Review Steve ATHANATES

Review Steve ATHANATES
NGU Ipswich Steve Athanates Director
“At NGU Real Estate Ipswich, we are committed to delivering outstanding results whether you’re buying, selling, or renting property in the vibrant Ipswich region. Our unwavering dedication to this principle is what sets us apart, as we work tirelessly to achieve the best outcomes for every client."
This is propaganda. From experience this is all lies.
Since taking over the agency from the previous owner who was polite, helpful, solution focused and looked after their clients. The agency has gone downhill. There is no support for clients with property management issues.
-Steve and the property managers do not deliver outstanding results to clients who get your agency to manage their property.
-Property manager staff do incomplete jobs.
-Property manager staff do not follow up and follow through with the management of the property.
-Property manager staff do not inform the owner of damage to their property and rectify issues that the tenant has done.
-Steve as the principal owner is not polite and courteous to clients when an issue arises
-Steve does not seek to correct errors.
-Steve is not solution focused.
-Steve is not client focused.
-Steve does not attend to matters and correct them in in timely manner.
-Steve is about making money from clients. He is not there to assist them when issues arise.
-Steve will ignore you. He will not return phone calls. He will not answer phone calls. He will not follow up when messages are left. He will not reply to emails. Because the client is not valued, he does not want to correct mistake and its about him making money.
Steve’s conduct is unscrupulous. He is unfair and unreasonable in how he treats clients. He operates in an unethical manner charging for services that are not provided.
Property Managers have obligations for their clients. They are the eyes for the client and are responsible to care and keep it in good condition.
NGU property manager staff failed to adequately act on client’s behalf and in their best interests in maintaining the property.
-NGU property manager staff mismanaged property, when damage was done to the property without rectification of the damage.

-NGU property manager staff did not act in a significant period of time to ensure mitigating any financial loss by owner.
-NGU property manager staff failed to promptly issue a breach notice for the damage caused at the property.
-NGU property manager staff were directed by owner to issue the breach notice. This is part of their job description and they should have done it in the first instance without direction from owner as they are paid to manage and maintain the property and its value.
-NGU Property Manager/s failed to manage routine tasks delegated to them by the
owner.

-NGU Property Manager/s failed to preserve the value of the property.
-NGU Property Manager/s did incomplete inspections, failed to identify and seek
rectification by the tenant for the damage that was done to the property.

-NGU Property Manager/s failed to oversee repairs.
-NGU Property Manager/s failed to protect the owner's investment, allowing damage to be done without seeking rectification as per the terms of the signed lease by the tenant.
-NGU received regular payments to manage the property and to ensure that its value was maintained and the tenant abided by the terms of the lease. They failed in their duty and responsibilities in protecting and preserving the value of the property.
-NGU under rented the property by a considerable amount.
If looking for an excellent agency to take care of your property, that is effective with clear communication that attends to matters promptly and efficiently then look elsewhere.

Terrible and rude

I had a very disappointing experience with NGU Real Estate Ripley, particularly dealing with agents Leanne and Charles Kimmorley.

From start to finish, the service felt rushed, disorganised, and unprofessional. During inspections, we were repeatedly hurried through with comments implying the agent needed to leave quickly. At the pre-settlement inspection, the agent even turned off the lights while we were still reviewing the property, explaining she was late for a social engagement. This created unnecessary pressure and made it difficult to properly assess the home.

The situation worsened significantly at settlement. The property was left completely unlocked, which is unacceptable and raises serious security concerns. We were later informed the agent had forgotten about the settlement entirely and had gone home, without notifying us or ensuring proper handover procedures were followed.

Key handover was also mishandled. Not all keys were provided, and some remained with the seller and/or agent, creating confusion and inconvenience at a critical time.

Communication was extremely poor throughout the process and essentially stopped altogether once settlement was completed. Emails, phone calls, and messages went unanswered, leaving multiple issues unresolved.

There were also concerns around fixtures being removed from the property prior to handover, which should have been addressed and managed appropriately. Instead of assistance, responsibility was deflected, including attempts to blame us for matters that arose after settlement.

Overall, the experience felt disorganised and lacking in accountability. Buying a property should be a well-managed and professional process, but unfortunately, that was not the case here.

NGU means not good for you

NGU means not good for you, as it does have dodgy Agent not good for buyer , too many lies wrapped in sugar coating , often block the buyer to go through the house thoroughly, do not trust what they said and never sign any papers until see the house properly, does not matter what ever the excuse Agent will make you to obstruct you to go through the property, as do not pay final payment until you go through the house , even Agent will say they are attending their family funeral, bit harsh but it is your money . and they are robber
