to sign for them. They cannot prove they sent me notice via any means.

As a result of the loan ownership change, lack of notice, and cancelation of my autopay (which worked without fail for 5 YEARS) they reported a late payment to the credit bureaus, plummeting my score and marring my lifelong on-time payment history. I called them to confirm why I saw that report, which is the first time i found out my loan had been resold and my auto-pay canceled. I settled the balance and was told that the late payment wouldn't be reported to the bureaus. They fix my address in their system and I start receiving mail from them regarding my case.

Cue a month later, the late payment has been reported to all bureaus. I call Lower again, express the same concern that they illegally did not mail me notice of the transfer of my loan, and was told they would dispute the credit report on my behalf. Shortly thereafter I receive a letter saying they won't be disputing or correcting my credit report and refuse to make that goodwill correction.

I call them again about the letter, they once again tell me they'll dispute it and not to worry. I call them today and they tell me there are no notes regarding the dispute. I reiterate that they had an incorrect address from the previous lender and they were negligent and didn't do any kind of due diligence to give me legally required notice. They agree that they did not email me statements or any warning of late payments, that they did not text me, that they did not require a signature to confirm notice of the transfer, and that any call was a spam-call auto-dialer that would not have left a voice mail and that it's typical for their calls to be auto-blocked by phones. They flat out refuse to consider a good will removal of the late payment report.

I've reported them to the CFPB and documented the incorrect address on file. I'll be doing the same with ServiceMac.

Tyler Marton was phenomenal to work with. He kept the entire loan process organized, transparent, and moving fast. His communication was top-tier and his efficiency made a tight closing timeline feel easy. We closed on time with zero stress. If you want a loan officer who is sharp, reliable, and genuinely excellent at what he does, Tyler is the one to call. Highly recommend.

Jason and Amanda were efficient and pleasant. If I had a question they were there to answer it immediately. Gosh, I had trouble getting some government forms because of the shutdown and Amanda knew I was getting stressed out, so she got the info for me. 🙂

Second time to refinance with Lower. Owen Dysart was great to work with. Efficient and stayed on top of things so loan closed quickly. He was great with explaining the process and answering all of our questions. Super pleased with the process.

Mallory Miller and David Kowit took excellent care of me! I had a rather sticky situation due to divorce and they carefully went over my options. Every detail. Even talked to me after hours. Just excellent service but above that, care for the borrower and their situational issues. No question, I'd use Lower.com again.

I worked with Lower and Sam Berman as my loan officer! Shoutout to him for being a great resource, thorough, and available whenever I had questions or needed help through the process. We did a VA refi and they were super helpful. Closed on time, no hiccups, and the whole process was smooth from start to finish. Sam and the Lower team are great to work with! I would use them again!

I worked with Sam Berman and let me tell you he is one of the best, if not the best, in his field. We worked with 3 other companies before finding lower and no one even compared to Sam’s numbers with lower. They are very honest and up front about their fees and pricing and were always quick to answer the phone when called for a question (even on the weekends). Me and my wife will not go through any other company in the future for other home loans. We have most definitely found our forever company and our forever loan officer. Thank you so much Sam!

Significantly disappointing and unlikely to use again

I have closed on half a dozen purchases and sells. I was told points can be removed for highest interest rates at a later date, when we discussed closer to closing they said it can't be done. The wrong offer price was given to the appraiser. An ROV took 10 days and we had to push out closing. The appraisal was to cost $750. I said I had a recent appraisal on another property and that I didn't need a rental comp done. They agreed and had me pay $650. They then added $265 toward closing as additional appraisal expenses. $900+ for an appraisal on a single family 1600sqft home is almost twice the industry average. Most of the communication had a 48hr response time.

That was by far the most disappointing experience. There were many more issues.

Settlement is important too ...

I did a review three days ago and spoke too soon. Closing the loan may have gone well, but the settlement process through Lower and their assigned settlement company (Summit) has been four days and counting of poor service, excuses, outdated processes and failure to resolve the problems. I closed nine days ago and am still waiting on paper checks that have been promised three different times with three failures. Now with a weekend and holiday approaching, I'm likely left waiting another five days to resolve. A simple update to modern forms of electronic payments could have avoided all the problems. Think twice and ask questions about who is handling settlement.

I see your loan funded Monday (10/6), as we cannot fund on the weekend.
Checks are generally sent via FedEx the next day, so you should have them today if you have not gotten them already.

Very Easy

Worked with Joe Costello and found him to be highly professional and of impeccable integrity. Every question was answered promptly and truthfully. The whole process was smooth with no surprises and no bumps. Doing a mortgage is usually as much fun as a root canal but this was clearly a very pleasant and vastly different experience. I highly recommend this company in general and this representative in particular.

Huge Savings

Our loan officer Trevor has been really great so far. Trevor has been really helpful in helping me get the best possible rate and get to a payment that we are happy with. The payment is lower than what my local bank offers which is a huge plus!!!
