We hebben 2 jaar ons huis verhuurd via Rotsvast. Het zat net aan de rand van hun scoop en dat hebben we gemerkt. We hadden een eigen huurder gevonden, deze is niet doorgegaan door meerdere administratieve fouten. Dat werd ook niet gecommuniceerd tenzij we er zelf naar vroegen. Voor bezichtigingen kwamen ze te laat en communicatie richting ons was minimaal tenzij ze geld aan ons konden verdienen. De eerste oplevering was door hen goedgekeurd omdat wij niet in NL waren. Na de laatste huurder kwamen we nog allemaal gebreken tegen van de eerste huurder waar de makelaar wel akkoord op heeft gegeven maar dit in ons opzicht dat niet had mogen doen. Jammer, maar ik zal nooit meer een huis via hen verhuren..

When you first enter, be extremely cautious and thoroughly inspect everything. They charged me for damage caused by the previous tenant because they did not check when the previous tenant left, and I only discovered the damage two months later because I did not enter immediately after signing the contract. Finally, "by mistake," I was charged twice!!!

Slechtste verhuurmakelaar waar ik ooit mee te maken heb gehad. Reageren niet op mails, als je ze probeert te bellen krijg je een telefooncentrale aan de telefoon en wordt er vervolgens niet teruggebeld. Wachten op reparaties duurt vaak maanden, het lijkt alsof men de administratie bij Rotsvast Utrecht totaal niet op orde heeft. Je betaalt maandelijks 'service' kosten maar van enige service ontbreekt elk spoor. Deze verhuurmakelaar zorgt louter voor de belangen van de verhuurder en laat de huurder in de kou staan. Wees gewaarschuwd!

The worst experience I have ever had with a letting agency. Communication was abysmal, with replies taking weeks. They replaced a semi-broken fridge after 2 months. Despite leaving the house clean, they withheld 145 euros from my deposit for cleaning, without prior mention. Furthermore, they rented me a property under the pretense of imminent renovations, which never occurred. Instead, they scheduled viewings without notifying me of the abandoned renovations. Utterly disappointed with their lack of professionalism and integrity.

Ik probeer al wekenlang om een kraan te laten repareren in mijn appartement. Na meerdere (spoed) meldingen gemaakt te hebben en verschillende keren te hebben gebeld is de kraan nog steeds niet gerepareerd.
Een spoedmelding wordt pas na 3 tot 5 werkdagen opgepakt en er wordt nauwelijk teruggebeld.

I lived in a house that was managed by Rotsvast for a year and a half. They were polite and professional while showing the house to new tenants while I was still living there. However, when I moved out, the landlord didn't want to give me my deposit back. Thankfully, Rotsvast helped me out by appealing to the rules, and in the end, I got my money back. I want to thank Robert and the whole team in Utrecht for their help.

I had left my keys home and locked myself out. They came within 1.5hrs after calling. Glad it was sorted fast. In general response time is quite low for day to day maintenance of rented property as well.

Rotsvast Utrecht is een betrouwbare beheerder en ik verhuur al vele jaren via deze organisatie. Ze zijn vriendelijk, behulpzaam en hebben tot nu toe altijd snel nieuwe nette huurders gevonden als er een huurder vertrok. Communicatie is vlot en je kunt prima afspraken met ze maken.

Absolutely horrible service. We committed to an apartment and had a plan to move forward for an agreed upon price. They ignored us and our calls for days, showed the apartment to others when they told us it's off the market and gave it to someone else.

Horribly unprofessional and didn't communicate properly. Will never work with this group again.

The positive reviews I see here are right, when concerning on how easy the process of getting a house was. They are good at sales.

They are bad at customer service. The experience while living in the rented house is very bad and specially at the end was really bad.

- Rotsvast (at least Utrecht branch) is DISHONEST:
This company actively CHARGED EXTRA for my deposit for repainting the walls (a value close to 1000€). I got photos and confirmation, 3 months after leaving, from the new tenants that they didn't paint a single square meter. I also had an agreement with Rotsvast and the new tenants (which I got for them) that they would keep the walls as they were and be responsible for them (this also happen between me and the previous tenant).

