Avoid

Julian Ings is a shockingly bad conveyancer - he made mistake after mistake and managed to be endlessly patronising and unpleasant to deal with all the way through. His poor performance ended up costing me a lot of money and even then he tried to hide and deflect the blame - I would never use him again for anything.

Been taking through the Right to Manage process

This sister company of Ringley has been taking us through the Right to Manage process, it has been a breeze so far and they've put a lot of their own effort and resources into it. So far, I'd highly recommend any leaseholders to consider this route.

Awful experience for months

After paying our ground rent on time for over 20 years via a local solicitor our leaseholder decided to change to this company - and it's been nothing but problems. We have received demands for incorrect ground rent amounts, based on incorrect collection dates and periods - all out of step with our legally signed lease. We've spoken to the company over the phone several times and things have only gotten worse, with us now receiving ground rent 'demand' emails from their no-reply address, again for incorrect amounts, dates etc. Nothing we are doing is making the slightest difference - they are not prepared to listen at all and not prepared to correct their errors to ensure we can continue to pay our ground rent on time and for the correct amounts as we have successfully done for decades. What a complete shambles of an organisation.

Just like everything you read in the news....

This "Management Company" are everything you read in the news. All about pure profiteering. Avoid at all costs.

They like to levy very unfair 'administrative fees' on their leaseholders. Before doing so, they make zero effort to contact the leaseholder beyond their no_reply automated email which is not delivering copies of demands. When this is suggested to them they act like you're just lying and say they'll investigate it with their IT team and feedback. They won't.

When suggested maybe they could pick up the phone, send a direct email, or even send signed for copies of final demands, it's almost laughed at. As if we could do that for £2.5k+ per year per leaseholder!!!

The biggest irony is they'll happily send their demands up to 2 months late, but then levy significant charges on you if you're 21 days late and haven't even had a letter. Just disgraceful.

The good news is when you ring up, "if" you get through, you'll get through to a very unhelpful, unempathetic, unsupportive Employee who's job it is is to recuperate more money off the leaseholders to fill the coffers of the wider business.

If they're the Management Company on any prospective leaseholders, avoid at all costs! I have a live complaint in with them but I won't hold my breath.

Great service...

I am Treasurer of a Residents Association who are having issues with our Property Management Company. FPRA put us in touch with Julian Ings based in the Cardiff office at Ringley Law and he has been a massive help it advising us on the next steps to take to address all the issues we have. Julian spent the time in advance looking into our lease and our issues and spent more that the allocated free time we get from FPRA which we really appreciated.

Failed from start to finish!

Unfortunately this company failed in communication, could not send out accurate information, could not return phone calls and made a complete mess of something I have never had an issue with in 16 years! I hope I don’t have to deal with them again! This company were instructed to deal with the service charge on a building where I own an apartment. They have been terrible. They sent 3 letters that contained incorrect amounts and made the process of setting up the service charge impossible. They provided a gateway that no one in the building could use, as they only started sending letters in May and the charge was dated from April, which rendered everyone unable to set up a direct debit as it was classed as late (even though it was all down to them). I chased with phone calls (they never got back to me) and emails and was again sent the wrong amount in July. I then became ill and didn’t chase for a couple of months and in the meantime they sent solicitous letters to the apartment that I don’t live in and also, they claim, to my house (which is untrue, as nothing was received!) I only found out when my mortgage company emailed me in early October as Ringley had contacted them. They did all this despite the fact we were liaising personally over email in July when they again sent an incorrect figure. It seems if I wasn’t chasing them over their mistakes they couldn’t be bothered to make contact. They applied charges to my account and refused to remove them, despite their failings. Bearing in mind I’ve owned the property for 16 years, was a Director at the building for years and was instrumental in setting up the original service charge on the premises. I have never had an issue paying the service charge and I have ever experienced such terrible service from a management company. The whole process has been a complete shambles from start to finish and Ringley ought to be ashamed to be honest.
