They DO NOT take repairs seriously or maintain the properties, if they do youll be waiting a year+
If i could give 0 stars i really would. AVOID SAGE HOMES EVEN IF YOU ARE ON A HOUSING REGISTER WAITING FOR HOUSING !!
We moved into our property in october 2024 (having waited a year for a moving in date) it's now june 2026.
We waited over a year for someone to come and install insulation in the loft space which has a supposed "Warm roof" system, which should have been done correctly when the property was built to conform to building regulations, so warm that the bedroom upstairs where our children were sleeping was as cold as 6 celcius during winter months even with the heating set to 28 celcius, didnt help the thermostat to control the upstairs bedroom was incorrectly fitted into a downstairs bedroom, which is too late to rectify now apparently!
We've had black mould underneath our bath covering the plasterboard and seeping into the bedroom adjacent to the bathroom since february 2025, 4 occasions a contractor has come out to rectify the issue (which will involve removing the plasterboard contaminated from the walls, removing the bath and tiles to check check how high the mould has reached, it would be great if they also lifted the bath 15mm higher so that the waste pipe exits the wall on a downward slope instead of upward!) and each time all they have done is take photos and said they're only there to take photos... This is great communication from sage!
Latest appointment we had booked was for a gas boiler check, the engineer flagged a leaking pipe in our cupboard, a date was arranged for this to be rectified, the company cancelled that on the day as they were "too busy" a new appointment was booked, we were told we weren't home at the time they attended (however we were here with the door and windows wide open all day)
Sage need a real shake up! The staff are mis interpreting problems, giving false information to contractors, leaving their tenants in dis repair and i'd be surprised if theyre even around in a year from now due to the sheer number of disrepair claims being laid out against them. Bankruptcy is on the horizon for this "housing" company.
Steer clear especially if you have young children who cant regulate their own body temperature or if you yourself have any physical or mental health conditions!

Don't even bother replying to this review telling me to get in touch, I've spent 2 hours on the telephone (yet again) this morning to resolve our outstanding repairs of over a year, save your time typing a response to a review and maybe improve your staff training and or budget for repairs on the properties that you contractually agree to maintain and ensure they are suitable for families or individuals to reside in.
I also contacted the developers of the property who have been waiting since December 2024 for sage to authorize their intervention in these matters, guess what sage didn't reply despite being chased on 6 occasions since then.

Sage Homes is the best!!!!
I was experiencing unexpected financial hardship and had trouble making rent payments. I was referred to a Financial Advisor who was very accommodating and was the best at what she does. I was assisted with not only clearing arrears but also with additional support that I was had no knowledge. I would highly recommend Sage Homes. Excellent customer service, excellent experience. Shelley communicated regularly, supported, listened, advised, shared all info needed when needed. She went above and beyond to ensure the whole process went as smoothly as possible and couldn’t have asked anymore from her. A genuine human that cares and will do her upmost to prevent and help reduce any stress that arose throughout the process.

I recently purchased a new build from Sage which took over 6 months for completion as i had many problems with the legal side of things. Firstly I want to say a very big thankyou and special mention to Chris the sales advisor for Bovis homes at WWX Margate. What a credit he is to the team. He went up and beyond to help me get my dream home. What an amazing sales service i was given from beginning to end. Chris was very friendly, kind and professional and always greated me with a smile. Nothing was ever too much trouble for him. Even coming back to him several times about the same questions or issues i had. He was always sort them out and be there on the end of the phone to help me. Linda was helpful in his abscence and they make a great team. I would also like to mention Jaye McDonald senior sales progressor from Sage. She was brilliant at guiding me through the whole buying process and i found her also to be very friendly and professional. All my questions and queries were delt with promptly. She was amazing at keeping me updated and i am also so grateful for all her help and assistance in helping me get my fabulous new home.

Overall
Overall, I had a good experience, largely thanks to Shelley and a few other helpful team members along the way who were professional, approachable and willing to assist when needed.
Shelley in particular was very supportive throughout and helped move things forward when clarity was needed. Her communication and willingness to help made a real difference.
My main feedback would be that there seems to be a lack of internal communication at times, and it would benefit from someone ensuring that information is consistently passed through to the customer. There were occasions where updates or key details did not appear to have been relayed, which created unnecessary confusion and extra chasing.

10/10 with bells on.
I was blessed to have Nimit as my Lettings contact, not only was he attentive he was incredibly informative and knew everything and anything about the process that we had to complete in order for me to be able to move into my new home. I can honestly say he was one of the most people I have ever come across. It was like be kind with bells on. He actually cared about his client where an example of which was where I had been living I hadn’t had access to a bath in almost a year because it only had a shower and he told me in my last correspondence to make sure I enjoyed that bath and I have done many many times over I get really nervous when I have to do anything like this and having been married for 22 years and then suddenly having to deal with all these things on my own was no mean feat as my husband always dealt with anything such as nitty gritty housing issues. Nimit, simply made the process less scary and I can’t thank him enough for that and I will never forget him 10 out of 10.

Ongoing issues since August 2024 and…
Ongoing issues since August 2024 and still not resolved.
I pay for 'garden maintenance' yet this hasn't been done since the end of October. They have now emailed me to say my enquiry is closed as “resolved” when no work had been done.
I’ve been repeatedly asked to provide evidence, which shouldn’t be my responsibility, and told workers have attended — but the state of the garden says otherwise.
Communication has been poor and often comes across as dismissive and condescending.
Overall, really disappointing service and a complete lack of accountability. Now having to escalate further just to get a basic issue sorted! Customer service is non existent for this company!