- Rotsvast is INCOMPETENT:
There were some problems in the place where we lived, mostly old pipes that were leaking to the downstairs neighbor. They took forever to send someone and completely messed up the first appointment date and hour. Also, they take forever to answer important emails and they use a "call center". Most of the time the responsible department is not there and they will leave them a note to call back, but they never do.

Edit: Response to Rotsvast reply:
"Dear Pedro,
The apartment had to be painted, we discussed this with the new tenant which was introduced by you, he showed us the damages during the switch as you were not even there. Meanwhile we told you we are waiting for a quote instead of charging you the standard price per m2. In the end this saved you 20% on the total bill."

- The tenants themselves told me a different story at the time
- I call one of your agents after the switch and was informed that everything was fine with the walls. Now it changed?
- A quote for the walls took 4 months? And you charged our deposit before even painting or giving a proper invoice. Thus, its an illegal fictional charge.

Stop gaslighting people please. Thank you!

Uitstekende & snelle service! Als verhuurder ben ik zeer tevreden over Rotsvast Utrecht. Alles wordt uit handen genomen en adquaat afgehandeld. Ik kan Rotsvast Utrecht zeker aanbevelen!

Ik zou geen woning huren bij deze verhuurder. Mijn ervaring is niet prettig geweest. Mijn appartement (Jan van Foreeststraat) had al vanaf het begin lekkage problemen. Telkens als ik er melding van maakte kreeg ik te horen dat er aan gewerkt werd. De eigenaren zijn zelfs hoogstpersoonlijk langs geweest en garandeerden dat de lekkage problemen in het gebouw de hoogste prioriteit had. Toen ik na een jaar de huur opzegde was er nog steeds helemaal niks aan gedaan. Het probleem verhuisde gewoon mee naar de volgende bewoner. Die er naar verwachting nu nog steeds mee zit. Er heerst veel onvrede onder huurders van deze verhuurder. Je betaald ontzettend veel voor de ‘service’, bemiddelingskosten, absurde opleverings-eisen om je borg (2 maanden huur) bij Gods gratie terug te mogen ontvangen. Ik heb mij niet thuis gevoeld ik dit appartement, mede door de sfeer die er hing in het gebouw ten aanzien van de verhuurder. Als je probeert om verhaal te halen, worden de rollen omgedraaid en wordt je het gevoel gegeven dat je gewoon een ongeduldige en lastige huurder bent. Zelfs als je al een jaar geduldig bent. Ik heb altijd koopwoningen gehad en begrijp nu wat huurders meemaken op de woningmarkt. Je voelt je in een hoek gedreven en moet alles maar slikken om te zorgen dat de verhuurder het je niet nog lastiger gaat maken. Je borg a €1700,- verliezen is een hoop geld namelijk. Daarvoor ga je wel op je handen zitten en houd je je mond. De verhuurder kan zover gaan als hij wil.

Ik verhuur al jaren appartementen via Rotsvast Utrecht. Top en nooit geen misverstanden of dergelijke.
Ik denk wel dat je heel duidelijk en schriftelijk moet zijn richting Rotsvast. Dat is voor beide partijen het beste

Worst company ever with worst landlords ever in the whole Netherlands. The company it's useless cause their role is just doing the contract and cover landlord's interest. The delay they take for everything is ridiculous (2 weeks) and they cannot join while arguing with the landlord that took too much (€150) from the deposit "for cleaning" even if it was totally cleaned. All they say is "it's something between you and the landlord" then why having a real estate? Worst company ever.

Despite not being transparent about the final costs of the appartment on the website, I wanted to rent it.
After telling me the owner chose me and after signing the first papers, they suddenly said that the owner has found someone else from within his own circle. Nevertheless, a few hours after these news, they re-uploaded the offer on Pararius. I called Rotsvast and asked them what the situation is as they put the offer online again. The lady who answered told me she is not responsible for this case and said the responsible person will call me back- which he never did. They also never answered my mail where I asked what happened. I had a really strange experience with this rental agency and never experienced such bad service before. I would not go with them again and not recommend them.

My experience working with Rotsvast, particularly Robert Kraaij, was excellent! Robert provided timely responses via email to all my questions about renting a unit at Oudenoord 384. He was professional in his interactions with me and was very organized in dealing with the paperwork. I have already referred one colleague to him and would be happy to refer others. If you are looking to move to Utrecht, do not hesitate to reach out to Rotsvast.
